31 Days of December Challenge - Day Number 31!!!!!!!!!!!! - 12/31/10 11:23 AM
Day Number 31 – Final Day of the 31 Days of December Challenge
This has been a great way to stay focused and also peek inside other’s business to see what they are doing and the plans they are making for their business in the New Year.  It has been inspiring and motivational!!
I am posting early in the day today as I will be out until New Year’s Eve on a listing appointment.  The morning has been spent getting ready for that appointment.
I also posted a blog for Day number 30 and commented on some posts wishing others a … (15 comments)

31 Days of December Challenge - Day Number 30 - 12/31/10 10:53 AM
Day number 30 – Next to last day of the challenge and next to last day of 2010.  More time spent today on the transaction that should have closed last Monday. The payoff was wrong and the very savvy seller caught it.  She will be bringing money to closing and is counting every penny.  However, she did not make her payment in December.  This is not something I usually tell people---make your payment.  I will make a note to make sure I tell them to make their payment!!Lender finally got the package to the title company at 3:30.  Title company rushed … (5 comments)

31 Days of December Challenge - Day # 29 - 12/30/10 02:34 PM
Saw three kids off to New York.  They were supposed to have flown out on Monday, but the weather decided otherwise.  Two of the three will be back here on Monday before heading back to school in Michigan.  Babysitting a dog till then bringing the household total up to five.
Sent counter number three on my listing.  Got a verbal acceptance around 10:00 PM.  Hooray!!  That one will close mid February.  The pipeline if filling!
Responded to questions on another listing with a second showing scheduled.  Buyers are asking about buying some of the furniture.  I think this is a good … (8 comments)

A true neighborhood feel for a reasonable price sets the Carmel Indiana subdivision of Village of Mount Carmel apart, even earning it recognition as one of 12 Great Neighborhoods on the Rise by Indianapolis Monthly magazine.

This Carmel neighborhood comprises 485 homes ranging from modest ranch homes built in the 1950s to much larger 2-story homes constructed in the 1990s. Village of Mount Carmel homes sold in the past 12 months have included a 1761-square foot ranch home built in 1976 and sold for $119,000 to a 3941-square foot 2-story home with a basement built in 1995 and sold … (2 comments)

31 Days of December Challenge - Day Number 28 - 12/29/10 10:51 PM
Day Number 28 – I am very happy to report that I have made contact with the buyer referral I received earlier in the week.  I set her up on a couple of searches—one for homes and the other for condos.  She is very nice and we will begin to look at houses after the First.
I  just listed a house for sale with tenants living there---first time for me.  I thought I knew what I was getting myself into because I have shown a number of homes with tenants living in them.  First two showings declined.  Yikes!!  I had to … (10 comments)

31 Days of December Challenge - Day Number 27 - 12/28/10 11:29 PM
Day number 27 – It’s true what they say….anyone out looking at houses over the holidays is probably a serious buyer.  One of my listings was shown in the afternoon and we had an offer within a couple of hours.  Presented to the sellers.  They are going to sleep on it.
One of two referrals from yesterday contacted me today.  Nice young couple who will want to buy a modestly priced home immediately.  Pre-approved and seem to know exactly what they want.
Was supposed to have a closing today. I am representing the seller.  The lender told me on Wednesday … (14 comments)

Hamilton County Indiana may be recognized as one of the best places in the country to live, but that doesn’t mean buying a home here, or anywhere, isn’t one of life's most stressful experiences. As with everything, though, a little knowledge and a lot of good attitude can help ease some of your anxiety. Take note of these tips for taking the stress out of buying a Hamilton County home.
Choose a real estate agent who understands you. Purchasing a home is a huge financial commitment, as well as an emotional one. It’s critical that your real estate agent is … (7 comments)

