      <title>GTA MONTHLY MARKET FIGURES  </title>
      <description>&lt;p&gt;GTA REALTORS&#174; RELEASE MONTHLY MARKET FIGURES&lt;/p&gt;
&lt;p&gt;Greater Toronto REALTORS&#174; reported 4,567 sales through the TorontoMLS&#174; system in January 2012. This number was 8.8 per cent higher than the 4,199 sales reported in January 2011. Sales growth was strongest for low-rise home types in the regions surrounding the City of Toronto.&lt;/p&gt;
&lt;p&gt;&#8220;A favourable affordability picture bolstered by very low posted fixed mortgage rates has kept home buyers confident in their ability to achieve the Canadian goal of home ownership,&#8221; said Toronto Real Estate Board President Richard Silver. &#8220;The buyer pool remains diverse in the GTA with strong interest in home types across the pricing spectrum,&#8221; continued Silver.&lt;/p&gt;
&lt;p&gt;The average selling price for January 2012 transactions was $463,534 &#8211; up by almost nine per cent compared to January 2011.&lt;/p&gt;

&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial,Arial; font-size: x-small;"&gt;Greater Toronto REALTORS&#174; reported 4,718 transactions through the TorontoMLS&#174; system in December 2011. The December result capped off the second-best year on record under the current Toronto Real Estate Board (TREB) boundaries. Total sales for 2011 amounted to 89,347 &#8211; up four per cent in comparison to 2010. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial,Arial; font-size: x-small;"&gt;&lt;img class="rg_hi" src="http://t2.gstatic.com/images?q=tbn:ANd9GcTUQa1oz01PIkoTproGYFM6Esi1yy5CXiG7YXJx_4dz_IFM8U7Chw" id="rg_hi" height="124" alt="" width="172" style="width: 172px; height: 124px;"&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;"Low borrowing costs kept Buyers confident in their ability to comfortably cover their mortgage payments along with other major housing costs," said TREB President Richard Silver. "If Buyers had not been constrained by a shortage of listings over the past 12 months, we would have been flirting with a new sales record in the Greater Toronto Area," added Silver.&lt;/p&gt;
&lt;p&gt;The average selling price in December was $451,436 &#8211; up four per cent compared to December 2010. For all of 2011, the average selling price was $465,412, an increase of eight per cent in comparison to the average of $431,276 in 2010.&lt;/p&gt;
&lt;p&gt;"Months of inventory remained below the pre-recession norm in 2011&lt;/p&gt;

      <title>Its Jan 3rd today!</title>
      <description>&lt;p&gt;Today is Jan 3rd but it is still the first working day of this year. Most of the offices remained closed yesterday.&lt;/p&gt;
&lt;p&gt;I had a Home inspection on 1st, a listing presentation yesterday ( which went fine) and have a showing late in the evening ! In total I have been working all these days and could not take off. That's what we have in this business. Its the service witch comes first. You provide the service and the business will come.&lt;/p&gt;
&lt;p&gt;Its the coldest day in GTA area. The min temp. will go down to -16 degree centigrades but I will be busy.&#160;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Home inspection on 1 Jan !</title>
      <description>&lt;p&gt;I had a home inspection today. While everyone was relaxing I think I was the only guy working. But I was happy.&lt;/p&gt;
&lt;p&gt;I have a listing presentation tomorrow too. Isn't it a great start in 2012! I think it is. But, it is the hard work I did in year 2011.&lt;/p&gt;

      <title>First Day Of New Year !</title>
      <description>&lt;p&gt;While most of us took a break on 1st Jan but I was busy somewhere else serving&#160; one of my client !&lt;/p&gt;
&lt;p&gt;What a good start it can be on the first day !&#160;I had a Home Inspection at Derry Rd and Mavis Rd in Mississauga.&lt;/p&gt;
&lt;p&gt;Just sold a detached home two days ago in a new neighborhood, close to Sobey's, 407, 401, 410 and heartland.&lt;/p&gt;
&lt;p&gt;The prices of homes under 2400 sq foot are going around $580000 !&lt;/p&gt;
&lt;p&gt;The inventory of homes for sales in this area is low but there will be somethingnew coming up in next four months times.&lt;/p&gt;

