Market Saturation is not anything bad. I suppose it could be, but it not something that you would need a home inspector for. Market Saturation indicates how long a real estate market, if nothing new was added as far as new listings, would take to get to Zero units for sale.
The smaller this number, the stronger a seller's position is.
The larger this number gives indications of a stronger buyers market.
In the Santa Clarita Valley - the Buyers are in a very strong postition.

At the end of February 2009, I was checking the REO and Foreclosure Inventory with the Local Board of Realtors, which feeds from Carets. Carets is a conglomeration of several different boards of Realtors. If a property happened to be in another board in the past, then we would not see it. As you might wonder, if it is being listed in Santa Clarita, wouldn't the agent want it in a local board?
