So, I started at Century 21 All Islands today. It sure feels good. After being in the woods for a few years I realized I forgot what it was like to be part of the corporate world. Century 21 isn't just a company, it's an enterprise. They didn't get that way easily, I am sure. So, now I have so many forms to fill out. Before all I used was a listing agreement and the basic contracts and disclosures ... escrow handled the rest if needed. Now, I have so many forms to fill out for each lising. Today is a new begining ...I am finally transferred. So, here is the announcement. Patrick J. Lambert is now with Century 21 All Islands. Now this country boy has city power. When I was forced to transfer my license, due to my broker folding down her tent, I decided that this time I was going to do MY homework. I got on the MLS and did a CMA of the companies on this island. I am getting a few things ready for one of the most important meetings I have had in years tomorrow morning. I start reflecting upon my day and think of my favorite part of my job. As a Realtor I am allowed the freedom of working my own schedule. I am so blessed that my job allows me to be able to enjoy a beautiful drive every morning with my son, who is 7 and in 1st grade. In Hawaii each section of the island is in a specific lava zone. When purchasing property or a home on the island of Hawaii the lava zone is important because in some areas home owners insurance cannot be had, in some areas the banks will not grant loans. If you are looking to buy in Hawaii make sure you do your homework and find out the facts on lava zones by checking with a local Hawaii Realtor (preferably me!)

Location, location, location. Most people think "hey, your in Hawaii, there can't be a bad location. These days the VOG coming from the very active volcano of Kilauea has been causing problems for this particular location. The VOG travels from the Kilauea Volcano, travels over Mauna Loa and travels to the other islands in some cases creating more VOG hundreds of miles away on Oahu than there is in the general location of the flume causing the VOG. Volcanoes National Park has closed several times over the past several weeks and those people who have come from all over the world (9 comments)

I love my coffee. I am good for at least 2 pots of coffee a day. Living here in Hawai'i I have tried every coffee available from each of the islands. There is Kona, Kauai (my favorite until now), Maui and more. Now, we have Ka'u coffee. Ka'u is Hawai'i's largest district covering the whole south section of the Big Island. Over the past few years our local Ka'u coffee has traveled the world and quickly become part of the top ten coffees worldwide. I am so proud of our local farmers for putting us on the map. Well, I am getting geared up to switch companies. I am really excited. I just met one of the best Realtors I have met on this island so far. Motivated and motivating. Professional and kind. Talks about Real Estate and not his problems. Believes and works with the same brand of real estate as I do, Mike Ferry. He appreciates my skill and has offered me a great deal. Now I need to get my current broker to release my listings, sign my forms as she promised and move ahead. I have decided to go with the best company on the (8 comments)

Wow, what a pickle I am in. The industry changes and right now it's killing me. My broker has decided she no longer wants to do Real Estate. I have been with her company for three years and have basically built it up for her... it's just me and her. I have a lot of inventory and am in the middle of several negotiations and obtaining new listings. It cost me a lot to work there for reasons I sure don't want to mention in a public forum out of mutual respect. Now, I have to change my license and this (10 comments)

I have registered to google and can now track all the activity and key words that lead people to my site. How to? I know all computers are different so here's how it works for me. Open interent Explorer. In the upper right hand corner you can click to register. You will have to verify your site by placing a "meta tag" in the html code and after you verify you will be able to get reports on your site. You can register separate for Analytics which provides tracking on your page. There is also a google blog you can set (5 comments)

Well, it's Aloha Friday here in beautiful Hawai'i. I like to say goodbye to the week and hello to the weekend. We have clear skies and my wish from yesterday for the trades to kick up has come true. My plan for the weekend is to take my family to the famous Black Sand Beach at Punalu'u and practice the "just hang loose" thing. Funny thing, and I always get the stink eye from wife over this, I always meet people and spend so much time talking about Hawaii and how wonderful it is here, how much I love living here, (7 comments)

Back in 1996 I attended the Mike Ferry Seminar in Palm Springs California. It was so exhilarating to be part of that setting and the training was so enlightening. The following year I took the Floyd Wickman Sweathogs Program. Different but the same. Two different guys as far as personality but the result the same. While both promote the cold call, most think that is just out of touch anymore. Since the "do not call list" and the ridiculous fact that licensed Realtors do not fall under the protected status as politicians do I think that telemarketing for Real Estate has (0 comments)

How are you being affected by the VOG? I have a 7 year old son who is having breathing problems. He keeps getting what the doctor is calling "viral pneumonia" he believes is caused by the VOG. So, I checked out the information at this link http://volcano.wr.usgs.gov/kilaueastatus.php It seems we have some major activity. Though I was aware of this from the news I did not realize just how much. As I live about 40 miles south, 20 as the crow flies, this is making me a bit worried. I see the sky, the vog in the sky. Web Page Activity I get a lot of acitivity on my web page and have found that most of my seller and buyer leads come from my web activity. Since I have been tracking my numbers in January I have seen over 2,000 unique visitors per month on my various pages in total. I have to admit, I am shocked by these figures. I thought maybe 20 people a month, tops. But as the bar rises every month and I get more and more activity it becomes more clear that the web has opened doors that never existed before in selling Real (0 comments)

Broker Open Houses I recently did Realtor caravan for the first time in a VERY long time. Normally this is just not my gig. However, I really have to say that the momentum that was created for the other agents to work hard for me to sell my listings was incredible. Me, well in my personal observation I have, as everyone, seen a HUGE decline in the quantity of buyers in the current Real Estate Market.
