 I recently closed on a transaction and I was reviewing the file, etc. before closing it out and I sopped to ponder the first 2 questions the sellers asked me before negotiating the terms.  These may have been questions I've heard in the past, but I really don't remember getting them.  The first question the sellers wanted an answer to was if the selling agent was "experienced"?  I was able to tell them the agent had been in the business a few years and was with a top firm that really trained their agents.  The second question was whether or not I knew the lender and/or loan officer and whether I trusted them.  Luckily, it was someone I held in high regard.  After recently having a few contracts fall through due to unethical practices from one lender and another due to a "green" agent, I appreciated their concern.  I hope more sellers, listing agents, and selling agents start to ask questions like this.  Things are not as "easy" to get through in this new market and experience and knowledge count.
