Get ready for Rankin County's largest event, Brandon Day, to be held at Shiloh Park May 6-8, 2010. The outdoor festival will feature arts and crafts, carnival rides, food, fireworks, and day-long entertainment. The headliner for this year's event is country music superstar Aaron Tippin, performing Saturday night. Also performing May 8 is Crossin' Dixon, a Mississippi country band. Friday night's entertainment are two Christian groups -- Sidewalk Prophets and Addison Road. Tickets are $15 in advance or $20 at the gate. brandon ms: Easter Egg Hunt in Brandon MS - 04/09/09 11:36 PM
The City of Brandon held their Annual Easter Egg Hunt Thursday evening at Shiloh Park. Hundreds of children came to the ball fields to race for the colorful eggs and to jump in the giant inflatables. Four ball fields contained over 2000 eggs each to accommodate the excited children. The well-organized hunt enabled the younger children to collect eggs in their own age category while the older children played until their turn on adjoining fields.
Several lucky participants grabbed the "prize" eggs and received special Easter baskets filled with stuffed animals, candy, and other treats. Although many cities held their hunts (0 comments)

Today was my self-appointed day to sleep in. I deserved it. The last two work days had been 12-plus hours each, both late-nighters, and I had no early morning appointments scheduled for today. Ahh, with no alarm set to awaken me, I can grab an extra hour of shut-eye. It was not meant to be. My phone rang before 7:00 a.m. My daughter-in-law was frantic because her youngest (age 2) had locked her out of the house and refused to let her in. This post marks the inaugural issue of a series featuring Mississippi Foreclosures. Since HUD announces their new listings, price revisions, etc., on Fridays, my weekly post will aptly be named Foreclosure Friday. First, a brief introduction into buying a foreclosed property: Anyone can buy a foreclosure, if you have the cash OR can obtain a loan (mortgage). In the past, prospects have called to ask whether foreclosed homes are available to rent (the answer is NO) or if financing is available to people with credit issues, bankruptcies, etc. Although anyone CAN buy a foreclosure, you still must QUALIFY for the mortgage. Yesterday I held a Realtor Open House in a popular Brandon MS neighborhood (Crossgates). Several Realtors combined efforts to open our listings for two hours to let agents tour the properties, have lunch, and register for door prizes. A preferred lender sponsored my door prize and accompanied me to the open house. About 30 minutes into the open house, there was a loud, persistent knock at the door. When I answered, a REAL LIVE PROSPECT asked if he could look at the home. I explained it was for Realtors only, and asked if he could schedule an appointment to return later. Are you kidding me? ha! First Time Homebuyers in Mississippi have heard about the $8,000 tax credit offered by the federal government to assist in buying a home. The new regulation is an improvement over the $7,500 tax credit for 2008. Details are depicted in the following chart. Major changes in the policy eliminate the repayment clause, and as long as homebuyers keep (and occupy) their home for three years, no recapture is made of the tax credit! brandon ms: Jackson (MS) Association of Realtors Launches New MLS System - 02/18/09 10:48 PM
The Jackson Association of Realtors released their new MLS system a couple of weeks ago. The program, List-It, is provided by Solid Earth, a real estate technology company based in Huntsville, Alabama. Realtors have been experimenting with the new site since it went "live" on February 5th. As expected, the transition has been challenging, but the new MLS appears to be superior to the previous system and has some quality enhancements that should prove more user-friendly to Realtors and consumers alike. Castlewoods Country Club is located off Highway 25 in northwest Rankin County. This locally owned club features an 18-hole golf course, "The Bear", designed by the Jack Nicklaus' Group.
Drive down Castlewoods Blvd., and you'll see the clubhouse, lake, and the 8,500 square foot deck. The clubhouse has a pro shop, a snack bar and grill, and provides members a place to relax after a round of golf or a long day.

Open Houses aren't always an effective use of time, but occasionally there are listings that warrant them. Years ago I read an article about Open Houses and it made sense to me...only hold a house open if it's in a PRIME LOCATION, i.e. high traffic area or if the property has certain characteristics that make it unique or will be a big draw. I've listed such a house. My plan was to have an Open House next Sunday. It was listed too late to advertise in my local newspaper THIS week, so Sunday, February 1 is my target date.

Avid golfers in the Brandon/Pearl area will want to visit Patrick Farms Golf Course, located 2 miles south of I-20 at Exit 54 (Crossgates).
The entrance to the course is off Greenfield Road. Golfers new to the area can map the location here. Patrick Farms Golf Course is an 18 hole, par 72 course with wide fairways and challenging greens, and they have active leagues for men, ladies, and couples.
Patrick Farms is open 364 days a year. They have optional dual membership that includes Whisper Lake Country Club in Madison, MS.

This week, I spent a lot of time with out-of-town sellers, who came to prepare a home for sale. They are a most delightful, elderly couple. During their visit, I made some recommendations for improvements to their property and volunteered to pick up a few of the needed items at Home Depot. They were at the house waiting on a plumber and didn't want to miss him. While shopping, my client called and asked me to pick up a few more items. Flagging down a friendly store clerk while still on the phone with my seller, we located a cart and carried the purchases to my SUV. (13 comments)

My newest project, a fixer-upper, needs to be repainted. The living room, 15 feet by 23 feet, has 12 foot ceilings. I wondered how much paint to buy. By searching Google, I found a website that has a paint calculator. The site, MIstupid.com, provides a lot of useful information. If you have time to spare, you can read about vitamins, use a currency converter, and much more. Surf the content section for information on sports, history, geography, health, technology, etc. Back to my dilemma and how much paint to buy... According to the chart, I'll need 4.56 gallons of paint for two coats. I would have guessed (hoped) three gallons would be (8 comments)

It rarely snows in Mississippi, so when it does, it virtually causes all activity to cease. School was either cancelled or dismissed early due to the winter storm that hit central Mississippi today.
Rain, sleet, and snow pelted the Jackson Metro area early this morning, and noon time temperature reached a mere 36 degrees today. It is quite a slushy mess. Bridges are iced over, and a Winter Storm Warning is in effect until 6:00 p.m. today. Since the southern states are not equipped to handle snow and ice accumulation, it is recommended that you stay indoors unless absolutely (4 comments)

The Kroger Company opened their new 64000 square foot supermarket at 1070 Spillway Circle in Brandon's Reservoir area a week ago. The long-awaited opening was extremely well received by hundreds of local residents.
My two visits to the store thus far were positive shopping experiences. Kroger has an impressive selection in their produce department, the organic section is awesome, and their fresh seafood section; yum!
There is a sushi bar, prepared fresh daily, a soup and salad bar, and an olive bar. (I highly recommend the sushi.)
