Charlotte Home Inspector Inspects Dr Suess' House - 04/26/12 10:07 AM

Charlotte NC Home Inspector Patrick Waddell of Home Inspection Carolina was inspecting a home on Monday when he noticed this crazy Dr Suess looking drain line under a sink.  All waste lines should have a "p" trap to keep sewage gases from coming back up into the house.  Usually you just see a "p" and then the drain back down the waste line.  If you have an "s" trap the water can actully get sucked out of the trap in which the drain line is open to the sewer.   We are not exactly sure what this is but a hot … (1 comments)

Reason for Ceiling Stain Revealed on Charlotte Home Inspection - 04/23/12 05:59 AM

 
Charlotte Home Inspector Preston Sandlin was called in to look at a house in South Charlotte that was experiencing waterstains on the ceiling.  The owners thought that there might be some sort of a leak.  Actually the home inspector figured out it was actually coming from condensation building up on the Freon line in the attic.  There was missing insulation on a section of the Freon line.  This Freon line is very cold and it sweats.  This sweat drips down and causes leak stains in the ceiling.  The insulation needs to be replaced on the Freon line.

What Makes a Panel Box Out of Date - 04/18/12 02:52 PM
The panel box is out of date by today's standards.  You see this on home inspection reports all the time.  When this house was built in the 1950's this 100 Amp panel box was adequate.  At the time this house was built they didn't have central AC, a dishwasher, microwave, toaster ovens or stereos, surround sound or computers.  Tis house now has all these things but has the original 100 Amp box.  When many of these modern appliance are run at the same time it constantly flips the breaker.  We recommend that this panel is upgraded to a 200 Amp panel … (3 comments)
