Four archaeological periods will be covered. These will include the Paleo, Archaic, Woodland and Mississippian periods. The Creek Indians were prominent in this area during the Mississippian period. Groundbreaking is targeted for sometime before the end of July, 2012.

The facility will be significantly larger than the current hospital, and will be able to provide ample space and infrastructure for services such as 24/7 emergency care, advanced imaging, including digital mammography, x-ray, MRI and a 64 slice CT scanner, surgical services along with enhanced medical services in cooperation with area physicians.

Lake Oconee Southland Jubilee "Rises" Again - Greensboro Ga. Since it’s inception in 1998, Greensboro's Southland Jubilee has been a Lake Oconee premier event and has grown to develop a reputation across the region as a quality heritage arts and family festival. The festival brings thousands of people to our historic commercial district and remains a key tool in Greensboro’s downtown revitalization toolbox. The festival is produced by the city’s Downtown Development office with the goal of exposing people to Downtown Greensboro and the hope that they will return to dine, shop, and stroll through our wonderful town on a regular basis. We wanted to share some of the scenes we experienced as we walked along the streets of the festival.

In the past, Southland Jubilee has proven to have had a significant impact on Greensboro, which is surely expected to increase due to regional advertising and Greene County’s residential and commercial growth. We feel lucky to have this wonderful, "fun-derful" event to draw more visitors to our unique Lake Oconee area each year!

Lake Oconee Cruisers Definitely a Crowd Pleaser!

Georgia Classic Cruisers Rolled into town for another exciting Southland Jubilee in Historic Greensboro Ga . They, once again, entertained the car enthusiasts with a variety of hot rods, classics, antiques and trucks on April 21st at the fourteenth annual Lake Oconee Southland Jubilee.

The car show located on the Main Street in Greensboro Ga displayed some 100 specialty vehicles from Atlanta, Augusta, Macon, Athens and surrounding areas. There were an abundance of 60’s and 70’s “muscle cars” including GTOs, Corvettes, Chevelles, and Camaros. Ford Mustangs and Chrysler products including Barracudas, Belvederes and Road Runners. Georgia Classic Cruisers also maintain an active philanthropic presence in the Greene County community, as the group donated over $1500 to local charities in 2011.

Without the support and sponsorship of local businesses, Southland Jubilee could not be successful. “Southland Jubilee is made possible by the tremendous support that the festival receives from the area’s business community,” says Greensboro Better Hometown Manager Cail Hammons. "Greensboro is fortunate that our local businesses choose to give back in a way that promotes our town and its heritage.”

Lake Oconee Real Estate Ups and Downs - Buyers Beware!

Lake Oconee real estate has it’s ups and downs. Buyers must beware in this market for they may find a deal they can’t refuse!The Lake Oconee market offers exciting real estate opportunities today. One can find a bargain with the right guidance from a savvy realtor who has their finger on the pulse of the Lake Oconee market ups and downs. The real kicker is, the buyer must be ready to strike while the iron is hot, or the deal will slip away!

Recently, a luxury home in a very prestigious area of Lake Oconee was dropped to half of it’s original asking price, ($1,300,000 to $700,000). The day it was published in our local multiple listing Service (MLS), I quickly contacted a client who had been searching for a “steal of a deal”. I advised him that he ought to "jump on this one", as it wouldn’t be around very long. The other advice I gave him was, don’t try and “low ball” this Seller, as there will be other Buyers waiting to pounce! This turned out to be sound advice, as my client offered full price, (albeit half off of the original asking price). That same day, three other offers were submitted that were equally as good. Luckily, the Seller chose to honor my client’s offer, as it was the first one submitted.

Beware Buyers, Sellers don’t have to consider the first offer received. They can consider all offers and counter back to each one, if they choose to do so, stating in the agreement that the first one to respond to the counter offer, null and voids the other offers. It can get pretty “sticky”. Or the Seller could just sit and wait till all offers come in and then respond to whichever one they consider to have the best terms based on price, conditions, or a quicker closing time frame.

