Finally.... Finally.... Finally..... that's all I can think when I go over in my mind the last 6 months with this one short sale listing. The seller was great, the buyer was great, the agent for the buyer was great.... guess who was the pain in the neck????
Country Wide was the first disfunctional institution, then the second mortgage was held by a smaller bank, Third Federal. I am getting mixed answers on the question regarding how a short sale will affect your credit score.
All of the information I am sharing, what I heard, comes from lender's, not from everybody who has an opinion. From all of this.... I know nothing. If anybody can offer some facts that are updated or from personal experience, please share----

Naples, FL. Again, sales up from last years numbers, but potential buyer's down here in Naples, FL seem to be adopting some very "peculiar" behavior. I have a feeling that the national news has a lot to do with it, but it throws me never-the-less. Buyers seem a bit nervous. They just don't feel confident with their decision making process. Another Buyer walked away! Yes, it took the lender (Countrywide of course)- more than 60 days to get a response and a counter for this buyer, but the buyer knew, from the beginning when signing the contract that it probably would take up to 90 days and they would counter and be prepared to pay more than the offer - (I know the lenders have a ratio to work with depending on the appraisal)--- The list price in the mls was very low to draw people in, but the lender still came down from that so, in truth --it truly is … (1 comments)

another week waiting for our lender to get back to us - either with acceptance of an offer submitted or a counter ---(the appraisal was done by the lender on 5/8 -contract submitted to lender 4/23).
Well - after us (the owner and attorney) doing all the calling -- often refusing to get off the phone until we get the next person in charge at the lender --- finally got a counter -- more than 60 days later and the buyer walks!

One of my past blogs has sent me a handful of phone calls from the public looking for guidance on a short sale. They all seem to be in the same situation, can't keep up with the monthly fee's, taxes, etc.... while still trying to sell their property. Here is some information I hope is helpful. We are all kind of working through all the details on this "new" option, but every transaction is different with challenges we cannot foresee before they come up.
