GTA REALTORS® RELEASE MONTHLY MARKET FIGURES

Greater Toronto REALTORS® reported 4,567 sales through the TorontoMLS® system in January 2012. This number was 8.8 per cent higher than the 4,199 sales reported in January 2011. Sales growth was strongest for low-rise home types in the regions surrounding the City of Toronto.

“A favourable affordability picture bolstered by very low posted fixed mortgage rates has kept home buyers confident in their ability to achieve the Canadian goal of home ownership,” said Toronto Real Estate Board President Richard Silver. “The buyer pool remains diverse in the GTA with strong interest in home types across the pricing spectrum,” continued Silver.

The average selling price for January 2012 transactions was $463,534 – up by almost nine per cent compared to January 2011.

GTA MONTHLY RESALE MARKET FIGURES

Greater Toronto REALTORS® reported 4,718 transactions through the TorontoMLS® system in December 2011. The December result capped off the second-best year on record under the current Toronto Real Estate Board (TREB) boundaries. Total sales for 2011 amounted to 89,347 – up four per cent in comparison to 2010.

"Low borrowing costs kept Buyers confident in their ability to comfortably cover their mortgage payments along with other major housing costs," said TREB President Richard Silver. "If Buyers had not been constrained by a shortage of listings over the past 12 months, we would have been flirting with a new sales record in the Greater Toronto Area," added Silver.

The average selling price in December was $451,436 – up four per cent compared to December 2010. For all of 2011, the average selling price was $465,412, an increase of eight per cent in comparison to the average of $431,276 in 2010.

"Months of inventory remained below the pre-recession norm in 2011

Its Jan 3rd today!

Today is Jan 3rd but it is still the first working day of this year. Most of the offices remained closed yesterday.

I had a Home inspection on 1st, a listing presentation yesterday ( which went fine) and have a showing late in the evening ! In total I have been working all these days and could not take off. That's what we have in this business. Its the service witch comes first. You provide the service and the business will come.

Its the coldest day in GTA area. The min temp. will go down to -16 degree centigrades but I will be busy.

Home inspection on 1 Jan !

I had a home inspection today. While everyone was relaxing I think I was the only guy working. But I was happy.

I have a listing presentation tomorrow too. Isn't it a great start in 2012! I think it is. But, it is the hard work I did in year 2011.

First Day Of New Year !

While most of us took a break on 1st Jan but I was busy somewhere else serving one of my client !

What a good start it can be on the first day ! I had a Home Inspection at Derry Rd and Mavis Rd in Mississauga.

Just sold a detached home two days ago in a new neighborhood, close to Sobey's, 407, 401, 410 and heartland.

The prices of homes under 2400 sq foot are going around $580000 !

The inventory of homes for sales in this area is low but there will be somethingnew coming up in next four months times.

Great blog Carol. It just happened with one of my client last week.

We got to be very careful. When your buyer goes to his mortgage agent that is the time where he/she tries to exploit the situation.

End result is, brief thoroughly your buyers, have a representation in place and let them know you can also assist them in mortgage financing. Tell them what to say when they meet another agent (or mortgage broker) at open house.

I received an email today from someone I care deeply about.     She tells me that she is sorry.   She saw a home on line, and sent an email inquiring about an open house.    The broker was at the property and why doesn't she come on down.    Well, they did, and needless to say fell in love with it.

Her email told me that she had to move quickly and prequalify through the listing agents mortgage people or they would lose the home.    They are signing P&S today.

She tells me that she is sorry, that they didn't have a choice!     I have not, nor will I ask for details.    I don't want to rain on their parade, but...

You always have a choice.

Clearly they didn't have representation.      Did they know they should have?     Did they know they could have?      You know I won't know.   I suspect they knew exactly what they were doing or got so caught up in the emotion of it that they acted hastily.

If you are buying a home, you should always have representation!    I can't think of many, really, any exceptions.    Especially in the situation I have described above.   I've been in the business for 24 years.   If I were buying a home, I would get an agent, someone other than myself.   It is just that important!

