mississippi: First Time Homebuyer Tax Credit Available for Mississippians - 02/22/09 11:10 PM
First Time Homebuyers in Mississippi have heard about the $8,000 tax credit offered by the federal government to assist in buying a home. The new regulation is an improvement over the $7,500 tax credit for 2008. Details are depicted in the following chart.
Major changes in the policy eliminate the repayment clause, and as long as homebuyers keep (and occupy) their home for three years, no recapture is made of the tax credit! To be eligible, you must be a first-time home owner or have not owned a home during the last three years. When in doubt, please consult your tax advisor.

mississippi: The Frustration of Clients...even after saying they understand the market! - 01/11/09 08:57 PM
 Words of wisdom...
Via Olga Diaz Potter, REALTOR, CRS, ASP, e-PRO (Olga Diaz-Potter & Sharae Randall, Beasley Realty):
As we start the new year, and jump into the process, I am surprised to learn that many clients still feel the level of high frustration at the idea that their house isn't selling quickly enough--even in this market.  As their realtor, we are there to listen to their frustration, share valuable information, and many times hold their hands as they state their feelings of anxiety.  This may be an area that is difficult to uphold as the weeks turn into months for … (0 comments)

mississippi: Parker House Restaurant in Olde Towne Ridgeland - 11/19/08 06:54 PM

Today I was treated to a superb lunch at the Parker House Restaurant in Olde Towne Ridgeland. The Parker House has an interesting history that you can read about on their website, but suffice it to say that it is fine dining in a old English style residence-turned-restaurant in the heart of Olde Towne.

The food was exquisitely prepared and served in a timely fashion. Our meal began with a serving of fried green tomatoes, some of the best I've ever had. It was difficult deciding what to order--everything looked so GOOD! Although I strongly considered the shrimp and grits, ultimately I selected the … (5 comments)

mississippi: Let's go Walking, Mississippi! - 10/21/08 01:42 PM
Regardless of where you live, you've likely heard the benefits of walking. Many people walk to lose weight, but there are many advantages to walking; it lowers cholesterol and blood pressure, improves your stamina, and elevates your mood. That's a good reason in and of itself. But for each hour spent walking, you add two hours to your life. Now that is an incentive!

The Let's Go Walkin' Mississippi campaign is sponsored by Blue Cross Blue Shield of Mississippi, and First Lady Marsha Barbour, wife of Gov. Haley Barbour, is the spokeswoman. Most Mississippians have seen the public service announcements encouraging walking to get … (0 comments)

mississippi: Brandon MS: New Kroger Supermarket has Opened - 10/16/08 04:31 PM
The Kroger Company opened their new 64000 square foot supermarket at 1070 Spillway Circle in Brandon's Reservoir area a week ago. The long-awaited opening was extremely well received by hundreds of local residents.

My two visits to the store thus far were positive shopping experiences. Kroger has an impressive selection in their produce department, the organic section is awesome, and their fresh seafood section; yum!

There is a sushi bar, prepared fresh daily, a soup and salad bar, and an olive bar. (I highly recommend the sushi.)

The store opened at the corner of Spillway Road and Northshore Parkway in northwest … (0 comments)

mississippi: The Deadly Sins of Selling Your Home - 10/15/08 08:35 AM
The following is an excellent post written by Kristal Kraft and reprinted on my blog with permission. Kristal makes the point that in our current stagnant market where sellers are in direct competition with each other for buyers, it pays to give attention to the details when making your home show worthy and available. Please give as much information as possible, especially lot dimensions, school information, neighborhood assessments, etc.

mississippi: Economic Stimulus Check: Use it or Lose it - 10/09/08 08:12 PM
Have you filed your 2007 tax return? Well, call me the procrastinator. I beat the October 15 deadline for filing my Federal tax return by a full seven days. Woo hoo! As I left the accountant's office, I assured her that THIS year will be different. Unfortunately, she knows me well enough by now that she is taking a "I'll believe it when I see it" attitude.
This blog is to remind everyone about the economic stimulus package which passed earlier this year. In order to receive a check, your tax return must be filed by October 15. An news article … (2 comments)

mississippi: Prevent the Embarrassment of Putting a Home on the Market that Isn’t Show Ready - 10/05/08 09:25 AM
The following article is a reprint written by Emma Vargas. If you are a seller, please consider taking the necessary steps to show your home in it's best light. Realtors, we need to step up to the plate on this topic. Enjoy!

