Needham, Wellesley, Dover Market Report - 12/29/07 09:18 PM
Although the year has not officially ended I believe that we can get a real picture of the single family home sales for these communities in the infamous year of 2007.  Comparison follows the report for each town from the previous year and same time period.  The figures are taken from Multiple Listing Service for this area which is H3MLS.
All of these communities are in Norfolk County.  All are a generally strong luxury market.  All have terrific amenities in what are offered for town services and near to the city of Boston, MA.

It is very customary for the market to slow up in this holiday season from Thanksgiving to New Years so there are no surprises but there is activity.
The report does not reflect the 10 homes temporarily withdrawn and that there were 5 homes canceled. What has changed this year over last year is that the luxury market is still very strong.  This was not the case last year.  Only 1 property that was price in the luxury price range expired in the last month.

After reading the post on one our own Melissa Grant - ActiveRain member who just had a fire I remembered my friend Penny.  It must have been about 20 years ago.  I remember how Penny was after the fire.   Thank God everyone got out but all the emotions a person goes through when you are struck like this.
The day after Christmas the heating system in their home caused a fire.  At the time there were j10 children at home.   They had just celebrated Christmas and so all their presents were lost.  The good news is that their home was rebuilt … (10 comments)

That is what  Anne Leonard of Needham, MA said when 25 members of the Irish Village Soccer Club did over her roof.  You may remember I wrote about this woman who have come on some really bad times and her home was in need of much repair.  The worst thing about her house was the leaking roof.  The men as you can from the picture below did work on the roof.  They will have one more Saturday to finish the work they have started. *see Homeless in Needham blog

Re: The Downing Family Nativity on December 22 & 23.  I need to correct the performance times.  They are actually at 7:30 pm and 8:30 pm .  This is now the 30th year that they have been doing this presentation.  It started as a way to teach a foster child about the true meaning of Christmas.  The cast includes chilren, teens, and parents from Sherborn and the surrounding towns.

Just had to tell you about an event that is not to miss in the Needham area.  It is actually in Sherborn which is about 15 minutes from Needham.  It is at a residence that is very large both inside and out.  The family has traditionally performing annually for many years.  The do a multi-media performance of that first Christmas when Christ was born. This is complete with a cast of hundreds.  My grandchildren have been in several times.  They have been drummer boys, shepherds and angels.  It is a special time that will touch your heart.  They have animals including … (0 comments)

Not far from Needham, about 35 minutes is one of the best musicals I have seen.  The musical is "Ebenezer Scrooge: A Christmas Carol" back by popular request.
The location is:   The Emerson Umbrella for the Arts, 40 Stow Street, Concord, MA  The dates are:  December 14, 15, 16, 20, 21, 22, 23

CNN and money magazine ranked Westwood 13th on its list of the 100 Best Places to Live in the United States. It is one of the wealthiest towns in Massachusetts.  One of the great things about this town is the schools, the easy access to major highways.  It is another town that was once part of Dedham and split away.  It is bordered by Needham, Dover, Walpole, Norwood, Canton, Dedham.  Westwood has a beautiful new High School.  A very pretty town and well laid out.

Holliston is the picture of New England.  As you drive through town you see many historical homes.  In the center of town is the Fiske Store which a a wonderful place for crafts, kids toys and collectibles, penny candy.  Just across the street is the a great market which has been there for years.  My favorite spot in Holliston is Lake Winthrop.  It is this serene lake,  It takes me back to going to New Hampshire in the summer with family and friends.  Among the wonderful things about Holliston is the school system.  Absolutely … (0 comments)

Sherborn is  home to the Sherborn Inn which has been completely renovated.  If you haven't been there it is great.  The tavern is great for quick bite and the main dining is just elegant.  We went to a lovely wedding there last January and it was superb.  Sherborn is a  small semi-rural community.  There is a full time Police Department and an on call volunteer Fire Department and rescue squad.

Natick is on the Charles and Concord Riverbank.  The land was granted to John Eliot as a plantation for his praying indians.  The Eliot Church is in the South Natick center which is very picturesque with a lovely waterfall just behind the Library.  There are many restaurants, plenty of shopping especially in the new mall in Natick on Route 9.  Great for convenience with major highways close by and commuter rail to Boston.

Dover is almost Needham to us who have lived here forever it seems but it is just 3 miles to the line from our home.  A beautiful, affluent community but yet close to major highways.  Dover was part of the original town of Dedham and established in the Springfield Parish of Dedham.  Dover has great schools and town services.  On my website link below there is information to link to for schools.  Dover is bordered by Westwood, Needham, Medfield, Sherborn, Natick, Walpole, and Wellesley.  It is just 16 miles to Boston.

Weston is an affluent suburban community with 60 miles of hiking and horseback riding trails, playgrounds, ball fields, golf courses and cross-country skiing areas.  Weston is home to Regis College,

Wellesley- a beautiful community close to Boston with rich history, fine colleges: Babson College, Wellesley College, Mass Bay Community College, fabulous golf course, private schools and near to Framingham Keefe Tech vocational school and Lexington's Minuteman.
There is absolutely wonderful shopping in Wellesley and dining.  The newest building in town is the Wellesley Library which simply stupendous.   The layout of the town is just so inviting.  The schools are terrific.  There is more I can in another blog but for now here is the market report.

There is more bang for your buck in Needham with the services provided, the schools are outstandng, the convenience in Needham's transportation and proximity to major highways. Needham is close to Boston by car or public transportation.   Needham is close to great shoppping, starting with the shops in Wellesley, new shops in Natick, Framingham, & Burlington.

December 2nd. Snow is falling.  We might have 3 inches.  It is to be expected so I thought I would dress for the occasion.
It is my favorite season of the year, except for the cold.  If only it snow without the cold it would be perfect.

Christmas Eve 1958 - Picture an 11 year old lying in bed in a tiny ranch in Stoneham, MA. I was normally a pretty sound sleeper but not Christmas Eve. I had wanted a record player for Christmas and that year "Little Drummer Boy" and The Chipmunk Song record came out. I could hear my parents playing the record and I was too excited to sleep at point for the night. Then I had to pretend that I didn't know. It was really the best Christmas I can remember. We know it as the Bradley Estate.  This  property along with many acres was given to the Town of Needham for its useby the former owner many years ago. Lots of weddings have been held here.   There are presently Rangers who take care of the property and prepare it for events.  It is a another place I like to come to get away from the noise and just read or relax in the beauty of the country side.  There are walking trails and in the summer there is a day camp across the road from this building. We are a college town now.  Olin College of Engineering is located on Great Plain Avenue.  It actually backs up to Babson College, Wellesley, MA  The original administration building is where my husband's uncle lived and raised his family.  Where the college sits they kept horses back in the 30's and 40's.  Just kind of neat to see this beautiful campus and know the history of the land. … (0 comments)
