      <title>Naples, FL  Good service providers need attention too!</title>
      <description>&lt;p&gt;WE (well, me lately) seem to always write about how terrible service is or how we&amp;nbsp;did not get what we paid for or the people we have to deal with who are socially or emotionally or intellectually challenged. You get the idea.&lt;/p&gt;
&lt;p&gt;Here is a post that tells you of great service to both me and my clients, consistantly for at least 6 yrs. since I lived in Naples, FL.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Jose Puertas owns &quot;Blind Expert.&quot; He is a distributor for Hunter Douglas and also does custom window treatments. I have used his services a couple of times and many of my clients have too (from entry level condo's to multi million dollar homes). All have come back to me and let me know how happy they were with his work and service.&amp;nbsp;He listens to what you want or think you want and then directs you to&amp;nbsp;make good choices, both visually and financially.&amp;nbsp;He is hands on.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Troy owns Anglers Pool Service. He works a lot in the North Naples area. I have recommended his services in The Strand, Pelican Marsh, Vineyards, Carlton Lakes. I know he has other area's he works in too. He is very knowledgable and takes care of issue's as they arise and his company does the weekly maintenance service we all need for our pools.&amp;nbsp;A few of my clients also used his services to install the aqualink systems for their pool and were very happy with their price and service. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There you go... 2 great recommendations and more to follow.&amp;nbsp;They&amp;nbsp;deserve the recognition, they work hard and do a great job.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;NAPLES, Fla.-March 13, 2009- In February 2009, the pending sales in the Naples area reached its highest peak in over three years, according to a report released by the Naples Area Board of REALTORS&amp;reg; (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).&lt;/p&gt;
&lt;p&gt;Overall pending sales, which are a key indicator of buyer activity, continued its upward trend in February. Pending sales increased 69 percent with 808 pending in February 2009 compared to 479 in February 2008. &lt;em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&quot;Inventory continues to decline due to the increase in sales. The available inventory decreased 7.6 percent to 11,427 in February 2009 compared to 12,377 in February 2008.&quot; &lt;/em&gt;In a pattern that is occurring throughout Southwest Florida, the Marco Island and Ft. Myers areas have followed this same trend, recently reporting a surge in sales and a decrease in inventory.&lt;/p&gt;
&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:&lt;/p&gt;
&lt;p&gt;Overall pending home sales for properties less than $300,000 saw a 178 percent increase, with 587 pending in February 2009 compared to 211 in February 2008.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Single-family pending home sales increased 131 percent overall, with 450 in February 2009 compared to 195 in February 2008.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Overall condo pending sales increased 26 percent, with 358 in February 2009 versus 284 in February 2008; and pending condo sales under $300,000 increased 77 percent with 266 in February 2009 compared to 150 in February 2008.&lt;em&gt;&lt;em&gt; &lt;/em&gt;&lt;/em&gt;&lt;/p&gt;</description>

      <title>Marathon attempt.... well, 2nd attempt in the fall</title>
      <description>&lt;p&gt;Ok -- it has been a couple of weeks and I really have not yet recovered from my&amp;nbsp;bruised ego since the attempt at the Miami Marathon in January. I trained and did all that was expected and..... I just had a bad day....not just a bad day... one of my worst running days I can remember&amp;nbsp;...... My body just didn't feel like my own and I ached and dragged myself over the 1/2 marathon finish line.... embarrassed and so disappointed.&lt;/p&gt;
&lt;p&gt;So..... I am one to not give up and finish what I start (or is it pure ego and ingnorance?) I have regrouped a bit and will put another on my calender for the fall. Right now I will back off of running - just a couple of days a week and focus on total fitness, dropping a couple of pounds and licking my wounds.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I will continue to read all the blogs to keep me inspired. Keep on running!&lt;/p&gt;</description>

      <title>Miami Marathon - January 25, 2009</title>

