Coletta, thanks for sharing the importance of presentation through staging. I am amazed as how many times agents take photos of toilet seats up, or as my wife says happy face or beds unmade, dishes in the sink etc. Yes, I get the fact we all have lives. But nobody wants to see your toothbrush after 2 months. So, if there is the 3C's of staging then I think an E should be added for Expectation.

Charles, a great post about a subject that appears in many eyes simple, but a lot behind the scenes, that is so overlooked. I would like to add a few other thoughts to keep in mind for the readers out there. First painting is 85% labor, 15% material. So don't go cheap and use only the best like a Benjamin Moore. Second, when a building is sprayed it has to be thinned as noted, so guess what the application being sprayed is you guessed it thin. Ed, thank you for posting a subject that effects the physic of the buyers and sellers in the market today. I think the  items listed are the normal reasons, but as you know these are abnormal times based on what has occurred the last four years, post bubble. Equities have been wiped out, job losses are still present, credit issues are rampant, and the overall sense of where the economy is yet to be determined. Living Expenses, Rent v. Buy - 10/27/11 01:53 PM
Eric, its hard to say if these stats. are as accurate as they appear. The challenges like Palm Beach County or South Florida seem to be all over the map. As an example if one were to get a modification they may pay less than a renter could find validating this article. On the other hand one could very well find the same rental unit in size and pay less. The biggest factor I see, is the wages actually dropping along with the value of the dollar. This has created the inbalance to spend more and get less. That's my opinion. … (1 comments)

For me writing was never a strong element and still isn't. Thanks Staff, for reminding us how mortal we all are. My nervous feeling came from building my first spec. house in the late 80's. I had experience as a carpenter, but didn't have the experience yet in all the things to create, manage subs, market and sell, my own project. In addition taking the risk of thousands of dollars which was on the line. The outcome however, was successful, sold the project for a profit, and gained the confidence to do it many more times. Ginny, to some the zip code is less important then the name of the city or town. Here  in Palm Beach county, My community which is considered it's own city, the city of Atlantis shares the same zipcode of Manalapan (located at the ocean). Lake Worth, Lantana, and us Atlantis which are all west of the Atlantic. I prefer to be considered living in the City of Atlantis, then to be called living in Lake Worth, which is less desirable. Joke of the day - #350: The refrigerator thinks I should get up! - 10/23/11 10:58 AM
Eric, I too have had these strange noises coming from the frig. only to discover it's a normal occurrence when machines start to age. For some reason I don't remember all these sounds growing up. perhaps things were just simpler then. As far as the sleep thing, its starts with the mattress and right pillow. Pillow-tops are no no good, and the wrong pillow propels your head to far forward. Solve these two problems and you will become rested even it's only 5 -6 hours, then the 7-8 hours which some say is recommended. Thanks for sharing.

The problem is a small portion of Realtors are lazy, and want to take the easy road. This biggest issue and still is despite all these communication devices is communication. The number one complaint among this industry. Phillip, another great post and right to the point. I have my own tactic it's called public records. How much time could be saved, by doing some extra due diligence. I'm sure it's done up there, but a lot of agents will include strict guideline attachments to the listing sheet, with a check list of items to complete before submission.

Gita, I like your basic tips. Most of us here in S. Florida live in gated communities, with rules and HOA dues. They happen to be there for a reason, it's so your neighbor doesn't paint their house purple and pink, or that nice Royal blue we love on the exterior. I'm lucky however to live in the City of Atlantis, where we don't have an HOA, but have our own city hall, gated entry, police station, golf courses and no orange houses.
I think most people are OK with the rules you outlined.
