PENDING SALES AT THREE YEAR HIGH Report Shows Inventory Declines 7.6 Percent
NAPLES, Fla.-March 13, 2009- In February 2009, the pending sales in the Naples area reached its highest peak in over three years, according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).
Overall pending sales, which are a key indicator of buyer activity, continued its upward trend in February. Pending sales increased 69 percent with 808 pending in February 2009 compared to 479 in February 2008.

Ok -- it has been a couple of weeks and I really have not yet recovered from my bruised ego since the attempt at the Miami Marathon in January. I trained and did all that was expected and..... I just had a bad day....not just a bad day... one of my worst running days I can remember ...... My body just didn't feel like my own and I ached and dragged myself over the 1/2 marathon finish line.... embarrassed and so disappointed.

PENDING HOME SALES AT HIGHEST POINT SINCE 2005  NAPLES, Fla.-February 13, 2009- In January 2009, the highest number of pending sales since 2005 was reported in a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).  Overall pending sales, which are a key indicator of buyer activity, increased 85 percent year-to-date in January 2009.  The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. another week waiting for our lender to get back to us - either with acceptance of an offer submitted or a counter ---(the appraisal was done by the lender on 5/8 -contract submitted to lender 4/23).
Well - after us (the owner and attorney) doing all the calling -- often refusing to get off the phone until we get the next person in charge at the lender --- finally got a counter -- more than 60 days later and the buyer walks!

Who is interested in getting a realtor team to run in the 2009 ING miami marathon? It is Jan. 25. Training would start some time in September and since I have decided to welcome my 5th decade, yes, turning 50 in Jan ---- with gusto--- I refuse to become a frump or one of those realtors that refuses to get their photo updated for their business cards --- you know who they are --- you take a double take when you see them in person. I laugh every time.  Let's be proud instead of trying to fool everybody.

Another week spent in the car, comparing neighborhoods, prices and maint. fee's, but not all in vain. This is a couple we realtors love to work with.
I met them at an open house, unfortunately the one I was sitting (one of my listings), was not what they were looking for so I shared some facts about the market. I waited to see if they were receptive or were they one of those who thought they knew everything? I let them wonder around a bit so they could talk between themselves without feeling like somebody was over their shoulder. Another week and more education. This industry is so wide open with opportunities if you are willing to be flexible and educated.... daily. The short sale is becoming a common accurance, but to direct yourself or your clients through this is different every time. It all depends on the lender and the actual situation --- first of all you have to make sure this is a true short sale opportunity - for both the seller and buyer's knowledge before you proceed. Seller's --- get all financial info needed at your finger tips.... you have to do some work too. Ask every question … (3 comments)