&lt;p&gt;ING Miami marathon is soon approaching.&amp;nbsp;If you are a running with a firm foundation, you can still register, if you haven't been running too long, you still can run the 1/2. We should have&amp;nbsp;wonderful weather as usual. Why not spend a weekend in the sun - flights are cheap and the sand is warm! Registration is filling up fast. 10,000 have already registered and they are only accepting 15,000. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now, back to training. This will be my first marathon (probably my only)--- I knew it was going to be a lot of hard work and committment, but I have been learning a lot more then I thought. For one thing. You have to be flexible. While building on my long runs (adding mileage every week so your body can get used to the pounding, lactic acid build up and just pure determination) you really have to &quot;hear&quot; your body - what I mean is.... you will have some days where you feel like you never ran a day in your life and barely finishing 5 miles can sometimes be as hard as running 15. This is where you have to determine that that bad day is just that, or... are you getting sick - is your body telling you to slow down?&amp;nbsp;Maybe take a couple of days off or skip that long run and pick it up next week. That's how I was feeling a couple of weeks ago and low and behold, I came down with a&amp;nbsp;cold. I felt bad, but stopped everything and ate all fruits and vegetables, soup, orange juice and just did nothing for 3 days.&amp;nbsp;I skipped my long run and started with my maint. runs and the next week got back on track with my 18.5 miler.&amp;nbsp;It was hard, but only because I never ran that far before, not because I was weak or tired or just worn down.&lt;/p&gt;
&lt;p&gt;It is hard sometimes because we always think more is better---- even if we intellectually know it isn't, we still push a bit more then we should.&amp;nbsp;Another thing I learned it how cross training really helps me work out my hip/muscle stiffness. An hour bike ride the day after a long run - is like magic. It really gets me back at my maint. runs without shuffleing those first 2 miles....&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So --- think about Miami... the sun may be calling you northerns.&lt;/p&gt;

      <title>Dealing with customer service, anywhere usa</title>
      <description>&lt;p&gt;Comcast -- 9 phone calls, 3 hrs. 14 min on hold, 1 missed scheduled service call to come out to &quot;fix&quot; the internet problem.... never showed....&amp;nbsp; Please, Please,,,,,, I beg you ..... I want to give you my money, I want your service desperately, please, can I buy and pay you&amp;nbsp;for your service?????????? CAN ANYBODY HEAR ME????????????? apparently not, I ended up getting embarq, the local phone service to hook up my internet connection because I need to work! Can you believe this? 10 days later and comcast has no clue....&lt;/p&gt;
&lt;p&gt;I know it isn't an isolated problem since many of my clients come back and tell me similar stories. I am &quot;over the top&quot; aggitated with this lack of customer service, but who really cares over there at comast? You get the customer service people on the phone, very polite and nice, but have no idea about taking &quot;ownership&quot; of the given situation. It is always&amp;nbsp;passed on, with a polite apology, but never any results.&lt;/p&gt;
&lt;p&gt;I was having a conversation with somebody who had the same experience and we came to the conclusion we would prefer total&amp;nbsp;jerks, but had the skills to solve the issue's as opposed to a clueless &quot;kind&quot; ditz's with no clue of how to use their critical thinking skills to take charge and solve the problem (similiar to a childs mentality).&lt;/p&gt;
&lt;p&gt;Everybody has problems with most services, that's ok... it's how you choose to solve the problem that keeps the customer. &amp;nbsp;I am shouting it from the rooftops ---- to all residences in SW Florida.... down with comcast..... they won't pay attention until they see a large decrease in sales..... individual choice is always ours as our voice.... just like an election.....&lt;/p&gt;
&lt;p&gt;I don't want to hear other &quot;they were wonderful for me&quot; stories or comments.... it doesn't matter..... what matters for a company for me to recommend them to my clients and neighbors is that they do a good job steadily --------&lt;/p&gt;

      <title>First Short Sale closing</title>
      <description>&lt;p&gt;Finally.... Finally.... Finally..... that's all I can think when I go over in my mind the last 6 months with this one short sale listing. The seller was great, the buyer was great, the agent for the buyer was great.... guess who was the pain in the neck????&lt;/p&gt;