Once the offer is accepted by both the Buyer and the Seller, the fun begins. Now it’s time for the due diligence period, and subsequent financing and appraisal rituals. Believe me when I say, this can be frustrating, as well as mind boggling to all concerned. Cross your fingers and pray that the inspection of the property goes well, the mortgage broker stays on top of things and the appraiser knows the area well enough to bring in an accurate appraisal. Barring any unforeseen circumstances, Buyers Beware.....you are on your way to acquiring your Lake Oconee deal. Along with the guidance of your trusted Realtor, you have successfully navigated the treacherous waters of Lake Oconee Real Estate Ups and Downs!

Lake Oconee KISS Fishing with Grandkids!

Lake Oconee Kiss Fishing with Grandkids is not about "kissing" fish! Go ahead, ask the question, "What does"KISS" mean???" KISS is an acronym for Keep It Simple Stupid! The last post I did was based around Lake Oconee fishing from your dock. A relatively simple way to get friends and family involved in the fishing experience without ever leaving your property. However, should you desire to get out on the lake and try some fishing from the boat this article explains one of the simplest ways to do it. We call it Lake Oconee KISS Fishing. We started doing this with our kids when they were small and now we are fishing with the Grandkids.

Fish 'em & Kiss 'em!

With Kids and Grandkids it is about catching fish!! That’s why we have become Lake Oconee KISS Fishing folks. It’s about feeling that line tighten up and then trying to keep that fish from shooting to the bottom that makes fishing fun. Believe me it is not about catching a “wall hanger” or the state record. It’s about “fishing” and family fun on Lake Oconee. Kids just love action, and our Kids and Grandkids just love getting up at dawn and getting out on the lake.

Lake Oconee Grandkids Ready to KISS Fish!

Lake Oconee has a huge Striper, White Bass and Hybrid population. From this point on we will just call them “striped” fish as the White Bass, Striped Bass and Hybrid Bass all act the same and are very hard to tell apart. When you get into them you will be catching them all. These are great fish to catch and a lot of fun. They fight hard and are a challenge to get in the boat. A striped fish’s favorite food on Lake Oconee is the “shad”, a bait fish that roams the lake in schools as the striped fish do. The striped fish search the lake endlessly to find their favorite food - “shad”.

So the first thing to find is a bait that resembles the shad. There are all kinds that will work, but don’t forget this is the Lake Oconee KISS method of catching fish on Lake Oconee. Think SILVER for Lake Oconee striped fish!! Silver Crank Baits will work for KISS fishing. There are better baits and rigs for certain conditions, but don’t forget this is Lake Oconee KISS fishing.

On this trip we used the silver shad rap with the black back and the chrome rattle trap with a blue back. Both traditional catchers on Lake Oconee. In fact if I had to pick one lure to use forever on Lake Oconee it would be the shad rap. Over the years I have caught everything in the lake with it. The rest of the fishing gear is all traditional bass gear. Medium action spinning outfit or bait caster with 12 lb test will do fine.

Girls Can KISS Fish Too!

Swivels are a must as Lake Oconee KISS Fishing involves trolling to locate the fish. I will usually throw a spinning outfit with a Flexi Spoon or silver Cast Master tied on into the boat in case "I" get a chance to fish. Throwing this lure into a school of striped fish can be some real action.

When the sun is on the tree tops this method of fishng works best. We love to fish on sunny calm mornings. Evening sunsets also work. There are probably many scientific fishing reasons why this works. But who cares... this is Lake Oconee KISS fishing and we just wanna have fun catching fish.

The striped fish on these days will tell you where to fish. Simply looking at the water for swirls and thrashing fish will point the way. You can also watch the sky. Our Ospreys, sometimes called fish hawks, fish for a living. When you see them sailing over an area, that is where the fish are. On the morning of this catch we had two Lake Oconee Ospreys fishing with us. Watching them dive and hit the water and come up with a fish is amazing in itself.

