Hollywood and Homeowners: Less Really is More - 08/31/10 04:23 PM
Watching the 62d Annual Emmy Awards Sunday night, I was reminded of an adage that's served me well over the years: Less is More. I don't mean less as in yards of fabric covering your assets, don't get me wrong. I mean fewer ruffles and frills, fewer accessories, fewer hits from the hairspray bottle. In my opinion, the actresses who shone on the red carpet were the ones who toned it down just a bit and let their ensembles enhance, not overpower, their natural beauty. While one young actress was stunning in a simple, gold beaded sheath, another was distractingly weird

Search for New Fishers Pedestrian Paths Turns into to Tour of Exclusive Hamilton Proper Neighborhood! - 08/30/10 02:51 PM
Earlier this year, I wrote about the planned construction of new pedestrian paths along Fishers' roads. Just when I'd started to think it was empty promises, I came across a BRAND NEW path along Brooks School Road from 116th Street past the entrance to Hamilton Proper, location of some of Fishers' most exclusive custom homes. The path is still under construction, but that didn't stop pedestrians from making good use of the completed portions. I saw several dog walkers and a few runners on my drive-by. Since I was already out and about -- and since I can never

Strategic Default Not a Great Strategy for Indianapolis Homeowners - 08/27/10 01:01 PM
The sobering news earlier this week that Indianapolis home sales have plunged more drastically than anyone expected might have some Indianapolis homeowners wondering if a strategic mortgage default is their best option. After all, there’s a good possibility that stalled sales and a huge inventory of Indianapolis homes for sale could lead to further price declines, meaning many more borrowers will owe more on their homes than they’re worth. Why not just walk – make that run – away? Because, experts warn, no matter how dire your circumstances, a strategic default (purposefully walking away from your mortgage debt) will probably

"I Simply LOVE to Look at Houses. I Think I'll Become a REALTOR!!" - 08/26/10 11:56 PM
"And they make so much money and their schedules are so flexible!! I have purchased a couple of houses, so I already know alot about real estate!!" All I can speculate is that I must make this look easy, or that my clients and I have so much fun that they never guess what really goes on behind the curtain! Five of my past clients have gone on to get their sales person license after working with me to buy a home. Perhaps in eleven year's time, that is not such a big number, but...... So many people are under the impression that what we

"But if I wait a while, home prices will come down even more!!" - 08/25/10 10:23 PM
With much uncertainty in the economy and the housing market, many first time home buyers are waiting to see if home prices will come down even further. This might not be the best strategy. According to data from Freddie Mac, mortgage interest rates for a 30 year fixed mortgage dropped to the lowest in 30 years. At an average of 4.6%, rates are at an historic low not seen since 1971 when Freddie first started gathering this type of data. To see what this can mean for buyers sitting on the fence, let's take an average priced home at $179,000. Buyers putting 20% down on

Just Because You Are Out of Shape Doesn't Mean.......... - 08/25/10 10:37 AM
When you start reading this, you may ask, 'What in the world does this have to do with real estate??' Believe me. This has a lot to do with selling houses! Please READ ON!!!! I cannot count the times I have had clients in my car on a hot, humid day---one of those with a heat index of 110 degrees----when jogging along side us is an out of shape individual dragging his poor dog along. My clients ask me, 'Does he honestly think the dog is enjoying this?!' ' Does he really think there are health benefits for the dog?' Some people

Help is on the way for Indianapolis homeowners looking to avoid foreclosure! Fishers Upscale Resale Boutique Offers Simply Great Fashion for Less! - 08/20/10 10:06 AM
I’m happy to see new businesses cropping up around Fishers Indiana lately. For far too long, it seemed, restaurants, boutiques and the like just vanished into the night. One of the best new stores to open, in my admittedly biased opinion, is Simply Chic, a women’s modern resale clothing boutique. Like its sister store Plato’s Closet, Simply Chic offers cash on the spot for gently used apparel, including shoes, jewelry and handbags. The difference is that Simply Chic caters only to women, and features higher-end brands such as Ann Taylor, Banana Republic, and Coach. The interior of the store

Why You Should Buy a Home in Fishers, Indiana IMMEDIATELY!! - 08/17/10 06:52 PM
Historically, there has never been a better time to buy a home in Fishers, Indiana, or anywhere else! The $8,000 dollar government incentive was great, but just because you missed that, does not mean you will not get a fabulous deal now! Please read below to learn more! Pat Haddad, ABR, CRS, ePRO, GRI Indianapolis Area Real Estate Via Holly Kirby Weatherwax--Your Realtor® in Reston,VA (Momentum Realty,LLC): The government tax credits for new home buyers have, for the most part, expired, but there is still a major incentive to buy right now--Interest rates haven't been this low since the early

Fishers Realtor Follows Own Helpful Advice in Filing Property Tax Appeal! - 08/16/10 02:41 PM
The seemingly- innocuous white envelope I received in today’s mail contained a surprise -- to say the least. According to the Hamilton County Assessor’s Office, the value of the Fishers Indiana home I bought just 8 months ago has increased by $39,000! Really? In this market? Would I be thrilled if I thought this were actually the case? You betcha! Do I think there’s any chance of selling my house at the assessed value? Nope. And do I, just for fun, want to pay the extra taxes on this overly optimistic assessment? Not really. So, in a moment of what

I Love your Cooking, But it is Killing the Sale of your Home! - 08/15/10 06:59 PM
I recently listed and sold a lovely home in Carmel, Indiana. The home was lovely, the sellers were lovely and the list price was lovely. However, I knew the moment I stepped inside the home that challenges lay ahead. My wonderful sellers had moved to the US a few years back and brought with them their wonderful native cuisine, complete with those wonderful, seasonings and spices . During the initial listing appointment, I noticed this 'aroma' and told the sellers that while I personally immediately recognized it and 'appreciated', it for what it was, this could be an issue. Many buyers are unfamiliar

Average Sale Price is UP for Hamilton County Real Estate in July 2010! - 08/12/10 11:44 AM
It's a mixed message for Hamilton County real estate trends for the month of July 2010. The number of homes closed in the areas of Carmel, Fishers, Noblesville and Westfield is down by quite a bit from July of 2009. Number of homes pended (meaning they went under contract during the month of July but have not yet closed) is almost identical to July 2009. And for the good news: Both the average sales price and the average price per square foot are up! Check out the chart below for the exact statistics. What’s the Real Scoop on the Housing Market? - 08/10/10 02:03 PM
I was pleasantly surprised to find something positive about the housing market in the news today. According to a report by Zillow, fewer U.S. mortgages are now classified as “underwater” -- meaning the home is worth less than the amount owed on the loan. The percentage of single-family homes with negative equity mortgages fell to 21.5% in the second quarter, from 23.3% in the first quarter, according to the Zillow Real Estate Market Reports. That’s news that should please U.S. homeowners. Or should it? Unfortunately, that bit of hopeful news was tempered by the reports I

Noblesville Indiana Adds New Accolade to Long List of "Bests!" - 08/02/10 01:48 PM
Not only is Noblesville Indiana a great place for families, it’s now officially a great place for senior citizens as well! Word’s out that Noblesville made the Top 5 in an MSN Money article naming the Best Cheap Places to Retire in the U.S. The list, compiled by Bert Sperling of Sperling’s Best Places, considered affordable housing, a stable economy, reasonable access to medical care and a wealth of leisure activities in its choices. Noblesville, it seems, has all those in abundance! This newest Noblesville accolade got me thinking about all those that have preceded it in the past few