&lt;p&gt;Country Wide was the first disfunctional institution, then the second mortgage was held by a smaller bank, Third Federal.&amp;nbsp;With all the news, all the documentation and all the personal information shared to all, we never got a call back from either bank. All the calls were made by the seller's attorney and their title company.... every day. We had the first offer, the first week of the listing in April. Then Country Wide never responded, until we again.... had to call every day and bug them .... continuously.... we lost the buyer -- after waiting 2 1/2 months.... the buyer walked.&lt;/p&gt;
&lt;p&gt;Back on the market.....&amp;nbsp;another offer within 2 weeks -- full price, cash with proof of funds submitted with the contract...... another appraisal... (appraisal less this time since the market came down a bit)---- again --- phone calls, more phone calls...... 2 months later.... approval from the first mortgage company (they were getting paid in full .... what took them so long when the 2nd mortgage co. was taking the fall?) ---- then... the 2nd mortgage company denied the short sale---???? Attorney on the phone to try to get a reason.... they thought the seller had &quot;hidden&quot; assets... with everything documented; bank account numbers,&amp;nbsp;credit card numbers, other debts, etc.... all open for all to see --- credit reports with every debt reported...... no proof but this one guy, who ignored us through this whole process before he&amp;nbsp;even saw the paperwork, just &quot;had a hunch&quot; ---?????? and.... for this property to go into forclosure it would cost them more money then what they would lose with the possability that the seller would have to claim bankruptcy and they would get nothing!&lt;/p&gt;
&lt;p&gt;Ok - somebody who still has a job --- not a real high position within the company, &quot;just had a hunch&quot;&amp;nbsp;... the arrogance of it all......&amp;nbsp;The power some have in this situation just infuriates me....&lt;/p&gt;
&lt;p&gt;Needless to say, the attorney got what we needed to close the sale. Finally........ The seller can move on with her life and rebuild, the buyer can enjoy his condo and we get paid! Probably made about minimun wage on this one.... another one..... what we don't do!&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <title>Biking through wine country</title>
      <description>&lt;p&gt;Very excited about finding this group.&amp;nbsp;I love new cultures, different food, wine, people..... anything to show me how big the world can be. Suddenly, what was getting us down, or if we were in a funk over simple, trivial things..... getting away always puts things in perspective.&lt;/p&gt;
&lt;p&gt;I was bored..... just closed some sales, nothing really going on. Hot, humid in Florida and in the summer.... it can be quite boring.... so... after getting the brochure from backroads.com for many years ---- I just decided to check out it's website -- before I knew it..... by the end of the day - I had a trip booked and was on a plane to San Francisco by 3 PM the next day.&lt;/p&gt;
&lt;p&gt;We took a shuttle to wine country and the tour company took great care of us. Supplied everything except your cloths---- bikes were top of the line. Could be a beginner or advanced. They had routes for all and vans to pick up those who thought they could do more, but couldn't. 82 degree's, sunshine and no humidity - perfect. Routes took us through Alexander Valley, Sonoma, Napa and a couple more I can't remember -- we stopped at wine tastings, had wonderful meals and I really met a lot of pretty cool people. All have traveled often, some ran marathons, others bike regularly --- ages were 28-71. (the 71 yr old - a dentist who is in the process of opening another dental practice --kicked our butt!!!) ---&lt;/p&gt;
&lt;p&gt;The scenery was so beautiful and I just considered it needed therapy. I came back with a renewed sense of self and burned a few calories. The guides were top of the line --- I can't say enough about the tour company ---- Next May... I am thinking of biking in Argentina or Thialand.&lt;/p&gt;

      <title>Long run, secret to recovery</title>
      <description>&lt;p&gt;I think I am on to something..... 3rd week into training.... wow --- what a difference from week 1.&amp;nbsp;When I thought I was getting a jump start for my training for Jan 25th marathon.... I discovered that all the training material I could find had me starting (first week) with a 10 mile long run. 10 MILE LONG RUN????? i needed&amp;nbsp; to train to start my training! So -- I panicked a bit.... disciplined myself right away..... 4 days a week running (1 day a long run... ). Adding mileage every week to my long run..... working thus far and not freaking out as much as I was.... up to 11 miles on Saturday and have a couple of weeks&amp;nbsp;before I have to do a 12 miler------&lt;/p&gt;