&lt;p&gt;I received an email today from someone I care deeply about.&#160;&#160;&#160;&#160; She tells me that she is sorry.&#160;&#160; She saw a home on line, and sent an email inquiring about an open house.&#160;&#160;&#160; The broker was at the property and why doesn't she come on down.&#160;&#160;&#160; Well, they did, and needless to say fell in love with it.&#160;&#160;&#160;&lt;/p&gt;
&lt;p&gt;Her email told me that she had to move quickly and prequalify through the listing agents mortgage people or they would lose the home.&#160;&#160;&#160; They are signing P&amp;amp;S today.&#160;&#160;&#160;&lt;img title="are you kidding me?" src="http://activerain.com/image_store/uploads/8/1/4/4/6/ar132456193564418.jpg" height="250" alt="choice" style="float: right; margin: 10px; border: 5px solid black;" width="230"&gt;&lt;/p&gt;
&lt;p&gt;She tells me that she is sorry,&#160; that they didn't have a choice!&#160;&#160;&#160;&#160; I have not, nor will I ask for details. &#160;&#160; I don't want to rain on their parade, but...&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You always have a choice.&lt;/strong&gt;&#160; &lt;/p&gt;
&lt;p&gt;Clearly they didn't have representation.&#160;&#160;&#160;&#160;&#160; Did they know they should have?&#160;&#160;&#160;&#160; Did they know they &lt;em&gt;&lt;strong&gt;could&lt;/strong&gt;&lt;/em&gt; have?&#160;&#160;&#160;&#160;&#160; You know I won't know.&#160;&#160; I suspect they knew exactly what they were doing or got so caught up in the emotion of it that they acted hastily.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you are buying a home, you should always have representation!&lt;/strong&gt;&#160;&#160;&#160; I can't think of many, really, any exceptions.&#160;&#160;&#160; Especially in the situation I have described above.&#160;&#160; I've been in the business for 24 years.&#160;&#160; If I were buying a home, I would get an agent, someone other than myself.&#160;&#160; It is just that important!&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;em&gt;&lt;strong&gt;Buying a home is an emotional purchase.&#160;&#160;&#160; &lt;/strong&gt;I don't know many people that act rationally when emotions are involved.&#160;&#160;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Because you are family or friends, do you have to use me?&#160;&#160; No.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You always have a choice in who to use as your Realtor!&#160;&#160;&#160;&lt;/strong&gt; But do make a choice!&#160;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The listing agent works for the Seller.&lt;/strong&gt; &#160; That means their obligation is to them.&#160; Literally.&#160; Their job is to get the best deal for the Seller. &#160;&#160;&#160; &#160; &#160; Just because they are friendly, nice and smiling, doesn't mean that your best interests will be theirs! &#160; &#160;&lt;/p&gt;
&lt;p&gt;Will you lose the home because you have an agent? &#160;&#160; Will you get a better deal without someone representing you? &#160; &#160; I highly doubt it! &#160; &#160; &lt;strong&gt;Don't go it alone or fall prey to the listing side because they tell you that you must act quickly!&#160;&#160;&#160; &lt;/strong&gt;Pick up the phone.&#160;&#160;&#160; Hire a Buyer's Agent.&#160;&#160; It doesn't cost you a dime and you know what?&#160;&#160; It is expected!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Acting in the best interest of your family would be leveling the playing field and getting someone to work for YOU!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;em style=""&gt;&lt;span style="color: black; font-family: Arial;"&gt;Greater Toronto REALTORS&#174; reported 2,699 transactions through the TorontoMLS&#174; system during the first 14 days of December. This result was 11 per cent above the number of transactions recorded during the same period in 2010. On a year-to-date basis, sales amounted to 87,407 &#8211; up 4.3 per cent compared to 2010. &lt;/span&gt;&lt;/em&gt;&lt;em style=""&gt;&lt;/em&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;