31 Days of December Challenge - Day Number 26 - 12/27/10 01:42 AM
Day number 26 – My husband decided we should start the day today going over this year’s numbers looking ahead to next year.  We have a team with five buyer agents.  We try to give them all of the tools and support they need to be successful.  Naturally the better they do, the better we do.  We help them set goals each year and so far, they have not come close to meeting those goals.  We plan on more accountability this year with more structures and guidelines.  This planned with love and concern.
Two referrals came in today—one listing and one … (12 comments)

Speechless Sunday - Guinness World Record? - 12/26/10 10:56 PM

My son Max plucked an icicle off the roof and brought it inside for his niece and nephew, Jack and Mia.  While Max’s hands froze, we had them pose for picture after picture.  Taller than Jack and Mia learned the sad lesson that nothing lasts forever!!  To help her stop crying, we put the tip in the freezer to bring out next summer!

31 Days of December Challenge - Days 24 and 25 - 12/26/10 10:01 PM
Day number 24 and to many of us…..Christmas Eve!  Even today, business had to come first.  I have a client newly divorced buying a house for the first time on her own, BUT with the help of brother out in California.  He wants her to ask for everything on the inspections report including changing out the spindles on the stairway so that they will be closer together meeting today’s code.  My fear is that the sellers will agree!!  I think I have brother convinced to be reasonable.
I also explained to another client how money is wired.  This is a new … (4 comments)

Pay it Forward - Cool, Calm and Collected - 12/26/10 08:59 PM

The holidays are can be a stressful time for many of us.  The list of chores in preparation is long and time consuming.  It seems that no matter how hard I try, I am always scurrying last minute to make sure everything will be perfect for family and guests.
Due to circumstances beyond my control, shopping for my four grandchildren still remained to be done on December 22nd.  I also had a much needed hair appointment that day.   In addition it was son Andrew’s birthday and son Max’s would be the next day. Brothers and sisters home from college with … (6 comments)

31 Days of December Challenge - Day #23 - 12/24/10 01:15 PM
As we get closer to Christmas, it does become more of a challenge to stay ‘well  rounded’ accomplishing something business related while balancing with incoming kids and planning to keep the brood well fed and happy.  As I previously mentioned, we also have birthdays to celebrate on December 22 and December 23.  We basically just start celebrating on the 22nd and don’t stop until after New Year’s Day.
The transactions I am working on here at year’s end are all high maintenance and ar requiring attention from me each and every day to keep them on track.  I am counting on … (12 comments)

Thankful Thursday - My Competition - 12/23/10 02:40 PM
Cindy Marchant is the top producing agent in the Keller Williams office with which we are both affiliated.  She is everything you would want in a REALTOR , team owner, and friend.  She gives of herself unselfishly and then some.  If I ask her for her help or opinion, she is there for me.  Many of you here on the Rain already know and love Cindy, but I just thought I would pay a little tribute to her  this holiday season!  Thanks for everything Cindy!!  You are very special!

31 Days of December Challenge - Days #21 and #22 - 12/23/10 02:16 PM
Day Number 21 – Things seem to be winding down.  However, people are still out looking at houses.  Agents are e-mailing me with questions about my listings.  Seems to be what I like to call a ‘flurry of activity’.  Kind of like a snow flurry---a little bit to start with and then the STORM hits!  I am expecting a full fledged storm come the New Year!
Today as with many days, I consulted with a few people who help me with my websites.  We have been making changes that will hopefully help with our conversion rate.  I find that I focused … (6 comments)

Ring in the NOON Year at the Indianapolis Children's Museum! - 12/22/10 12:35 PM

When the weather outside is FRIGHTFUL, remember that the Indianapolis Children’s Museum is an absolutely DELIGHTFUL place for indoor family fun! Kids, grown-ups and, yes, even teens, are sure to find something that captures their interest in the nation’s largest children’s museum, whether it’s digging for fossils in the Dinosphere, a walk through the world of Barbie, or a ride on an old-fashioned carousel. The Power of Children: Making a Difference is a new display that chronicles the trials and triumphs of young heroes Anne Frank, Ruby Bridges and Ryan White. It’s one history lesson no one will mind studying!