&lt;p&gt;What I have been&amp;nbsp;doing that I find very helpful..... after my long run... the next day, I get on my bike and ride&amp;nbsp;for a couple of hours... long, easy ride --- stretches out my hips - works the knee's without the pounding ----- gets oxygen to the fatigued leg muscles. &amp;nbsp;Recovery is like magic.... I'm sure I'll come across longer needed recovery when I get into the longer mileage, but for now.... I cant believe the difference it makes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Next 2 weeks, 11 mile long run - then on to 12, 14, 16.... you get the idea...&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <title>Naples, FL &quot;Do you want to work with this realtor&quot;?</title>
      <description>&lt;p&gt;Looking for a realtor?&amp;nbsp;Where do you start if you don't know who to go to? How can you tell who is ethical? Who is business savy? Who will you get along with? This is tough. I too, as a realtor come across this situation when I need to find a realtor in another city for a friend who needs one. I start with the internet, and on any of their sites, I try to catch something.... sometimes they use the wrong grammer ----&amp;nbsp;they may&amp;nbsp;have a word spelled wrong... they may say something very original and unique. It can be both positive or negative, but I am just looking.... and then.... I pick up the phone to catch their tone, how they respond. Do they give me information I ask for or do they like to hear themselves speak and just go on and on?&lt;/p&gt;
&lt;p&gt;Well, I still think that is a good place to start, but here is something a bit alarming I just realized tonight. I was unable to sleep so I came to the active rain website to see what kind of &quot;groups&quot; we real estate agents form and communicate within.&amp;nbsp;This was a bit scary. Some of these groups, all within their right, were scary. Real estate agents expressing their opinions, on religion, christianity, politics, prejudice, etc.... you get my drift. I COULD NOT believe&amp;nbsp;some&amp;nbsp;of these opinions and comments. What if I chose to work with one of these realtors? How could I not know this about him/her????&amp;nbsp;How humiliating for me.&lt;/p&gt;
&lt;p&gt;I am a firm&amp;nbsp;believer in &quot;you are who you surround yourself with&quot; and this would be a perfect&amp;nbsp;example. These people represent you.&amp;nbsp;Do they have to think and vote the same way you do? Of course not, but do they know it is inappropriate to give their opinions when 1) not asked 2) doesn't matter 3) not what they are hired for? Self importance is such an unattractive insecurity.&lt;/p&gt;
&lt;p&gt;I would suggest all you buyers and sellers; investigate. Go on-line, google, read their blogs..... are they who you want representing you?&lt;/p&gt;

      <title>Naples, FL Short Sale alerts</title>
      <description>&lt;p&gt;Short Sales are old news.Many buyers have made offers, written up contracts only to have the mortgage company respond too slowly or turn down their offers only creating more work for all involved. Then the mortgage company&amp;nbsp;loses all that time&amp;nbsp;only to start all over again. Then the buyers have to start from scratch. Oh well -- this is a learning curve for all of us in this industry. Looks like the buyers are also catching on and just looking for a good deal instead of a short sale -- they want to buy --- they don't want the BS. Here in Naples, FL where&amp;nbsp;most have second homes only take this kind of treatment once, maybe twice and then they are done with it.... they no longer want that short sale. That's ok.&lt;/p&gt;
&lt;p&gt;Then there is the sleazy operators who always seem to surface in an unfortunate situation.&amp;nbsp;Here is what I am seeing within the industry. So-called &quot;consulting&quot; companies saying they specialize in short sales.&amp;nbsp;They have their broker's licence, thus allowing them to list the property --- getting them a commission and then they put a super low price on the listing......&amp;nbsp;remember, banks have a ratio to keep --- there is an appraisal done and they have to meet a certain percent of that number. The so-called consultant &quot;hooks&quot; a buyer with this super low list price, allowing the buyer and the realtor to think they may actually get this property&amp;nbsp;for this price -- then the negotiations begin..... the bank comes back with a much higher number. The realtor is upset (shame on them for not knowing what is going on in this market ahead of time to advise their buyer) and the buyer is upset.