Needham Market Report January 2011 vs January 2010
Well we have had a really crazy month of snow, ice dams, no school, sink holes, roofs colapsing, not much sunshine and still people need to buy homes. This is the perfect time to buy a home with the interest rates historically low and the prices for homes. Needham maintains its luxury market very well and weathers the storm. There are some great homes for sale in Needham right now. On to the market report.

Needham Market Report
During the last 27 days 19 single family homes have gone under agreement and 30 properties have sold.
Active single family listings have a price range from $$268,800 to $3,450,000
There is a total of 133 single family homes on the market and 9 of those accepted offers but are accepting back up offers.
It is a typical August and it is quieter than other times of the year but still there is activity.

Needham real estate is off to a great spring start. The activity has been great so far. The weather, however, has not and that is true for New England. The rains were the worst I can remember in about 30 years. I remember that because we were doing major renovations on our own home at that time and the contractors were all backed up due to rain for 6 weeks at that time. Well enough of that and on to the Needham, MA Market Report.

There are 77 properties on the market as I write thiis
There are 15 properties under agreement from $425,000 to $1,299,000 with an average days on market of 88 days.
The average list price for properties under agreement is $$782,459
Very little coming on the market at this point in all price ranges and as usual the properties that are priced right sell right away.

Needham, MA Market Report
At this point in the Needham, MA real estate single family home inventory we are at a very low inventory. In comparison I have prepared a chart below to compare 1/8/2008, 1/8/2009 and 1/8/2010. Yet at this time last year the inventory was even lower.
I have experienced an increase in activity personally even just since December 27th, which is a nice way to start the new year off.

It is nearly the end of July 2009 in Needham and we are enjoying some summer days at long last. The total Needham homes on market as of today is 104 which includes 6 that have accepted offers but will take back up offers.
The list prices range from $199,000 to $2,999,999 with the average list price being $1,085,435. The concentration of the listings being in the $500,000 and $1,999,999.

The market in Needham is defiintely hot.
There were 21 single family homes that went under agreement in the last 20 days. The prices ranged from $350,000 to $1,475,000.
It is like this, if you snooze you loose. I anticipate a very busy weekend with open houses and lots of traffic.

There are 78 singe family homes on the market today in Needham. it certainly is a busy spring market. I spoke to some of my associates and they are busy too.
The price range is $299,900 to $3,200,000.
High concentration with 13 listed between $500,000 and $599,999 and 6 listed between $600,000 and $699,999
High concentration also between $1,000,000 and $1,499,999 with 30 single family homes on the market

Well if you look outside you would not think it was spring weather-wise or ground-wise with all the snow but the sun is shining. The end of January brings a spring market to Needham. Other nearby markets are busier too. For example I did an open house in Holliston last Sunday 1/25 and it was much busier than I have been in a while. It was pretty non-stop.
In the past fourteen days there have been 12 new single family listings come on. In the past couple of days there have been 2 new properties.

During the last 7 days there were 9 single family homes that went under agreement. I believe that now the elections are over people can make decisions. That is just me talking out loud, but I have seen more activity since November 4th.
There are lots of buyers out there and there are more properties coming on the market.
I have also noticed there is more activity online as well previewing properties there first. There just seems to be an uptick in the activity.

Needham is very desirable and always will be because of the schools and convenience to Boston, highways, commuter rail and buses. Needham is close to loads of shopping and more to come in that department in neighboring Dedham, MA We hear a lot the expression " Life is good." Well it Life is Actually Good here in Needham. The Needham Market now versus last October.
The market in Needham is ok despite what is going on in other areas. There is some change in the market this October over last October in days on market and list price but considering what is going in all the markets it is really pretty good.
I personally do not think anyone can go wrong purchasing a home in Needham. In years past the Needham Cooperative Bank, now known as the Needham Bank was always happy to lend for a purchase of a home in Needham. They never felt that it was a risk.

The single family on market listings are lower than I have seen it in a long time with just 93 properties on the market and 5 of those have accepted offers and will take back up offers.
The list price range is from $349,900 to $3,500,000.
During the last 10 days there have been 7 single family homes sold. One of those properties was very unique and historical one. There are less buyers in that category and price range of $2,400,000.
