Finally.... Finally.... Finally..... that's all I can think when I go over in my mind the last 6 months with this one short sale listing. The seller was great, the buyer was great, the agent for the buyer was great.... guess who was the pain in the neck???? Country Wide was the first disfunctional institution, then the second mortgage was held by a smaller bank, Third Federal. Looking for a realtor? Where do you start if you don't know who to go to? How can you tell who is ethical? Who is business savy? Who will you get along with? This is tough. I too, as a realtor come across this situation when I need to find a realtor in another city for a friend who needs one. I start with the internet, and on any of their sites, I try to catch something.... sometimes they use the wrong grammer ---- they may have a word spelled wrong... they may say something very original and unique. Short Sales are old news.Many buyers have made offers, written up contracts only to have the mortgage company respond too slowly or turn down their offers only creating more work for all involved. Then the mortgage company loses all that time only to start all over again. Then the buyers have to start from scratch. Oh well -- this is a learning curve for all of us in this industry. Naples, FL. Again, sales up from last years numbers, but potential buyer's down here in Naples, FL seem to be adopting some very "peculiar" behavior. I have a feeling that the national news has a lot to do with it, but it throws me never-the-less. Buyers seem a bit nervous. They just don't feel confident with their decision making process. Another Buyer walked away! Yes, it took the lender (Countrywide of course)- more than 60 days to get a response and a counter for this buyer, but the buyer knew, from the beginning when signing the contract that it probably would take up to 90 days and they would counter and be prepared to pay more than the offer - (I know the lenders have a ratio to work with depending on the appraisal)--- The list price in the mls was very low to draw people in, but the lender still came down from that so, in truth --it truly is

Hey all you internet junkies..... I stumbled across Active Rain --- played around a bit and guess what? Responded to a referral on the board and got a listing and in 4 weeks, pending and will close in 2 weeks! The best part is.... working with another realtor in CA --- what a dream. She knows the business, knows what we need to do to sell and allows me to do my job. And..... another referral from somebody else she knows will be coming my way. With all that said...