&amp;nbsp;&amp;nbsp;The &quot;consultant&quot; is well aware of what is going to take place, but by that time, they have the listing and try to &quot;hook&quot; the buyer into a much higher price..... talk about scams and scum balls.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Just another note for all who may read or be interested. Get all the facts and information ahead of time. If your realtor can't provide it, find another realtor.&amp;nbsp;I don't care&amp;nbsp;if they are a friend or relative,&amp;nbsp;business is business. Allow somebody who knows the &quot;business&quot; work for you. There are some out there, but to find one, you will have to do your homework so you will recongnize them when you interview them.&amp;nbsp;&lt;/p&gt;

      <title>Miami marathon training starts now!</title>
      <description>&lt;p&gt;Ok -- yes, it is Friday night and here I am with my computer (actually one of my better dates recently)--- but, I stayed home so I wouldn't be tempted to partake in too little sleep and one too many cocktails. Why you ask???? Because I am doing my first long run (only 6 miles since I just started) for my marathon training for January 25th in Miami. My first marathon! I am committed.&amp;nbsp;Seems like a couple more have decided to run this race so I can't be the loser who makes up excuses all because I didn't train properly.&lt;/p&gt;
&lt;p&gt;I am petrified. I can't imagine running that far. I can't imagine training for so long. Unless something physically stops me --- I am doing it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What motivates me to get up early tomorrow to get the run in before the 95 degree temps and 95% humidy here in Naples, FL?&amp;nbsp;I have some very exciting plans for Saturday night! Hey--- we all have to have our motivation... &amp;nbsp;&lt;/p&gt;

NAPLES, Fla. - July 15, 2008 - Now is a great time to buy, and more people are agreeing according to a report released by the Naples Area Board of Realtors&amp;reg; (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island). &quot;For the fifth consecutive month, we are seeing the number of pending sales increasing and the available inventory decreasing.&amp;nbsp; &quot;Overall, pending sales activity is up 63 percent over last year, with some areas well over 150 percent.&quot; In the June report, compiled by NABOR, overall sales have increased nine percent and inventory has decreased by seven percent.&amp;nbsp;&quot;Choice properties that are priced right are quickly disappearing.&quot; &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&#61608; Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 60 percent, with 484 in June 2008 compared to 301 in June 2007.&lt;/p&gt;
&lt;p&gt;&#61608; Overall market sales for June 2008 in the $0-$300K category are up 58 percent with median sold price down 15 percent, compared to June 2007. Overall inventory is down seven percent.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&#61608; For single-family homes priced up to $300,000, there are 172 pending sales, up 537 percent over June 2007, when there were 27 pending sales. In the same category, sales are up to 113, a 253 percent increase over the 32 sold in June 2007.&lt;/p&gt;

      <description>&lt;p&gt;I am getting mixed answers on the question regarding how a short sale will affect your credit score.&lt;/p&gt;
&lt;p&gt;All of the information I am sharing, what I heard, comes from lender's, not from everybody who has an opinion.&amp;nbsp;From all of this.... I know nothing. If anybody can offer some facts that are updated or from personal experience, please share----&lt;/p&gt;
&lt;p&gt;I was told that a short sale would affect your credit score for 7 yrs., compared to a forclosure that would affect it for 10 yrs.&amp;nbsp; This was last year. The other week, I was told that this situation is so wide spread, that every individual case would be examined (if applying for a new home mortgage) and sometimes overlooked (if other criteria were met : no other credit history problems, 20% down payment, etc.. ). Then I heard that it would only affect your credit score for 3 years.&lt;/p&gt;
&lt;p&gt;The conslusion??? I don't know... but if anybody can offer real facts..... help!&amp;nbsp;&lt;/p&gt;</description>

      <title>Real Estate Buyers in Naples, FL</title>
