I have been working with very qualified buyers but the wall I have been hitting is that the buyers believe if they continue to wait they will get the home they are most interested in at a "better price."

Well, I recently sent a response email to one of my buyers to inform them that not only one of the properties they were waiting on is under contract but all 3! I then went onto explain that it is a "Great time for buyers to purchase with the interest rates remaining low - it won't be forever - the market will turn again into what is referred to as a "Sellers" market." Then at the very end of my email after sign off I entered the following message, "Good news for buyers - the Feds have dropped the prime interest another half a point this morning....it is a good time to purchase property - the interest rates are great and FHA & SONYMA have great programs as well as most of the Banks - and with the inventory of properties on the market - buyers are reaping the benefits! "

I have since put together additional 3 deals this month.

We (Realtors) have to let the buyers know, very carefully, you don't want to insult anyone, that the market is still good and if you are truly in want of the "home ownership" dream, its better to buy now then it was in the height of the market, when it was a "Sellers Market". We need to educate the buyers and sellers, look this is our profession, do you educate your doctor or accountant? No, they educate you! Take the same initiative and educate your CLIENTS & CUSTOMERS!

It is a GREAT MARKET - interest rates and inventory - provides the best opportunity and choices to buyers!