Best Reasons to Move to Carmel Indiana? There Are PLENTY! - 12/21/10 10:49 AM

Need a reason to consider relocating to Carmel Indiana? That's easy, since there are PLENTY! For one thing, Carmel was just named one of the Best Cities to Relocate To by Sperling's BestPlaces.net. The list factors in everything from cost of living to housing prices, crime rates, quality of education, and access to cultural events. But those are just generals. Let's get specific. What, exactly, is it that makes Carmel a fantastic place to live, work and play? Here's my list of (just a few) of the Best Reasons to Move to Carmel Indiana.

31 Days of December Challenge - Days #19 and #20 - 12/20/10 11:04 PM
Day  #19   Spent a very long time on e-mails today.  It is amazing how quickly I fall behind if I am not paying attention!
I have already done my goal planning for next year, but revisited and added lots of detail to the plans. Those few hours should pay back exponentially.  I plan on being tougher on my team, but even tougher on myself.
Three kids coming home from college in a few days and two will be bringing their significant others.  We will be back to having a full house.  Made up beds and made sure baths are all stocked … (11 comments)

Day # Eighteen of the 31 Days of December Challenge

E-mails answered and a few comments made on AR in the morning.  Left office at noon to attend my son’s graduation.  Aaron earned his MBA in business administration graduating cum laude taking accelerated course work.  Working full time and with two young children, this was no easy task.  I am quite proud.
Please no comments saying that maybe he would like to join me in real estate.  Been there and done that.  Real estate was not for him.  After his family arrived, Aaron decided he liked normal business hours and … (11 comments)

31 Days of December Challenge - Day #17 - 12/18/10 09:47 PM
Day #17
Today I spent almost the entire day doing favors for clients.  Some were requested and others were not.  As I detailed in a previous post, “Let it Snow!  Let it Snow!  Let it Snow!,” I shoveled a very long driveway of a vacant house I have listed.  That was probably three hours time spent.
I have a client who is back home in Canada for the holidays, but left his car here.  He will be closing on a new home mid January.  He asked me to try to work it out with the listing agent and seller for his … (12 comments)

Coming to Indianapolis? Better Get Your Shop On! - 12/17/10 10:37 PM
This just in! Indianapolis nabbed the No. 5 spot on the Forbes magazine first-ever list of Best Shopping Cities. While I'm often suspect of the rankings doled out by Forbes, this one doesn't surprise me. Without blinking an eye I can name three indoor malls, two outdoor malls, three large retail spaces and four Target stores within a 15 minute drive of my Indianapolis home. Plus a partridge in a pear tree somewhere out there. It’s the advantage of living in a place where city and suburbs blend seamlessly together, I guess.
It's shopping sensory overload for visitors who come to … (6 comments)

31 Days of December Challenge - Days 15 and 16 - 12/17/10 01:13 AM

Is it really the middle of December already??  That means we are half way through the challenge.  Time really does fly!!
December 15th – Spent a good part of the day just trying to get caught up on e-mails and paperwork.
Getting ready to list a home with tenants living there.  My first in a while.  Went to the house and tenants seem very nice and the house was in surprisingly good condition.  However, when tour company called to schedule, tenants were not agreeable on the time---probably a sign of things to come.

Holiday Miracles - The Gift that Keeps Giving! - 12/16/10 11:58 PM
I got my real estate license for the second time in the year 2000.  Times were tough for me and my family.  We had owned a couple of restaurants that began failing when competition from large national franchises moved in.  The last straw was when the Simon brothers, owners of an upscale mall told every ‘Ma and Pa’ operation that we would have to make $100,000 in improvement to our space in the mall food court, or not be granted a new lease.  None of the well known businesses could afford that---the Simons way of getting rid of us.
I got … (17 comments)