      <description>&lt;p&gt;Naples, FL. Again, sales up from last years numbers, but&amp;nbsp;potential buyer's down here in Naples, FL seem to be adopting some very &quot;peculiar&quot;&amp;nbsp;behavior. I have a feeling that the national news has a lot to do with it, but it throws me never-the-less. Buyers&amp;nbsp;seem a bit nervous. They just don't feel confident with their decision making process. Well, folks, A DEAL IS A DEAL.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Short Sales. Buyers are looking for a &quot;deal&quot;. Great -- we can find them for you. Please understand, for a short sale, the seller needs approval from the lender to qualify and then the property has to get appraised. The bank needs to meet a certain ratio to accept or counter an offer. They will not give the property away, in fact, if the number they come up with is not met (most often it is a pretty good deal in comparison to other comps), they will let it go to the next department and either wait for another offer or start forclosure proceedings. They will not listen to &quot;your reason&quot; how it would benefit them, etc., etc......&lt;/p&gt;
&lt;p&gt;Realtors know the market and it's patterns. So many potential buyers are looking themselves, trying to negotiate some of our commission thinking they will get that extra 3% in their pocket if they just use the one realtor.&amp;nbsp;You are wasting your time. This market is changing daily. We know the stats, percentage at which the properties are going for and we have connections regarding aquiring information you don't even know exists.&amp;nbsp;Shop around for a realtor, but after you find one that seems to work the way you think they should --- let them do their job..... listen to us...... the realtors selling their listings know what they are doing. Price on the bottom of the curve and you should get 92% of list price. WE also know a &quot;smart&quot; offer --- don't insult or try to steal something if the situation doesn't fit that description.... Listen to us!!!! If you are making an offer --- ask: what are the stats in this area? where should we start? what is the target number of reason to pay?&lt;/p&gt;
&lt;p&gt;Do your homework! If you're getting a mortgage, get an approved mortgage when looking, especially for a short sale or a great deal. All but 1 of my sales this year have been cash.&amp;nbsp;If you have to start from scratch getting a mortgage, you would have been blown out of the deal from the very beginning. If you have the approved mortgage already (not a pre approval letter- approved mortgage is when you supply the mortgage lender all your info -- ss#, income statement --- everything they need to check on before they can approve), you can present that with the offer and it would be very favorable to you.&lt;/p&gt;
&lt;p&gt;These are just a few suggestions, think how much information you could get in just one place when you choose the right realtor. &amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>Premiere Plus Realty in Naples, FL</title>
      <description>&lt;p&gt;I just got back from a 4th of July picnic where there were numerous realtors. We started talking about the market, crazy situations, crazy people, funny people, etc.. Then the topic of our brokers came up. It made me think. I have finally (after 5 yrs. in the business and new town) found a real &quot;grown up&quot; broker to hang my license. I mean just that... &quot;hang my license&quot; -- not &quot;work for&quot; since we, the realtor bring them, the broker, the business. Premiere Plus Realty in Naples, FL knows this and acts like a real grown up company and treats their associates with adult respect and professionalism--- unlike 2 other brokers I had the experience to work with (they would&amp;nbsp; say I worked for them).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When I first got my license and moved down here, I worked with a broker that took 50% + 6% franchise fee. Do you know how hard I worked??? That's ok --- I continued my solid work ethic from the corporate world and it did work out, but then it came to an increase in the split and all these underlying &quot;conditions in the contract&quot; really prevented me from accelerating too fast. That's ok --- after 2 years, I went to another broker who has a great name and reputation in Naples. I did get a better cut and from my hard work, was able to accelerate to the upper % of cut very soon, but it was capped. Then, what they sold me on was their marketing department, which from the outside looked far superior to others. It was, but if it were ranked in the corporate world, on a scale from 1 -10 it would be a 4. Now in the real estate world in Naples, FL&amp;nbsp; ..... it was a 7. I still don't know if it is because it is in Naples or is it the Real estate industry??? I guess it doesn't matter. But.... instead of being an asset -- the marketing department just became 1 more thing I continually had to follow up with. They didn't proof read, misspelled words regularly, delayed printing, never returned calls, etc...