      <title>CENTRAL FLORIDA ~ IS THIS A FLORIDA PANTHER PRINT?</title>
      <description>&lt;div&gt;Not to long ago, we were walking the dog one night before going to bed and it had&amp;nbsp;rained a few hours earlier&amp;nbsp;really hard that&amp;nbsp; so on the sidewalk sand had washed onto it......&amp;nbsp;and the dog kept pulling and sniffing and then she stopped and we looked down where she had stopped and we saw this &lt;/div&gt;&lt;div&gt;huge paw print.&amp;nbsp; I ran back to the house and got the camera and the flash light&lt;/div&gt;&lt;div&gt;and we layed a quarter down beside the print&amp;nbsp; and to the upper right corner you can see our dog&amp;#39;s foot print.       <title>ARE YOUR BUYERS TELLING YOU THEY ARE SCARED OF SHORT SALES?</title>
      <description>&lt;p&gt;Short sales are basically new territory for most real estate professionals and basically everyone in this industry&amp;nbsp;but as time goes on, we are learning more and more with experience. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I have been finding that buyers are shying away from short sales and agents are shying away from showing them. &amp;nbsp; ARE YOU EXPERIENCING THIS?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Is it just because of the time that it takes to get answers?&lt;/strong&gt; &amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;or&lt;/strong&gt; &amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Is it that they are afraid of what they don&amp;#39;t know?&lt;/strong&gt; &amp;nbsp; &lt;/p&gt;&lt;p&gt;I have found though my experience that each agent who has a short sale listing is different. &lt;/p&gt;&lt;p&gt;I ask probing questions to see how far along in the process the agent is. That is key before even showing the listing. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I&amp;nbsp;just need to know how to get more agents to show and write offers on my short sale listings. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I have reduced the listing prices to approximately&amp;nbsp;10% below market in hopes of SOMEONE writing an offer.&amp;nbsp; The properties show well too. &lt;/p&gt;&lt;p&gt;The banks want fair market value but as prices keep falling, I don&amp;#39;t want to be stuck following the market downward as we have not hit bottom yet here in Florida. &amp;nbsp; &lt;/p&gt;&lt;p&gt;I am very curious to see everyone&amp;#39;s take on this.&amp;nbsp; &amp;nbsp; &lt;/p&gt;&lt;p&gt;Looking forward to reading your response!!!&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>