Fishers Conner Prairie Gingerbread Village-It's Magic in the Making! - 12/16/10 08:26 AM
Who knew that a bit of flour and molasses could result in the amazing creations you'll find on display at the 2010 Fishers Conner Prairie Gingerbread Village? This year's entries include a magical of rendition of Hogwarts School of Witchcraft and Wizardry, a cozy drawing room complete with gingerbread chairs, and (my personal favorite) a replica of the Golden Eagle Inn at Conner Prairie! 31 Days of December Challenge - Days 13 and 14 - 12/14/10 11:53 PM
Day  13    Meetings planned for most of the day and I attended all of them.   I agreed to teach a class for new agents at my office.
However, this day got off to a very unexpected start.  I received a phone call that one of my colleagues  at another real estate company had passed away over the weekend.  She was 49 and in good health.  We were not close friends, but more ‘real estate’ friends.  Over the years we had transactions together, gave each other referrals and shared advice and opinions.
This will probably affect my plans for next year … (16 comments)

Fishers Best Holiday Lights - Creative 'Energy' in Action! - 12/14/10 09:28 PM

A drive around town to view Fishers holiday lights is always a fun family activity. There are truly some people with way too much creative energy (literally) out there! One Fishers holiday lights display definitely worth a drive-by is in the Harrison Park neighborhood off of Allisonsville Road. The intricate lights display is set to music, which you can tune into on the radio. No need to let the slightest bit of cold air into your vehicle!

Fabulous Fishers Neighborhoods - Sawgrass - 12/13/10 06:35 AM
Sawgrass in Fishers Indiana is an excellent example of why the city continues to receive accolades as one of the best and most affordable places to live in the country. Sawgrass is one of Fishers’ prettiest and, happily, most affordable neighborhoods! The Fishers Indiana subdivision of Sawgrass comprises 240 homes built between 1996 and 2000, and is part of the Legends of Geist community which includes four neighborhoods, each named after legendary golf courses.

31 Days of December Challenge - Days Eleven and Twelve - 12/13/10 02:35 AM

Day Ten of the 31 Days of December Challenge
Today was a work at my desk day.  A time to get caught up on e-mails and blogging.  Little did I know it would take the entire day and I would still not be where I hoped to be.

Kodak Moment - From One Sailor to Another - 12/10/10 02:38 PM
For those of us who are lucky, we have our parents with us for a long time.  Mom lived to the ripe old age of 84.  Dad outlived her by five years and left us in 2007 at the age of 89.  Dad was a great story teller and boy, if he were here, he could fill your ears with lots of history.
This was a guy who lived through the Great Depression. At the age of twelve, as his own father lay dying in a bedroom upstairs, a lady from the local church came to the door with a … (21 comments)

Holiday Home Staging Hamilton County Buyers AND Sellers Can Celebrate! - 12/10/10 06:46 AM

You probably won’t find many sellers who consider the holidays an ideal time to have their Hamilton County home on the market. Not only is it inconvenient to have strangers traipsing around during the most wonderful time of the year, it’s also inefficient, since the pool of buyers generally dwindles in favor of trips to the mall! But let’s face it, sometimes what’s ideal and what’s reality are two very different things.
So for those Hamilton County homeowners faced with trying to sell a house as well as preserve some holiday good cheer, here are some helpful holiday … (8 comments)

Wordless Wednesday- How Bad Do You Want It? - 12/08/10 10:56 PM

Zoe is our ‘little’ rescue pug.  We think she gets up at night and sneaks into the fridge.  She is built like a little tank.  One would not think she could sit up like this, but she can sit this way indefinitely---or at least we think she can.  This is not a trick like some dogs do for a treat to eat.  Zoe does this so that we will rub her belly.

31 Days of December Challenge - Day Eight - 12/08/10 10:35 PM
Every year around this time, real estate companies put their recruiting efforts into high gear.  I do not always agree to talk to other companies because I am very happy where I am.  I don't want to waste their time or my time.  However, if I were to jump ship, I am pretty sure where I would land so I usually agree to hear what that company has to say.  I guess I am looking for something new that I haven’t heard before.