Via Emma Vargas, Simply Staging:
This post was inspired by a recent house that I viewed during open house weekend.  The home was full of clutter, the rooms hadn't been properly picked-up and the house was just plain dirty.  When I politely recommended to the listing agent that he might want to consider giving his sellers an education … (1 comments)

mississippi: Flowood MS Kid's Night Out - 10/05/08 09:06 AM

The City of Flowood, MS is offering it's alternative to Halloween on Thursday, October 30 at Winner's Circle Park. The park is adjacent to Flynt Memorial Library on Old Fannin Road.
The city is encouraging residents to move their Halloween festivities (Trick or Treating) to Thursday night instead of the traditional date to avoid conflict with area football games.
Area churches, schools, and business are invited to participate. This annual event, sponsored by the City, is FREE and always a hit with the kids. Bring your children between 5:30 - 8:30 p.m.

mississippi: Who's Scamming Your Listing? Find Out By Googling Your Own Listings. - 09/30/08 03:28 PM

The Today Show for September 9th featured a Craigslist listing for a rental.  The price was well below what comparable neighborhood rentals would go for, and the photos showed a beautiful home, both inside and out.  The adress and photos are accurate.
The problem?  Although this home is listed with a Real Estate Brokerage, it is not for rent.  The photos were picked … (8 comments)

mississippi: Go with what you know!!! Stocks? NO WAY! - 09/23/08 07:21 PM
The following article, compliments of Jimmy Cooper, expresses my sentiments and those I'm sure of many others across the country. I've invested in real estate since I was 17 years old (yes, true statement) and only recall one property that failed to return a profit. How many can make that statement about the stock market?
While the housing market may be soft, the stock market is extremely volatile. Buy real estate; it's a smarter investment.

mississippi: Are you in the right ZIP code? - 09/10/08 01:11 PM
UPDATE: November 11, 2008
My purpose for this post was to call to the reader's attention that Mississippi has a wonderful resource in the near-center of our state, the Ross Barnett Reservoir. I felt that potential clients searching for listings might not find this area because if searching by zip code, they would miss out on a wonderful lifestyle and place to live. Following is my original article: ~Pat Starnes

We may be missing some quality properties when searching by zip code in our MLS system, but more importantly, buyers may be missing US! Not all agents put the correct zip code … (4 comments)

mississippi: Let's go Downtown! - 09/09/08 10:46 PM
Have you ever driven downtown (any city, USA), looked at vacant buildings and thought, gee, it would be nice to renovate that old building? Maybe even construct a loft apartment so you could live & work in the same place? I have, but maybe that's just me.
The Jackson Association of Realtors (MS) had their monthly meeting today. Our special guest was Ben Allen of Downtown Jackson Partners, who shared with us several proposed revitalization projects in the downtown area. The projects include the King Edward Hotel, Standard Life Building, and the Farish Street project, to name a few. Mr. Allen said the … (1 comments)

mississippi: A Storm's a Brewing - 08/28/08 02:49 PM
As most of you know by now, the price of oil, which of late had been falling, rose sharply overnight as everyone began their preparations to stock food, supplies, generators, etc., across the south as no-one knows what may come over the next few days. I observed last night on my way home from work long lines at the pumps as locals three hours away from the coast filled their tanks. I'm sorry, guys. Yes, we should be prepared, but as a Katrina evacuee and ultimate transplant to a new land (Jackson, MS) I remember how all the stations ran out of … (1 comments)