Striped fish are “schooling” fish. Rarely will you find just one fish in a spot. They roam the lake in schools. Trolling a suspected area will help locate the school. Once you catch a fish that spot will hold more fish. At that point you can cut the motor and cast to the spot. Wear yourself out! Or you can use the KISS Fishing method and troll back and forth through the spot, which is what we do most with the grandkids, (encouraging an 8 and 10 year old to throw lures around can be hazardous to an old fisherman’s health!).

Lake Oconee entertainment, dining and shopping tops the charts in one convenient location at Lake Oconee Village. I can tell you from first hand experience that it is quite a delight to have more of these amenities available. When we first started coming here in 1980, the lake was THE only attraction. Endless, winding, curvy dirt roads finally leading to the lake. From Stone Mountain Ga, we loaded up our truck, the kids, the dog the cat and, of course, groceries and headed to Lake Oconee. It was definitely a group effort getting it all together, (yea, like a team of one...me!)

So, like the Beverly Hillbillies, we “trucked on down the road”, singing, chattering and anticipating the gorgeous serenity that soon would be ours. Away from the rat race and spending quality family time together was our goal. Quickly we figured out that serenity and quietude was the name of the game. There wasn’t anything or anyone else! Our house was the first to be constructed in our lakefront location. You could hear the tree frogs, crickets, night owls,whippoorwills, and any night critter howling at the moon. All was right with the world!

Long story short....there were no grocery stores except a little local establishment, which carried a limited supply of most utilitarian items. Of course, it was 14 miles away. In other words, you had better bring everything you could think of that you wanted to eat for the weekend. Of course there was always that all important ingredient that we forgot to bring that absolutely had to be a part of the recipe, like the milk for the homemade ice cream!! So, off to the “town” someone (me) would go.

Oh, did I forget to tell you that we didn’t have cell phones then? So, of course, the other item we forgot to bring, (like the hot dog buns), had to be forgotten or, yes you guessed it, another trip to the gro store! Now, driving 14 miles doesn’t seem like much when you come from the big city of Atlanta...except when you only have two days to spend at the lake. Then driving 28 miles round trip more than once kinda cuts into your play time.

Now we have everything we need to prepare our meals and get on with the business of having fun, right? Outside to water ski, swim, boat, and basically enjoy life. Sounds good, huh? Yep, it was all good. But, we’re getting hungry now and it’s time to prepare the meal. Holy smokes! Who forgot the charcoal??? Our stove hadn’t arrived yet so we cooked all our meals on the charcoal grill then. Grrrr! Nothing to do but to go out and eat.

WHAT, no restaurants??

Getting the Phone To Ring is a Real Challenge

Getting the phone to ring is a real challenge these days. Most folks are so acclimated to using their computers for real estate searches, they rarely pick up the phone and call us for information. This is this wave of the future. We need to find a better mousetrap.

Okay, so how do we do that? Hmmm, let's see....back to basics. Snail mail (Boring), cold calling (Ugh), contact previous client and ask for referrals (AH HA!!) Real estate agents tend to be a little lazy when it comes to asking for referrals. When I look back on my 25 year career in RE I can safely say that at least 25-30% of my business has come from referrals. Even if that equates to one every six months, it's a safe bet!

Moral of the Story is....Don't wait for the phone to ring! Get off your tails and pick up the phone! It only hurts for a minute. Then you're back in business! Previous clients love to hear from you. They think you have forgotten them after you've "gotten them"! You'll soon realize that getting the phone to ring is no longer a challenge!

Lake Oconee Area Residents Chant "Move That Bus!" as the Extreme Makeover Home Edition and local volunteers put finishing touches on a new home for a Madison family. The Emmy-award winning show "Extreme Makeover" has come to our area to embrace and enhance the lives of a 5th grader, Aniah Rucker and her family. Aniah lost a limb in an accident trying to save her sister from being hit and killed from an oncoming vehicle.

