Tobbie Marble is our 4 year old resident fat cat who has never seen a lap he doesn’t like. He is especially fond of me, he follows me everywhere and he is a permanent fixture on my lap. So I decided to take Tobbie Marble with me to the office today because I wanted him to spend time with Marianna but the the only thing he did was hide under her desk.
But this is what he does while with me at my home office....

In the following pictures, we have 5 organisms: the seller, the buyer, the buyer’s bank, the buyer’s appraiser, and the seller's lender foreclosure department. I sometimes wonder if they are all looking at the same property or whether some sort of catastrophic event has fallen upon the home from one day to the next (or perhaps whether some crew has come in and made the home into a castle while we weren’t looking). Below is a Disclosure that Fannie Mae is now requiring buyers to sign on many REO/bank owned homes. If Fannie Mae is going through the trouble of adding a Disclosure in order to protect themselves, I strongly suggest that YOU (the buyer) listen to them and hire an attorney if you're buying a foreclosure. The need for this Disclosure means that Fannie Mae has encountered issues along the way...issues that can end up making that "good deal" into a very bad headache. It is better to spend the extra bucks to be safe than sorry; hire an attorney when buying a (10 comments)

Do you take ALL short sale listings....??? .... that come your way or do you select the listings you take based on any one or more of the criteria below (or some other criteria)? * Minimum value/listing price * Only owner/occupied or vacant homes (no tenants) * Which Lender(s) is/are involved * Type of home (e.g. no condos)
I am proud to say that GREEN REALTY listed and got this home under contract in only 10 days! With our marketing plan and a gorgeous view like that... I am not surprised. The short sale was negotiated in-house by Marianna and I and we obtained an approval in no time... only 70 days from listing date to closing date. Congratulations to our sellers who are super happy to be able to move on with their lives.
