This is the third weekly installment of my series, Foreclosure Friday. Each issue contains foreclosure tidbits and gives access to foreclosures throughout Mississippi via HUD, VA, Fannie Mae and Freddie Mac.
As I mentioned in my previous posts, when buying a HUD foreclosure, only owner-occupants can bid during the first 10-day bid period. The longer a HUD home remains on the market, the more likely for either a price reduction or for HUD to accept a lesser sales price.

pat starnes: Realtor Open House Gives an Unexpected Surprise - 02/25/09 08:08 AM
Yesterday I held a Realtor Open House in a popular Brandon MS neighborhood (Crossgates). Several Realtors combined efforts to open our listings for two hours to let agents tour the properties, have lunch, and register for door prizes. A preferred lender sponsored my door prize and accompanied me to the open house.
About 30 minutes into the open house, there was a loud, persistent knock at the door. When I answered, a REAL LIVE PROSPECT asked if he could look at the home. I explained it was for Realtors only, and asked if he could schedule an appointment to return later.

Castlewoods Country Club is located off Highway 25 in northwest Rankin County. This locally owned club features an 18-hole golf course, "The Bear", designed by the Jack Nicklaus' Group.

pat starnes: Open House vs Super Bowl Sunday... Will anyone come? - 01/23/09 10:53 AM
Open Houses aren't always an effective use of time, but occasionally there are listings that warrant them. Years ago I read an article about Open Houses and it made sense to me...only hold a house open if it's in a PRIME LOCATION, i.e. high traffic area or if the property has certain characteristics that make it unique or will be a big draw.
I've listed such a house. My plan was to have an Open House next Sunday. It was listed too late to advertise in my local newspaper THIS week, so Sunday, February 1 is my target date.

Avid golfers in the Brandon/Pearl area will want to visit Patrick Farms Golf Course, located 2 miles south of I-20 at Exit 54 (Crossgates).

The entrance to the course is off Greenfield Road. Golfers new to the area can map the location here. Patrick Farms Golf Course is an 18 hole, par 72 course with wide fairways and challenging greens, and they have active leagues for men, ladies, and couples.


Patrick Farms is open 364 days a year. They have optional dual membership that includes Whisper Lake Country Club in Madison, MS.

This week, I spent a lot of time with out-of-town sellers, who came to prepare a home for sale. They are a most delightful, elderly couple. During their visit, I made some recommendations for improvements to their property and volunteered to pick up a few of the needed items at Home Depot. They were at the house waiting on a plumber and didn't want to miss him.
While shopping, my client called and asked me to pick up a few more items. Flagging down a friendly store clerk while still on the phone with my seller, we located a cart and carried the purchases to my SUV. … (13 comments)

pat starnes: Paint Calculator - Estimating Coverage - 12/14/08 11:04 PM
My newest project, a fixer-upper, needs to be repainted. The living room, 15 feet by 23 feet, has 12 foot ceilings. I wondered how much paint to buy.
By searching Google, I found a website that has a paint calculator. The site, MIstupid.com, provides a lot of useful information. If you have time to spare, you can read about vitamins,  use a currency converter, and much more. Surf the content section for information on sports, history, geography, health, technology, etc.
Back to my dilemma and how much paint to buy... According to the chart, I'll need 4.56 gallons of paint for two coats. I would have guessed (hoped) three gallons would be … (8 comments)

I am in the process of buying yet another home. I have no idea how many homes I've owned, but suffice it to say, I move a LOT.
Just like our buyer clients, I want to be sure that my existing furniture works in the new space. However, I am compulsive about it. Despite my many moves, I've always obsessed whether everything will fit and how it will look. So this morning I looked on-line for a website that would help me arrange the furniture in a functional but attractive method without using a lot of muscle.

It's been in the planning stage for a month, but today I finally addressed the postcards for my Thanksgiving mailout. Years ago, I attended a seminar that suggested any mass mailout be done AFTER the 15th of the month, but before the 25th for maximum effect.
My postcards were ordered from Color For Real Estate and look a little like this:

Regardless of where you live, you've likely heard the benefits of walking. Many people walk to lose weight, but there are many advantages to walking; it lowers cholesterol and blood pressure, improves your stamina, and elevates your mood. Last week I attended an informative presentation about all the growth and renovation throughout the entire downtown Jackson area. I wanted to see for myself what the buzz was about.
There are currently 16 projects, large ones, in "the works", and several already in progress.

 Yesterday was a beautiful, crisp fall day in the Jackson Metro area, a perfect day for visiting the historic Fondren district.

We loaded up the "little girls" and took them to the downtown area so they could play and the "big girls" could shop.

St. Luke's Fundraiser was for the benefit of both St. Luke's Church and the Methodist Children Home.

 


There is a lot to see and do in the Fondren area. Good food, including Walker's Drive Inn, Rooster's Restaurant, Basil's, quaint shops, multiple area churches, and a community grocery store to name a few. Take … (1 comments)

Picture this: It's Saturday, October 18, 2008. The weather should be crisp and mild, with no rain in sight. What can we do? How should we spend the day? How about taking a stroll at A Day On Duling in the historic Fondren District?
The community event will benefit both St. Luke's UMC and the Methodist Children's Home. Duling Avenue runs east-west between Old Canton Road and Highway 51.
