Well, like all agents have experienced, I just lost a listing that I should have won. I know that I erred when I didn't insist on being the last agent to present, but other demands limited my availability. I was certain that I would earn the listing because I was direct, frank and honest with the sellers.

From this point forward, I pledge to explain to all of my clients, both buyers and sellers, about the effects on our transactions brought about by leverage.  In this sense, leverage is simply the ability to nudge the other party to accept your terms, suggestions or acquiesce to your needs.
Certainly I don't mean that we're going to strong arm anyone.  But as we negotiate with so many parties in every transaction, our clients expect a great deal from us as their agents.  One must realize that our abilities and talents are inescapably linked to leverage.

Is it the right time to buy a home in Houston?  
Sometimes we just miss the obvious.  The media and the marketplace have been screaming that it’s a buyers market.  Houston housing prices are way down.  Interest rates are at historically low points.  Sellers are often desperate to sell.  Foreclosures and short sales are abundant.  There has never been a better time to purchase a home in the Houston area in recent memory.

For the past several years Walkers Mark (www.walkersmark.com), a townhouse community near Kirkwood and Briar Forest in West Houston, has struggled from an aesthetic and financial standpoint.  Coupling that fact with controversy concerning property management and the political issues that relate to management, Walkers Mark's Houston enclave has shown some wear and some deferred maintenance.  Strangely enough, the transfer to professional management, the raising of dues, and some hail, seems to have combined to provide a very positive outlook.