Buying a home is an emotional purchase.    I don't know many people that act rationally when emotions are involved.

Because you are family or friends, do you have to use me?   No.

You always have a choice in who to use as your Realtor!    But do make a choice!

The listing agent works for the Seller. That means their obligation is to them. Literally. Their job is to get the best deal for the Seller.     Just because they are friendly, nice and smiling, doesn't mean that your best interests will be theirs!

Will you lose the home because you have an agent?    Will you get a better deal without someone representing you? I highly doubt it! Don't go it alone or fall prey to the listing side because they tell you that you must act quickly!    Pick up the phone.    Hire a Buyer's Agent.   It doesn't cost you a dime and you know what?   It is expected!

Acting in the best interest of your family would be leveling the playing field and getting someone to work for YOU!

There are many free and inexpensive ways to conserve energy in your home. Some improvements for your home will cost money, but these are often good investments that will reduce your electricity bills in the future.

Remember these main conservation ideas:

Shift electricity use to off-peak periods. $
With small meters and time of use pricing you can save money by switching some of your energy use to mid- and off-peak hours when electricity prices are lower.

Unplug electronic items not in use.
Many electronic items — computers, TVs, cell phone chargers — continue to consume small amounts of electricity unless they are unplugged. Try plugging these items into a power bar with a switch, so you can easily turn them off when they are not in use.

Choose energy-efficient products.
Consider energy savings in your buying decision. ENERGY STAR® appliances and compact fluorescent light bulbs consume less electricity, so your costs will be reduced.

The most important factor in purchasing an investment condo used to be how significant the monthly surplus of cash flow was. In other words, the difference between your monthly carrying costs (mortgage, condo fees and property taxes) and the rent you were receiving. Today this difference is still important but almost always works out to a negative number. Therefore, today, the most significant factor when looking at an investment condo is the appreciation factor.

The first rule of thumb is that the safest place to invest in a condo is in the downtown core. If you're renting to just one person your goal is to find the cheapest unit available in the best location and building possible. The reason for this is that, despite small variances in purchase price due to age, finishes and amenities, the difference in rent can be zilch. There are units that will sell for $200,000 and those that will sell for $250,000 but yield the same rent.

Mid Month Resale Housing Figures - December 2011

TORONTO, December 16, 2011 --

Greater Toronto REALTORS® reported 2,699 transactions through the TorontoMLS® system during the first 14 days of December. This result was 11 per cent above the number of transactions recorded during the same period in 2010. On a year-to-date basis, sales amounted to 87,407 – up 4.3 per cent compared to 2010.

"We have had the second best year on record for transactions under the current Toronto Real Estate Board boundaries. Households have continued to take advantage of affordable home ownership options across the diverse array of housing types available in the Greater Toronto Area," said TREB President Richard Silver.

The average selling price during the first two weeks of December 2011 was $460,967 – up six per cent in comparison to December 2010.

OREA and OHBA team up to promote reno tax rebate

OREA and the Ontario Home Builder’s Association have teamed up to advocate in support of a permanent home renovation tax rebatefor provincial home owners. If created, a permanent home renovation rebate would give home owners an incentive to use a professional contractor who pays taxes and maintains liability insurance.

Similar to the federal home renovation tax credit from 2009, the rebate would generate economic activity and move more transactions out of the underground economy allowing the provincial government to collect the missed tax revenue.

OREA has included the proposal to create a permanent home renovation tax rebate in its “Home Ownership Matters” campaign. As a result, the renovation rebate has received coverage in a number of daily newspapers around Ontario.

Strong Condo Sales Growth in Q3 2011

Greater Toronto REALTORS® reported 5,770 condominium apartment transactions through the TorontoMLS® system in the third quarter of 2011, representing a 24 per cent increase over the same period in 2010. The average selling price increased by almost nine per cent to $333,352.

"Condominium apartments have accounted for about one-quarter of total existing home sales in the GTA this year. This share is expected to increase moving forward, as new home sales and construction has become increasingly driven by high-rise construction," said Toronto Real Estate Board President Richard Silver.