      <description>&lt;p&gt;OREA and the &lt;a href="http://www.ohba.ca/"&gt;&lt;span style="color: #1c3f94;"&gt;Ontario Home Builder&#8217;s Association&lt;/span&gt;&lt;/a&gt; have teamed up to advocate in support of a &lt;a href="http://www.homeownershipmatters.ca/policy/issue-summaries/"&gt;&lt;span style="color: #1c3f94;"&gt;permanent home renovation tax rebate&lt;/span&gt;&lt;/a&gt;for provincial home owners. If created, a permanent home renovation rebate would give home owners an incentive to use a professional contractor who pays taxes and maintains liability insurance.&lt;/p&gt;
&lt;p&gt;Similar to the federal home renovation tax credit from 2009, the rebate would generate economic activity and move more transactions out of the underground economy allowing the provincial government to collect the missed tax revenue.&#160;&lt;/p&gt;
&lt;p&gt;OREA has included the proposal to create a permanent &lt;a href="http://www.homeownershipmatters.ca/policy/issue-summaries/"&gt;&lt;span style="color: #1c3f94;"&gt;home renovation tax rebate&lt;/span&gt;&lt;/a&gt; in its &#8220;&lt;a href="http://www.homeownershipmatters.ca/policy/issue-summaries/"&gt;&lt;span style="color: #1c3f94;"&gt;Home Ownership Matters&lt;/span&gt;&lt;/a&gt;&#8221; campaign. As a result, the renovation rebate has received &lt;a href="http://www.homeownershipmatters.ca/media-coverage/media-coverage-on-our-issues/"&gt;&lt;span style="color: #1c3f94;"&gt;coverage&lt;/span&gt;&lt;/a&gt; in a number of daily newspapers around Ontario.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;&lt;span class="style4"&gt;&lt;span style="font-size: x-small;"&gt;&lt;span class="statistics_headline"&gt;Strong Condo Sales Growth in Q3 2011&lt;/span&gt;&lt;br&gt;&lt;br&gt;&lt;/span&gt;&lt;/span&gt;Greater Toronto REALTORS&#174; reported 5,770 condominium apartment transactions through the TorontoMLS&#174; system in the third quarter of 2011, representing a 24 per cent increase over the same period in 2010. The average selling price increased by almost nine per cent to $333,352.&lt;br&gt;&lt;br&gt; "Condominium apartments have accounted for about one-quarter of total existing home sales in the GTA this year. This share is expected to increase moving forward, as new home sales and construction has become increasingly driven by high-rise construction," said Toronto Real Estate Board President Richard Silver.&lt;br&gt;&lt;br&gt; In line with new home sales and construction trends over the last few years, condominium apartment completions have been high so far in 2011. When condo projects reach the completion stage, investors and end users whose housing needs have changed often list their units for sale or rent.&lt;br&gt;&lt;br&gt; "The average annual rate of price growth remained strong in the third quarter, despite the upward trend in completions and active listings. This is because the pace of sales remained brisk, keeping sellers' market conditions in place.&lt;/p&gt;

The Ontario Energy Board has developed the daily and seasonal Time-of-Use periods shown in the charts below. Note that the off-peak period now starts at 7 &lt;span style="font-variant: small-caps;"&gt;p.m&lt;/span&gt;. It pays to shift the use of your laundry appliances, dishwasher and air conditioner to the lowest price off-peak hours.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>GTA - Resale Market Report</title>
      <description>&lt;p&gt;Toronto, November 3, 2011 &#8211; Greater Toronto REALTORS&#174; reported 7,642 home sales through the TorontoMLS&#174; in October 2011. This represented an increase of 17.5 per cent compared to the 6,504 transactions reported in October 2010.&lt;/p&gt;
&lt;p&gt;Monthly sales data follow a recurring seasonal trend that should be removed before comparing monthly results within the same year. After adjusting for seasonality, the annualized rate of sales for October was 97,100, which was above the average of 90,700 for the first three quarters of 2011.&lt;/p&gt;
&lt;p&gt;&#8220;The pace of October resale home transactions remained brisk in the GTA. This bodes well for a strong finish to 2011,&#8221; said Toronto Real Estate Board President Richard Silver. &#8220;Home buyers who found it difficult to make a deal in the spring and summer due to a shortage of listings have benefitted from increased supply in the fall.&#8221;&lt;/p&gt;
&lt;p&gt;The average selling price through the TorontoMLS&#174; in October was $478,137 &#8211; up eight per cent compared to October 2010.&lt;/p&gt;
&lt;p&gt;&#8220;Sellers&#8217; market conditions remain in place in many parts of the GTA. The result has been above-average annual rates of price growth for most home types,&#8221; said Jason Mercer, the Toronto Real Estate Board&#8217;s Senior Manager of Market Analysis. &#8220;Thanks to low interest rates, strong price growth has not substantially changed the positive affordability picture in the City of Toronto and surrounding regions.&#8221;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Fall Home Maintenance - Checklist</title>

&lt;p&gt;Geting ready for winter ! Here is the checklist to review.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;1. Have your furnace or heating system serviced by a qualified service technician, or as recommended by the manufacturer.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;2.&#160;Have chimneys professionally checked and cleared of any obstructions or animal nests.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;3.&#160;Pop off the vent covers on heating ducts to vacuum out any surface dust or debris inside.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;4.&#160;Stock up on furnace air filters, which should generally be changed monthly during the heating season.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;5.&#160;Take a look at visible ductwork to see if seams remain tight and insulation or duct tape is intact.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;6.&#160;Clean the vent covers on bathroom exhaust fans and range hoods.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;7.&#160;Make this your regular time of year to check and replace batteries on smoke and carbon-monoxide detectors.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;8.&#160;Switch out window screens for storm windows.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;9.&#160;Check the seal on windows and doors; add weather stripping, as required &#8212; follow directions on the package for best results, typically while temperatures are above -7&#176;C (20&#176;F).&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;10.&#160;Clean out the humidifier.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;11.&#160;Cover outside air-conditioning units and shut off power.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;12.&#160;Inspect the area around your foundation wall or perimeter of your home to check for any potential water leaks.&lt;/p&gt;