&amp;nbsp; It became obvious that it wasn't an asset and I started to investigate certain services individually so I could get them done on my schedule which is always ASAP. This is business --- you have to be able to react fast --- OK -- so I would do this. Then I see that the company was making 40-75% on all the services they&amp;nbsp;&quot;offered us&quot;&amp;nbsp;as a benefit for working with them. The visual tour was only 80$ -If I ordered it - but 125$ if they did. (which I though if we said it was through them it would be less since we were giving them bulk business). Brochures were $70$ for a single sheet (prices under 700,00 - and about $150 for the higher end fold type brochure). When I did them myself and had Kinko's finish them professionally, they&amp;nbsp;cost $25 and $70 respectively.&lt;/p&gt;
&lt;p&gt;The clincher was when I had a client make an offer - had a response and the other agent &quot;lost&quot; the offer and another offer was accepted. I went to my broker (the distasteful man without a backbone) and let him know I was writing a letter to the agent, broker, etc....&amp;nbsp;which he agreed (of course he didn't step in and take charge --- that would be too manly)-- then, when the other broker called him to complain about my &quot;out of place&quot; behavior --- he called me into his office--???? God forbid if&amp;nbsp;he had to disagree with another in the industry -- what would they think... REally --- Get a backbone wimp!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This same company - this time the owner's son --- requested we give our clients e-mail address to them when turning in our contract. In Naples, FL... the median age is 60-70 yrs. old and more than 1/2 of them are 2nd home owners -- so the internet is not always an every day occurance for them and I feel they are my clients, not my brokers. If the clients want to pass on the info - it is up to them, not me to give them that personal info --the owner's son told me that I had the stats wrong in Naples -- that all his fathers friends use the internet, etc... and conratidicted what I passed on about my clients. I let it go -- why argue with somebody who has no clue (as I have to drive to get signature, mail to give them copies --- I wish they had e-mail!!!!) . They wanted to market to them - but not for me -- for the broker's name.&lt;/p&gt;
&lt;p&gt;Then I had something wonderful happen - something that doesn't happen often in this biz...&amp;nbsp; I had a buyer - they already put down $25,000 (escrow) and the time period elapsed so they were committed, but they bowed out of the deal knowing they would lose their deposit. The other broker - listing agent - got us $10,000 back out of the $25,000! Nobody I have ever talked to had that happen. I was so impressed after being surrounded with such ignorance, self serving brokers and other agents, (staff) That I left my current broker and signed up with Premiere Plus Realty. I have never regretted it. They are always there if you need info or support, very friendly and professional and just -- no other way to say it &quot;grown up&quot; ----&lt;/p&gt;

      <description>&lt;p&gt;Another Buyer walked away! Yes, it took the lender (Countrywide of course)- more than 60 days to get a response and a counter for this buyer, but the buyer knew, from the beginning when signing the contract that it probably would take up to 90 days and they would counter and be prepared to pay more than the offer - (I know the lenders have a ratio to work with depending on the appraisal)--- The list price in the mls was very low to draw people in, but the lender still came down from that so, in truth --it truly is a bargain. Buyer got cold feet and did exactly what he said he wouldn't --- sound familiar? When season starts in November, he will be sorry because the inventory down here is starting to go - yea! Yes, there will be more&amp;nbsp;bargains, but they gobble them up down here -- most are cash sales too. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now...... we have an approved price $245,000 from the lender that will cut out some of the time to close when the next offer comes in.&amp;nbsp;It still may take 45 days to close, but a lot of the work has been done.&lt;/p&gt;
&lt;p&gt;Comparables are $275,000 on the low end.&lt;/p&gt;
&lt;p&gt;So --- Pinnacle in The Strand in lovely Naples, FL.&lt;/p&gt;