In line with new home sales and construction trends over the last few years, condominium apartment completions have been high so far in 2011. When condo projects reach the completion stage, investors and end users whose housing needs have changed often list their units for sale or rent.

"The average annual rate of price growth remained strong in the third quarter, despite the upward trend in completions and active listings. This is because the pace of sales remained brisk, keeping sellers' market conditions in place.

What is peak demand?
Peak demand is the highest demand of energy consumption during a time cycle. The time cycles are several, depending on the consumption type and external conditions. The worst case is when one or more of the peak demands are added to each other. Examples of peak demands in lighting is when the sun goes down and all the lights in offices, homes and streets are switched on, or when everybody comes to the office a cloudy winter day and all lights, heating and equipment are turned on.

Times of Use Rates - Toronto Hydro

Time-of-Use rates work together with your smart meter. The Ontario Energy Board has developed the daily and seasonal Time-of-Use periods shown in the charts below. Note that the off-peak period now starts at 7 p.m. It pays to shift the use of your laundry appliances, dishwasher and air conditioner to the lowest price off-peak hours.

Winter Rates
(November 1 - April 30)

The winter gives us two peak periods. This is because our days are shorter and in the morning when most people get up, lights and appliances are turned on and heating systems are turned up. The pattern repeats later in the day around the dinner hour.

Summer Rates
(May 1 - October 31)

In the summer, we traditionally have just one peak period in the middle of the day between 11 a.m. and 5 p.m. This is mainly due to air conditioning use during the hottest hours of the day.

Weekends and Holidays
(All year)

Demand, and electricity prices are lower on weekends and holidays - as well as overnight.

GTA - Resale Market Report

Toronto, November 3, 2011 – Greater Toronto REALTORS® reported 7,642 home sales through the TorontoMLS® in October 2011. This represented an increase of 17.5 per cent compared to the 6,504 transactions reported in October 2010.

Monthly sales data follow a recurring seasonal trend that should be removed before comparing monthly results within the same year. After adjusting for seasonality, the annualized rate of sales for October was 97,100, which was above the average of 90,700 for the first three quarters of 2011.

“The pace of October resale home transactions remained brisk in the GTA. This bodes well for a strong finish to 2011,” said Toronto Real Estate Board President Richard Silver. “Home buyers who found it difficult to make a deal in the spring and summer due to a shortage of listings have benefitted from increased supply in the fall.”

The average selling price through the TorontoMLS® in October was $478,137 – up eight per cent compared to October 2010.

“Sellers’ market conditions remain in place in many parts of the GTA. The result has been above-average annual rates of price growth for most home types,” said Jason Mercer, the Toronto Real Estate Board’s Senior Manager of Market Analysis. “Thanks to low interest rates, strong price growth has not substantially changed the positive affordability picture in the City of Toronto and surrounding regions.”

Fall Home Maintenance - Checklist

Geting ready for winter ! Here is the checklist to review.

1. Have your furnace or heating system serviced by a qualified service technician, or as recommended by the manufacturer.

2. Have chimneys professionally checked and cleared of any obstructions or animal nests.

3. Pop off the vent covers on heating ducts to vacuum out any surface dust or debris inside.

4. Stock up on furnace air filters, which should generally be changed monthly during the heating season.

5. Take a look at visible ductwork to see if seams remain tight and insulation or duct tape is intact.

6. Clean the vent covers on bathroom exhaust fans and range hoods.

7. Make this your regular time of year to check and replace batteries on smoke and carbon-monoxide detectors.

8. Switch out window screens for storm windows.

9. Check the seal on windows and doors; add weather stripping, as required — follow directions on the package for best results, typically while temperatures are above -7°C (20°F).

10. Clean out the humidifier.

11. Cover outside air-conditioning units and shut off power.

12. Inspect the area around your foundation wall or perimeter of your home to check for any potential water leaks.

13. Have the eaves troughs and downspouts cleared.

14. Detach and store outdoor hoses and close the shut-off valve.
