Tuscany Cove Patio Homes, Diary Ashford At Briar Forest, West Houston, 77077

Tuscany Cove Patio Homes

- A New Life, an Exquisite Style - by Adobe Builders

Tuscany Cove Twelve Premium Homes

Homesites for Mediterranean Style Luxury Patio Homes

Development Profile

Tuscany Cove home sites are located at the Houston Westside focal point near Briar Forest Drive and Dairy Ashford Drive approximately 17 miles west of downtown Houston. This vibrant locale is adjacent to the Westside Energy Corridor with nearby access to Interstate 10, Westpark Toll Road and Beltway 8 (Sam Houston Toll Road). Tuscany Cove is just a few blocks from recent development of the Westchase District that has yielded an abundance of shopping, restaurants, and energetic general business development throughout the Westside area. Tuscany Cove rests within a two blocks of the Terry Hershey Park Hike & Bike Trail. Some of Houston’s best HISD schools service this locale. In an effort to provide upscale yet affordable housing to the area, Adobe Builders has secured sufficient acreage to develop multiple home sites in the community now called Tuscany Cove. In a manner reminiscent of the Spanish and Mediterranean concept, this development will be unique and distinctive both in its style, construction and amenities. Consisting of twelve patio homes, construction will be predominantly two story properties in the anticipated range of $280,000 to $380,000. Homes are expected to be from 2,000 to 3,300 square feet. Final specifications are being reviewed at this time, but expectations are for stucco exteriors, ten foot high ceilings downstairs and nine foot ceilings upstairs. Finishes will include hardwood and tile flooring, granite countertops, arched windows and rounded corners, art niches, etc. With each property fronting onto a picturesque central common area, the development will have a stone wall buffer to provide enhanced security and sound suppression. Purchase option and floor plans for fully constructed custom homes are currently under final development.

Walkers Mark Improvements on the Way

For the past several years Walkers Mark (www.walkersmark.com), a townhouse community near Kirkwood and Briar Forest in West Houston, has struggled from an aesthetic and financial standpoint. Coupling that fact with controversy concerning property management and the political issues that relate to management, Walkers Mark's Houston enclave has shown some wear and some deferred maintenance. Strangely enough, the transfer to professional management, the raising of dues, and some hail, seems to have combined to provide a very positive outlook.

Word is that the hail damage, covered by insurance, is paying for new roofs throughout the complex. Scuttlebutt is that the claim was paid in the $800,000 range. That surely relieves any other need for expenditures on roof repair. The modestly increased dues rate then can be applied to a more aggressive approach to routine maintenance like siding replacement and painting!

When I talk to prospective buyers for properties in Walkers Mark, my outlook is positive. After several years of declining prices, I think today's buyer can expect to see some near term appreciation in property values as a result of the new management, increased dues and yes, the hail!

Epernay - West Houston Townhomes and Single Family Homes

As an agent taking listings frequently on Houston's West Side, I was surprised to learn that Eperany Subdivision is comprised of both Townhomes (approximately 155) and Single Family homes (approximately 73). Both Sections of the Subdivision are located north and east of the intersection of Kirkwood and Brair Forest. Eperany Townhomes maintains an excellent website at http://www.epernaytownhomes.com/.

The adjacent, more econimical townhome community of Walkers Mark often has some very good deals for buyers interested in a low cost (low $100,000's) townhome community. You can learn more about Walkers Mark at http://www.walkersmark.com/.

The single family homes are ones mostly built in the late 1970's. However there are several extraordinary homes built in the area in more recent years. That is the case in my most recent listing built in 1998, which can be seen at http://search.har.com/engine/dispSearch.cfm?mlnum=1633114.

For more information about West Houston, Epernay and Walkers Mark properties, contact me for immediate assistance: Patrick Welsh, Keller Williams Realty, 281 558 8580.

Visit my website for additional information: www.patwelshproperties.com
