The Real Estate market has changed in the past 22 years since I began ... in so many ways.... back when I was first licensed in IDAHO & WASHINGTON, we were not even required to have continuing education, E & O Insurance was not a requirement and most of us did not have it ... commissions were pretty much 6% on every listing you got...no questions asked ... I have also been working with several LENDERS on helping with Short Sales...(Wells Fargo is real good to work with) and the process is sometimes quite simple to put a halt on the Foreclosure...and that is having the Homeowners fill out information on their LACK of ability to pay back the loan, they fill out forms to the BANK, the Bank then reviews the financial information to decide if it is a true hardship, if it is approved, the foreclosures is put on HOLD, the bank then gives the Realtor time to get an offer on the home, at Fair Market … (0 comments)

Handling the SALE of Foreclosures, REO's, Bank Owned Properties - 10/13/08 12:51 AM
I handle many REO's in my area and Asset managers often handle pre-foreclosure valuations and inspections for the lender.  After a foreclosure is completed, they will coordinate with a local real estate agent to get the property listed and sold.
but I sometimes think these lenders have no clue.  Many times these asset managers hire Field service companies (sometimes from over 300 miles away) to rekey, to Trash out, to winterize these properties...what a cost it is....and it trickles down to all of us.