It is heartwarmng to see a community like Madison and surrounding Lake Oconee residents who are rallying around this family both financially and emotionally. All in hopes their efforts and this opportunity will give the Rucker family the step up needed to help Aniah face a lifetime of physical modifications that are sure to come.

Lake Oconee Fireworks Extravaganza Light Up the Skies Over the Water!

Lake Oconee Fireworks Extravaganza is an exciting experience each year on the waters of Lake Oconee. There is nothing like watching fireworks over (and on) the water. Seeing them sparkle brilliantly overhead while sitting in your boat is thrilling at best.

Each year the Lake Oconee Ritz Carlton puts on this free fireworks display from the waters edge. Hundreds of boats with their navigation lights shining in the darkness, give you a sense of being in a huge harbor like New York or Boston. Some residents have front row seats from their docks. It's a sight to behold for sure!

Just when I think the Lake Oconee Fireworks couldn't get any better, they surpass my wildest expectations. How lucky can you get to live and work in an area that offers so much for so little!

Lake Oconee Welcomes Extreme Makeover Home Edition

The lucky family has not yet been identified, but several crowd members speculated that the family of local hero Anaiah Rucker, a student at Morgan County Elementary School, might be the intended recipient. Anaiah saved her sister Camry’s life last February, when a pick-up truck struck both girls as they ran across the street to catch their school bus. At the last minute, Anaiah became aware of the approaching truck and pushed her sister to safety. Both children were rushed to the hospital, where doctors treated Anaiah for two broken legs and a damaged kidney, among other injuries. Eventually, her left leg had to be amputated.

The families who are selected must meet two criteria: they must be truly deserving and in need of the makeover, and they must be the kind of people who give something of themselves back to their community. In the past, the show has helped families who have dealt with tragedies such as Anaiah’s, and the house that her family lives in is not accommodating to her new handicap.

One week from today, Ty Pennington will knock on the door of the lucky family and surprise them with a vacation and a new home. Until then, Lake Oconee area residents eagerly anticipate the moment. Lake Oconee welcomes the Extreme Makeover Home Edition event.

Second home markets like ours don't incur as many of the short sale opportunities. However, the ones we do see are very challenging to both buyers and sellers. We have lost buyers over the "engagement" period. However, they were so disgruntled they didn't even want to look at any more property with us.

With the lack of information you can provide buyers from the lender, it makes a realtor look like they aren't doing their job. Buyers need to be more understanding of the process beforehand. We now know that we need for "forewarn and forearm" them!!

A Short Sale Can Be Like a Long Engagment

How is that, you ask? The long time period gives the Buyer the chance to fall out of love with the house, just like a bride or groom may fall out of love during a long engagement.

Suddenly, after months of waiting, they start to forget why they wanted this house in the first place. The now think that the location is no longer appealing or perhaps the layout of the house. It seemed like a good deal but now there are others that are better looking and priced competitively. Sometimes the long wait makes it seem like it is not going to happen and so better to move on before wasting other opportunities.

Keeping buyers engaged in the property can be difficult as weeks turn into months. No matter how much educating and instructing is done at the beginning, what seemed like a great idea might not seem so great after a while of waiting, especially as other properties sell and close during the wait.

The lack of information coming from the lender does not help either as there is nothing to assure the Buyers that they are not going to left at the altar - um, I mean the closing table.

As a buyer agent in Canton MA, it is my duty to represent my buyer's interests first. There needs to be a certain amount of waiting time in a short sale. If that time comes and goes and the buyer is no longer in love with the property, they may just exercise their rights and move on.

If you are buying a home in Canton MA, Milton MA or the Norfolk County area, short sale or not, your Canton MA Buyer Agent will always put your interests first.
