WE (well, me lately) seem to always write about how terrible service is or how we did not get what we paid for or the people we have to deal with who are socially or emotionally or intellectually challenged. You get the idea.

Looking for a realtor? Where do you start if you don't know who to go to? How can you tell who is ethical? Who is business savy? Who will you get along with? This is tough. I too, as a realtor come across this situation when I need to find a realtor in another city for a friend who needs one. I start with the internet, and on any of their sites, I try to catch something.... sometimes they use the wrong grammer ---- they may have a word spelled wrong... they may say something very original and unique. Short Sales are old news.Many buyers have made offers, written up contracts only to have the mortgage company respond too slowly or turn down their offers only creating more work for all involved. Then the mortgage company loses all that time only to start all over again. Then the buyers have to start from scratch. Oh well -- this is a learning curve for all of us in this industry. I am getting mixed answers on the question regarding how a short sale will affect your credit score.
All of the information I am sharing, what I heard, comes from lender's, not from everybody who has an opinion. From all of this.... I know nothing. If anybody can offer some facts that are updated or from personal experience, please share----

I just got back from a 4th of July picnic where there were numerous realtors. We started talking about the market, crazy situations, crazy people, funny people, etc.. Then the topic of our brokers came up. It made me think. I have finally (after 5 yrs. in the business and new town) found a real "grown up" broker to hang my license. I mean just that... Since deciding to train for the Miami ING marathon, I have started a bit of conditioning, although early, I just don't want to start from scratch in Sept for the Jan. marathon. I decided to start my Sunday's with a positive attitude and a feeling of accomplishment. I am just running a couple days a week - with cross-training in between, but Sunday's are for the long run. My long runs only consist of 6-7 miles right now and won't advance until Sept, but I find this a good base. Another week spent in the car, comparing neighborhoods, prices and maint. fee's, but not all in vain. This is a couple we realtors love to work with.
I met them at an open house, unfortunately the one I was sitting (one of my listings), was not what they were looking for so I shared some facts about the market. I waited to see if they were receptive or were they one of those who thought they knew everything? I let them wonder around a bit so they could talk between themselves without feeling like somebody was over their shoulder. Another week and more education. This industry is so wide open with opportunities if you are willing to be flexible and educated.... daily. The short sale is becoming a common accurance, but to direct yourself or your clients through this is different every time. It all depends on the lender and the actual situation --- first of all you have to make sure this is a true short sale opportunity - for both the seller and buyer's knowledge before you proceed.
