FORECLOSURES EVERYWHERE.&amp;nbsp;&amp;nbsp; REALTORS TRYING OUR BEST TO HELP OUT THE SELLERS BY TAKING THESE SHORT SALE LISTINGS AND THEN WORKING WITH BUYERS TO FIND THEM A GOOD DEAL ON A HOME *the ones that can get financing*.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;FORGET FINANCING......FHA GUIDE LINES STATE THAT THE HOMES MUST HAVE HEATING AND AIR.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I HAVE NEVER SEEN A MARKET QUITE LIKE THIS ONE.&amp;nbsp; I CERTAINLY HOPE THAT SOMEONE COMES UP WITH A PLAN TO SPEED UP THIS PROCESS TO AVOID THESE PITFALLS.&amp;nbsp; IT IS TRULY ASHAME TO SEE THIS HAPPENING.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I AM IN FLORIDA AND I AM SURE THIS IS HAPPENING ALL OVER THE COUNTRY.&amp;nbsp; IT IS SO FRUSTRATING TOO AS A REALTOR.&lt;/p&gt;

&lt;p&gt;OK...I AM AT MY WITS END HERE DEALING WITH COUNTRYWIDE SHORT SALE DIVISION.&amp;nbsp; JUST WHEN YOU THINK YOU ARE MAKING PROGRESS.......... BAM...YOU GET NOWHERE.&amp;nbsp; I KEEP HEARING THAT WE CANNOT GET THRU TO THE NEGOTIATOR.     <title>CENTRAL FLORIDA ~ IS THIS A FLORIDA PANTHER PRINT?</title>

&lt;div&gt;Not to long ago, we were walking the dog one night before going to bed and it had&amp;nbsp;rained a few hours earlier&amp;nbsp;really hard that&amp;nbsp; so on the sidewalk sand had washed onto it......&amp;nbsp;and the dog kept pulling and sniffing and then she stopped and we looked down where she had stopped and we saw this &lt;/div&gt;&lt;div&gt;huge paw print.&amp;nbsp; I ran back to the house and got the camera and the flash light&lt;/div&gt;&lt;div&gt;and we layed a quarter down beside the print&amp;nbsp; and to the upper right corner you can see our dog&amp;#39;s foot print. She weighs about 40lbs.&amp;nbsp; &lt;/div&gt;&lt;div&gt;Now I am not certain but I really think this could be a Panther print.&amp;nbsp; Its way too big for a bobcat.&lt;/div&gt;&lt;div&gt;We live between Orlando and Ocala and I have heard rumors of a panther running around the Sugarloaf Mountain area which is north of&amp;nbsp;Clermont&amp;nbsp;but had never seen one before.&lt;/div&gt;&lt;div&gt;You tell me...what do you think?&lt;/div&gt;&lt;div&gt;&lt;img src="http://activerain.com/image_store/uploads/7/0/2/6/9/ar120976466496207.jpg" height="600" align="baseline" alt=" " width="800" /&gt;&lt;/div&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;Short sales are basically new territory for most real estate professionals and basically everyone in this industry&amp;nbsp;but as time goes on, we are learning more and more with experience. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I have been finding that buyers are shying away from short sales and agents are shying away from showing them. &amp;nbsp; ARE YOU EXPERIENCING THIS?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Is it just because of the time that it takes to get answers?&lt;/strong&gt; &amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;or&lt;/strong&gt; &amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Is it that they are afraid of what they don&amp;#39;t know?&lt;/strong&gt; &amp;nbsp; &lt;/p&gt;&lt;p&gt;I have found though my experience that each agent who has a short sale listing is different. &lt;/p&gt;&lt;p&gt;I ask probing questions to see how far along in the process the agent is. That is key before even showing the listing. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I&amp;nbsp;just need to know how to get more agents to show and write offers on my short sale listings. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I have reduced the listing prices to approximately&amp;nbsp;10% below market in hopes of SOMEONE writing an offer.&amp;nbsp; The properties show well too. &lt;/p&gt;&lt;p&gt;The banks want fair market value but as prices keep falling, I don&amp;#39;t want to be stuck following the market downward as we have not hit bottom yet here in Florida. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I am very curious to see everyone&amp;#39;s take on this.&amp;nbsp; &amp;nbsp; &lt;/p&gt;&lt;p&gt;Looking forward to reading your response!!!&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p align="center"&gt;COUNTRYWIDE SHORT SALE DEPARTMENT&lt;/p&gt;&lt;p align="left"&gt;Ok, Countrywide as gone thru a whole new cleaning out and revamping of their short sales department.&amp;nbsp; I called to day to get an update on the seemingly never ending contract for short sale and I actually got a very nice woman on the phone by the name of Sandra&amp;nbsp;who was very informative!&amp;nbsp; Good Golly! THis was nice for a change!!&lt;/p&gt;&lt;p align="left"&gt;All my documents are in,&amp;nbsp;the&amp;nbsp;BPO is back and we have been in limbo for over 2 weeks now.&amp;nbsp;(oops sorry &amp;quot;review&amp;quot;)&amp;nbsp;She *meaning Sandra* &amp;nbsp;said she was sending off an&amp;nbsp;&amp;quot;URGENT&amp;quot; email on this file to be assigned to a negotiator and that the buyer was starting to get cold feet!&amp;nbsp; WOW!!!&amp;nbsp;&amp;nbsp;Let&amp;#39;s see if this pans out by the end of the week.&amp;nbsp;&amp;nbsp;HANG OUT THE FLAG...WE MAY BE HEADING DOWN THE HOME STRETCH.&amp;nbsp; BTW ... we had a negotiator 3 wks ago but the file was yanked from his cold little hands~~~&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p align="left"&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;Just starting up with Active Rain and so far, it has proved to be very informative.&amp;nbsp; I would love to start a blog about Short Sales and Foreclosures in the Florida market and any&amp;nbsp;info that may be helpful to my fellow agents, buyers, sellers and investors.&amp;nbsp;&amp;nbsp;I&amp;nbsp;know this is a&amp;nbsp;HOT TOPIC all over the Country!!!!&amp;nbsp;&amp;nbsp; I can tell you all that knowledge comes from experience and we ALL are experiencing our fair share.&amp;nbsp; I have been in this business for over 18 years and I have never seen this type of market before.&amp;nbsp; Not a day has gone by in this business when I haven&amp;#39;t learned something new!!!&amp;nbsp;&amp;nbsp; Share with me your experiences with Short Sales and Foreclosures.&amp;nbsp; I want to hear from you!!!!&lt;/p&gt;    </content>
