buying a home in brandon ms: Murphy's Law and the Real Estate Transaction - 10/09/18 01:48 PM
Murphy's Law: What CAN go wrong WILL go wrong

This post was inspired by a missing prescription. I went to my doctor who said she would phone in my prescription. After work I went to the pharmacy, only to be told they had no record of an order. They blamed the doctor's office, who was closed by this time, and suggested perhaps I was at the wrong pharmacy!

Regardless of how much I protested, they didn't budge. The next morning, the doctor's office called to confirm my prescription WAS called in, this time with a confirmation (?), and my script was filled.

So, WHY did I think this relates to real estate? If anything … (13 comments)

buying a home in brandon ms: From Madison WI to Brandon MS: Bringing The Snow to MS - 01/16/18 04:27 PM

Five weeks ago Darryl and Elisa flew to Jackson International Airport to buy a house, but because it was snowing heavily, the second leg of their flight (Chicago to Mississippi) was turned around. After a  stressful day of travel, the plane eventually was cleared to land and we started their home search later that same day.

We found a home on that snowy December visit. After securing the contract, they returned to Wisconsin to pack for their move.

Yesterday while driving from Wisconsin, they encountered a blizzard in southern Illinois. Then their van broke down.  They rented a truck to bring their furnishings the rest of the way. Their sense of adventure and … (11 comments)

buying a home in brandon ms: Are You Ready to Dip Your Toe in the Home Buying Pool? - 12/09/16 10:38 AM
Remember the first time you tried something new? Were you confident or apprehensive about the task at hand? Think back to when you first...
Rode a bike Learned to drive Applied for a job Tried to cook Learned to swim
The list could go on indefinitely. The point is, most of us lack confidence to perform these tasks until we've done it a few times.

My phone rang this morning. A recent home buyer didn't know how to use her automatic garage door opener. She had been manually opening the door since closing on her house. I explained how to pull the emergency release … (1 comments)

buying a home in brandon ms: How Can I Buy A House and Sell Another Simultaneously? - 09/01/16 08:58 AM
My phone rang and a former homebuyer asked "How can I sell my current home while simultaneously buying a new one?" This young couple has lived in their Brandon MS home for three years and now wants to move to a larger home with a shorter commute.

Rather than jump in the car and start looking at homes, I explained the process to my client. My first suggestion was to redirect them to their lender (who provided excellent service when they purchased their first home) to determine what price range they would now qualify for, factoring in increased wages, current financial obligations, etc.

My next course of action is to take a look at the … (6 comments)

buying a home in brandon ms: Friday Photos - Rustic Reno - 08/18/16 01:32 PM
You never know what you'll see when you're out working. Yesterday while previewing a house in the Reservoir area of Brandon, I spotted a rustic wagon at the front door. Nestled between the begonias was a cozy kitten taking a siesta.
I continued through the house and felt like I'd walked into HGTV Land. Anyone that knows me knows I LOVE home projects and fixer-uppers, so I was naturally in awe of the decor.

The walls were lined with some type of shiplap, one of Joanna Gaines favorite finds on HGTV's Fixer Upper. I asked the listing agent if I could take photos so shown above are some of the … (17 comments)

buying a home in brandon ms: Should I Meet the Neighbors BEFORE Signing On The Dotted Line? - 01/21/16 08:11 AM
Buying a house is a major investment. If you're like most people, you will live in your home a minimum of five years, maybe more. It's important to learn everything you can about your potential new home, and neighbors can play a big role in that education.

Before I bought my last home, I visited the neighbor. I wanted to know everything I could about the house and the neighborhood. What was the area like? Did the neighbor enjoy living there? Could the neighbor tell me anything of value about the house?

Is crime a concern? Have there been break-ins or neighbor disputes? Is traffic a problem? Did you frequently see … (37 comments)

buying a home in brandon ms: If I Make a Change to the Contract, Will it Still Be Valid? - 11/11/15 02:28 AM
One day last week, I presented an offer to purchase a home in the Brandon MS area on behalf of my buyer.
After several tense days of negotiating, we received confirmation of an accepted contract. But upon review of the sales agreement, I noticed the seller made a change to the offer that was not conveyed to me or the buyer.
So, do we have a contract?
The price is agreed upon, the closing costs and inspection addendum has been negotiated,  and the closing date is acceptable to both parties. But this ONE LITTLE CHANGE without the knowledge and consent of the buyer invalidated our contract.
If ANY change is made to … (13 comments)