&lt;p&gt;Golf Course community. Gated, well maintained higher end neighborhood.&lt;/p&gt;
&lt;p&gt;3 bed, 2 bath, built in 2003. Golf Course views, designer colors, brick paver driveway, tiled roof. 2 years ago this was&amp;nbsp;going for $450.000 if you could find one! &amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>Another Sunday - long run and an open house</title>
      <description>&lt;p&gt;Since deciding to train for the Miami ING marathon, I have started a bit of conditioning, although early, I just don't want to start from scratch in Sept for the Jan. marathon. I decided to start my Sunday's with a positive attitude and a feeling of accomplishment. I am just running a couple days a week - with cross-training in between, but Sunday's are for the long run.&amp;nbsp;My long runs only consist of 6-7 miles right now and won't advance until Sept, but I find this a good base. It also get's all the cobwebs out of my brain and allows me to think more clearly.&lt;/p&gt;
&lt;p&gt;While running, I compared being in Real Estate to running the marathon. You start from scratch. You build on past history, contacts and knowledge. You get better at the process. The reality is.... the transaction is over (you run your first marathon, 1/2 marathon or 5 K - or the home is sold) and you start from scratch and a whole new set of challenges begin.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It's that feeling of accomplishment... while running - you do what you never thought you could and become empowered and self confident. While selling - you overcome obsticles, overcome situations with creative solutions and complete the process with a deposit in your account. They both bring you torment and joy..... just a thought.&lt;/p&gt;</description>

      <title>Starting to run again!</title>
      <description>&lt;p&gt;Just joined the group -- using any form of motivation I can get.&lt;/p&gt;
&lt;p&gt;I know I have to start &quot;hard&quot; training starting Sept 1 for a mid Jan marathon (my first)-- tried to rally some support through active rain, but not many replies. I do have a small group (experienced runners) who are running with me, but always looking for more to share my challenges with---&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here in Florida -- way too hot to run outside now - so heading to the gym about 3-4 times a week - running only once or twice a week, but trying to keep my fitness level&amp;nbsp;&amp;nbsp;up so I am not starting from scratch Sept. I figured --- time to still enjoy that extra piece of cake or that second glass of wine -- because we all know, when you need to run long.... you can't just &quot;show up&quot; - you have to put in the time and miles - toxins in the body make it so hard..... so, until Sept 1 --- I can enjoy that extra little jiggle in the middle --- ha.&lt;/p&gt;

      <description>&lt;p&gt;another week waiting for our lender to get back to us - either with acceptance of an offer submitted or a counter ---(the&amp;nbsp;appraisal was done by the lender on 5/8 -contract submitted to lender 4/23).&lt;/p&gt;
&lt;p&gt;Well - after us (the owner and attorney) doing all the calling -- often refusing to get off the phone until we get the next person in charge at the lender --- finally got a counter -- more than 60 days later and the buyer walks!&lt;/p&gt;
&lt;p&gt;Now, we all know how the lender's are not helping these situations, but let me tell you about, yet another buyer. When the buyer signed the contract, he knew.... that he may be willing to go up to full asking price (since it was dramatically reduced on the mls already)--- the lender's do have a ratio to meet on these short sale situations. &lt;p&gt;Oh well - life goes on - I will have such joy when they come to buy next season when all these &quot;discount prices&quot; will be a bit higher --- you see, here in Naples, FL....&amp;nbsp;Inventory is moving - especially this price range. The counter offer was 40K less than anything that sold - ever in this community. This is on a $254,000 price condo.&lt;/p&gt;
&lt;p&gt;The lender's are so slow - they actually think they control the buyers -- the buyers think that the banks are going to &quot;give&quot; the property away .... We tell them, but why don't people actually listen...??? and&amp;nbsp;after a while --- why can't it sink in when they actually &quot;see&quot; what the situation is -- over and over..... they keep doing the same thing. Remind you of any of our children????&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The property will sell at the bank acceptance, I'm sure --- but&amp;nbsp;I am getting a bit&amp;nbsp;weary----&lt;/p&gt;
