south florida: Foreclosure crisis and the $50 billion - 02/15/09 09:19 AM
No doubt the passing of the stimulus bill is good news for the suffering economy.
But living in South East Floria and seeing every single day the number of people on their way to or already in foreclosure, $50 billion just seems like a tiny amount to remedy the single biggest reason why the economy has not stabilized.
I want to be hopeful, but the numbers just do not add up. Your thoughts?

south florida: Are your clients signing unsecured notes in order for their short sales to close? - 01/26/09 09:18 PM
As the number of short sale listings rise rapidly, the second mortgage holders are getting more and more brutal everyday.
The seconds are requiring 10% of the loan amount at closing and asking for a lump sum or an unsecured note for the difference (between the 10% they get a closing and the full loan amount) with monthly payments in order to release the secured note on the home and the sale to go through.

Navigating through the short sales sea can be a challenging adventure... to say the least...
Most of the time there is MUCH more to complain then to compliment but today, I received a very pleasant surprise.
I submitted a complete short sale package to GMAC (the first mortgage) on 11/20/2008, followed up the next day to make sure the fax was received-it was. I called back to follow up 10 days later, Dec 1st to make sure of the sure that everything was ok, and I was told that the file was complete and I should expect an answer between six … (4 comments)

My three showings today, in Pembroke Pines and Miramar - Florida, were specially strange.... one home had an enormous whole in the roof, one home with severe electrical damage (electrical wires were visible in many places and an electrical box was busted open and damaged) and the last home did not have central A/C (VERY VERY VERY important fact to know in South Florida).
It is definitely a challenge to work in a market where the REO (bank owned properties) agents don't much care about their listings.

I do not think I can find a better word to describe what I have just experienced.
A good client of mine calls me in much distress and asks to come see me which of course I agreed.
