Finally.... Finally.... Finally..... that's all I can think when I go over in my mind the last 6 months with this one short sale listing. The seller was great, the buyer was great, the agent for the buyer was great.... guess who was the pain in the neck???? Country Wide was the first disfunctional institution, then the second mortgage was held by a smaller bank, Third Federal. Very excited about finding this group. I love new cultures, different food, wine, people..... anything to show me how big the world can be. Suddenly, what was getting us down, or if we were in a funk over simple, trivial things..... getting away always puts things in perspective. I was bored..... just closed some sales, nothing really going on. Short Sales are old news.Many buyers have made offers, written up contracts only to have the mortgage company respond too slowly or turn down their offers only creating more work for all involved. Then the mortgage company loses all that time only to start all over again. Then the buyers have to start from scratch. Oh well -- this is a learning curve for all of us in this industry. Ok -- yes, it is Friday night and here I am with my computer (actually one of my better dates recently)--- but, I stayed home so I wouldn't be tempted to partake in too little sleep and one too many cocktails. Why you ask???? Because I am doing my first long run (only 6 miles since I just started) for my marathon training for January 25th in Miami. My first marathon! I am committed. Seems like a couple more have decided to run this race so I can't be the loser who makes up excuses all because I didn't train properly. I

Naples, FL. Again, sales up from last years numbers, but potential buyer's down here in Naples, FL seem to be adopting some very "peculiar" behavior. I have a feeling that the national news has a lot to do with it, but it throws me never-the-less. Buyers seem a bit nervous. They just don't feel confident with their decision making process. I just got back from a 4th of July picnic where there were numerous realtors. We started talking about the market, crazy situations, crazy people, funny people, etc.. Then the topic of our brokers came up. It made me think. I have finally (after 5 yrs. in the business and new town) found a real "grown up" broker to hang my license. I mean just that... Since deciding to train for the Miami ING marathon, I have started a bit of conditioning, although early, I just don't want to start from scratch in Sept for the Jan. marathon. I decided to start my Sunday's with a positive attitude and a feeling of accomplishment. I am just running a couple days a week - with cross-training in between, but Sunday's are for the long run. My long runs only consist of 6-7 miles right now and won't advance until Sept, but I find this a good base. It also get's all the cobwebs out of my brain and allows

another week waiting for our lender to get back to us - either with acceptance of an offer submitted or a counter ---(the appraisal was done by the lender on 5/8 -contract submitted to lender 4/23). Well - after us (the owner and attorney) doing all the calling -- often refusing to get off the phone until we get the next person in charge at the lender --- finally got a counter -- more than 60 days later and the buyer walks!
