Great Blog here.  Thank you for the information.  We can pass this along to our buyers and prepare them.  So many things for the buyers to be thinking about.  Now Loan Quality Initiative LQI is added to the list.  Always good to be forwarned

Beginning with applications dated June 1st, Fannie Mae is implementing the “Loan Quality Initiative” (LQI) guidelines.  All Fannie Mae lenders must adhere to these guidelines.  In a nutshell, the LQI guideline changes are:

As part of a Nationwide survey I answered the 2 questions regarding Boston/MetroWest Needham, Massachusetts  Real Estate Market, as follows.
Question #1 -My market area is...Boston/MetroWest, Needham, Massachusetts -Moderate - my phone is ringing occasionally, some sellers are selling and some buyers are buying
Question #2 - My Current Housing Market Conditions... 
Our sellers are reducing prices and buyers are buying

My Current Housing Market Conditions...

The way I see it in our area is that is still  a buyer's market.  Homes that are priced right go quickly but there is still too much inventory on the market.  Activity was up during the First Time Buyer's Tax Credit program but since April 30th I have seen a drop in activity.  Homes are still selling however.  The open houses have not had a lot of attendance … (0 comments)

Needham Restaurant - The Center Cafe
Today the Needham Real Estate brokers had the pleasure of dining at The Center Cafe.  Our Manager Bill Dermody of Coldwell Banker Residential Brokerage sponsored the lunch after our Broker Caravan.  It was a great luncheon and they could not have been more cordial to us all.  The wait staff served us so nicely.  The meal was just great and included a basalmic dressed salad, salmon, great chicken with a compote of something wonderful that had cranberries in it, and lasagne.
