Day Number 31 – Final Day of the 31 Days of December Challenge
This has been a great way to stay focused and also peek inside other’s business to see what they are doing and the plans they are making for their business in the New Year.  It has been inspiring and motivational!!
I am posting early in the day today as I will be out until New Year’s Eve on a listing appointment.  The morning has been spent getting ready for that appointment.

Day number 30 – Next to last day of the challenge and next to last day of 2010.  More time spent today on the transaction that should have closed last Monday. The payoff was wrong and the very savvy seller caught it.  She will be bringing money to closing and is counting every penny.  However, she did not make her payment in December.  This is not something I usually tell people---make your payment.  I will make a note to make sure I tell them to make their payment!!Lender finally got the package to the title company at 3:30.  Title company rushed … (5 comments)

Saw three kids off to New York.  They were supposed to have flown out on Monday, but the weather decided otherwise.  Two of the three will be back here on Monday before heading back to school in Michigan.  Babysitting a dog till then bringing the household total up to five.
Sent counter number three on my listing.  Got a verbal acceptance around 10:00 PM.  Hooray!!  That one will close mid February.  The pipeline if filling!
Responded to questions on another listing with a second showing scheduled.  Buyers are asking about buying some of the furniture.  I think this is a good … (8 comments)

Day Number 28 – I am very happy to report that I have made contact with the buyer referral I received earlier in the week.  I set her up on a couple of searches—one for homes and the other for condos.  She is very nice and we will begin to look at houses after the First.
I  just listed a house for sale with tenants living there---first time for me.  I thought I knew what I was getting myself into because I have shown a number of homes with tenants living in them.  First two showings declined.  Yikes!!  I had to … (10 comments)

Day number 27 – It’s true what they say….anyone out looking at houses over the holidays is probably a serious buyer.  One of my listings was shown in the afternoon and we had an offer within a couple of hours.  Presented to the sellers.  They are going to sleep on it.
One of two referrals from yesterday contacted me today.  Nice young couple who will want to buy a modestly priced home immediately.  Pre-approved and seem to know exactly what they want.

Day number 26 – My husband decided we should start the day today going over this year’s numbers looking ahead to next year.  We have a team with five buyer agents.  We try to give them all of the tools and support they need to be successful.  Naturally the better they do, the better we do.  We help them set goals each year and so far, they have not come close to meeting those goals.  We plan on more accountability this year with more structures and guidelines.  This planned with love and concern.

Day number 24 and to many of us…..Christmas Eve!  Even today, business had to come first.  I have a client newly divorced buying a house for the first time on her own, BUT with the help of brother out in California.  He wants her to ask for everything on the inspections report including changing out the spindles on the stairway so that they will be closer together meeting today’s code.  My fear is that the sellers will agree!!  I think I have brother convinced to be reasonable.

As we get closer to Christmas, it does become more of a challenge to stay ‘well  rounded’ accomplishing something business related while balancing with incoming kids and planning to keep the brood well fed and happy.  As I previously mentioned, we also have birthdays to celebrate on December 22 and December 23.  We basically just start celebrating on the 22nd and don’t stop until after New Year’s Day.
The transactions I am working on here at year’s end are all high maintenance and ar requiring attention from me each and every day to keep them on track.  I am counting on … (12 comments)

Day Number 21 – Things seem to be winding down.  However, people are still out looking at houses.  Agents are e-mailing me with questions about my listings.  Seems to be what I like to call a ‘flurry of activity’.  Kind of like a snow flurry---a little bit to start with and then the STORM hits!  I am expecting a full fledged storm come the New Year!

Day  #19   Spent a very long time on e-mails today.  It is amazing how quickly I fall behind if I am not paying attention!
I have already done my goal planning for next year, but revisited and added lots of detail to the plans. Those few hours should pay back exponentially.  I plan on being tougher on my team, but even tougher on myself.
Three kids coming home from college in a few days and two will be bringing their significant others.  We will be back to having a full house.  Made up beds and made sure baths are all stocked … (11 comments)

E-mails answered and a few comments made on AR in the morning.  Left office at noon to attend my son’s graduation.  Aaron earned his MBA in business administration graduating cum laude taking accelerated course work.  Working full time and with two young children, this was no easy task.  I am quite proud.

Day #17
 Today I spent almost the entire day doing favors for clients.  Some were requested and others were not.  As I detailed in a previous post, “Let it Snow!  Let it Snow!  Let it Snow!,” I shoveled a very long driveway of a vacant house I have listed.  That was probably three hours time spent.

Is it really the middle of December already??  That means we are half way through the challenge.  Time really does fly!!
December 15th – Spent a good part of the day just trying to get caught up on e-mails and paperwork.
Getting ready to list a home with tenants living there.  My first in a while.  Went to the house and tenants seem very nice and the house was in surprisingly good condition.  However, when tour company called to schedule, tenants were not agreeable on the time---probably a sign of things to come.

Day  13    Meetings planned for most of the day and I attended all of them.   I agreed to teach a class for new agents at my office.
 However, this day got off to a very unexpected start.  I received a phone call that one of my colleagues  at another real estate company had passed away over the weekend.  She was 49 and in good health.  We were not close friends, but more ‘real estate’ friends.  Over the years we had transactions together, gave each other referrals and shared advice and opinions.

Day Eleven  Have had a ‘flurry’ of showings on a couple of my listings, so I had to make sure we had enough brochures for even more showings this weekend.
Have been getting a lot of calls from Craig’s List on listings so that is definitely something  we will continue in 2011.  Buyer called today to see listing tomorrow.
Supervised repairs on home for absent seller.  Went to home to make sure repairs were done.
Held annual team holiday party at Harbour Trees Clubhouse and had wonderful time.  Good food and good conversation.  So nice to get together and talk no business.  … (6 comments)

Today was a work at my desk day.  A time to get caught up on e-mails and blogging.  Little did I know it would take the entire day and I would still not be where I hoped to be.
In addition to my efforts at the keyboard, I of course answered phone calls and handled little bits and pieces of business that needed to be handled for transactions scheduled to close.

I give ActiveRain lots of credit for making me more aware of my surroundings and actually causing me to stop and smell the roses.  And I give this 31 Days of December Challenge credit for helping me to be aware of my actions and how I use my time.  If I need to be earning money, and I do, what am I doing every hour to make that happen or plan to make that happen? Every year around this time, real estate companies put their recruiting efforts into high gear.  I do not always agree to talk to other companies because I am very happy where I am.  I don't want to waste their time or my time.  However, if I were to jump ship, I am pretty sure where I would land so I usually agree to hear what that company has to say.  I guess I am looking for something new that I haven’t heard before.

I happened upon this challenge at the very end—11:59 PM of December 3rd.  My first thought was, ‘Oh, I am way too far behind to get caught up with the others!’  So then I took a moment to reflect and realized that I have absolutely done something every single day so far in December to help grow my business and have me up and running for the New Year!  So in other words…..I ACCEPT THE CHALLENGE!!!
