How Did We Open Our Own Real Estate Brokerage?

It has been 6 months since my husband Peter and I opened our own Real Estate Brokerage in Barrie "ELITE ACCESS REALTY INC." and it has been such a great experience. I can't tell you how many people really believed that we would not succeed but we are on our way.

The truth is that our transactions have doubled from last year and our rate of closing businesses is growing fast. New qualified Buyers call us daily and we are getting listings easily. We have also getting a great amount of referrals from agents of other regions.

People ask us how we get the amount of clients we get, eventhough we are not originally from Barrie (we have been living here for just 5 years), are considered to be "new" (as we have been in the business for less than 4 years each) and we are not expending ridiculous amounts of money on advertising in the newspaper every weekend.

Deberia escribir en espanol porque este grupo fue creado para hispanos asi que "if you don't know Spanish I guess you may use a translator".

Yo vivo a 45 minutos norte de Toronto. Hispanos en Real Estate en Toronto siguen creciendo en numero y asi mismo la poblacion hispana continua incrementandose en esa ciudad.

Sin embargo, es increible que solo basta manejar 45 minutos al norte para que haya un cambio radical...mi ciudad Barrie es completamente "English Speakers Territory".

Pero eso no es lo peor porque yo hablo ingles (aunque tengo acento) y trabajo con mi esposo (que es un Broker canadiense)...lo que es terrible es que la comunidad de esta area no esta acostumbrada a personas que no son "locales" y muchos se rehusan a aceptar que diferentes culturas estan llegando (casi que los ven como intrusos) y obviamente no confiarian a alguien de otro pais (aunque soy canadiense) la venta o compra de su casa.

Parece increible pero es verdad. Nuestra estrategia de ventas es que en para la primera visita con clientes solo va mi esposo. El evalua los clientes y si el considera que ellos son "open mind enough", me presenta, pero una vez ya son sus clientes...

Suena triste pero la estrategia a funcionado de maravilla y la tasa de cierres de contratos se ha incrementado...

La mayoria de clientes crea una excelente relacion conmigo una vez me conoce, aveces hasta mejor que la que tienen con mi esposo, pero a veces tenemos que dejar que el maneje los clientes que no quieren trabajar conmigo (no lo dicen pero las obras son mas fuertes que las palabras).

Lo chistoso es que esos clientes no saben que en nuestro equipo de trabajo yo soy una de las mejores negociadoras y que ademas manejo el mercadeo de nuestros listings (ademas de mi licencia en Real Estate, tengo un master en mercadeo)...

Lately, I have heard about lots of commissions being paid incomplete. In fact, it happened to me 2 times already. It is very important to use the Mortgage Verification form so you know the financial situation of your listings.

Remember that in this market we work with cooperating agents that don't deserve to have the surprise of having their commissions cut or simply not having any commission what so ever for their work.

Some people can even stop paying their mortgages while you are in the process of selling and then the Banks will begin the processes of Powers of sale without you even knowing. Communication with your clients is key.

Barrie Go Train is a Fact!

It is a fact! The first Barrie's GO train commuter trains left Barrie's south-end station for the first time on Monday, December 17, 2007.

Trains will first leave Barrie's GO station getting into Toronto's Union Station.

From Toronto, trains begin departing at approximately 4:10 p.m., according to GO's schedule.

There are four trains out in the morning, four trains back at night.

· Single (one-way) fare: $10.30

· 10 rides: $93.75.

· Monthly pass: $331

Another important fact is that there are not stops between Barrie and Bradford, which is as far north as GO trains run now (although GO buses travel to and from Barrie).

We are expecting to see an increase in Barrie Real Estate Prices soon after the Go Train begins serving Barrie.
