Yep, that is a mountain that is decorated
every year the day after Thanksgiving.
Our parade is fabulous and fireworks
got off on the top.  It stays lit throughout
the holiday season ... lovely.  I took Jack, my dog down and the
fireworks were a little loud for him to we
sought safety in our favorite dog trainer's
place "Gone to the Dogs" who stayed open
that night.. It felt like a waiting room for
a psychiatrist. 6 dogs were in there in
various stages of noise anxiety and Tony,
the owner/trainer was working on them all!

What a day yesterday was... 62 degrees, no wind, and in Salida CO no less! I took the afternoon off and had an adventure. I will share below with photos.

Price Trends in Salida CO: Sold versus Listed - 11/27/11 03:31 PM

 
Over the past year, Salida Colorado median prices have continued to drop. And, they are driven mostly but what has sold in the area. The green line (the bottom one) indicates sold prices. We have seen a growing market for homes under $300,000 and more recently, under $250,000. 
We are a resort town so prices are a bit higher than other non-resort Colorado towns but the prices keep dropping. 
The reason around here? Distressed homes, more realistic sellers, and cash buyers who insist on deep discounts.

To Docusign or not to Docusign: Winning a Multiple Offer Real Estate Bid - 11/27/11 03:10 PM
In our small resort town, many of our buyers come in from out of town or out of state. Consequently, all contracts must be delivered long distance to be signed and returned. And, many folks live in the country and have to get into town to get access to internet to print the contract off or find an office supply store to do it for them.

Getting my endorphins going: Hiking Bear Creek Valley Trail out of Salida CO with my Dog - 11/27/11 02:55 PM
There is very little I can think of that gets those feel good endorphins going like hikes in Colorado mountain paradise with my dog and Micheal. I even enjoy the burn of the uphill as long as it levels out long enough for me to catch my breath and take in stunning vistas or groves of aspens. 
The little town I live in, Salida, CO is a resort town that has not yet been "discovered". I will highlight the draws and then detail them in later posts... the Arkansas river with gold rated flyfishing, white water rafting..some of the best, Monarch … (2 comments)

A client of mine moved out of her home in Salida CO and I listed it... great condition, great price and within no time.... a great  buyer. The home inspection was assumed by all to be a formality... but no... the ugly head of hidden water damage appeared. Her washing machine was leaking at the faucets and had been... very slowly but over months... it was only seeping into the floor, subfloor and the wall behind the machine. A fellow agent turned my on to Homefacts.com. I learned quite a bit about my community that I did not know before. For example:
1. Our population is a tiny bit bigger than i thought...6,296
2. Our unemployment rate is low... 7.7%
3. Our Max July Temp: 83.3°F and Min Jan Temp: 11.9°F

Salida, Howard, Coaldale, Buena Vista, Nathrop and Cotopaxi: These are my towns.
I love this area and, besides being a real estate agent in them, here is where I play. My blog will introduce you to the area, both through real estate and through my passions, fly fishing, hiking, my dogs, Joey and Jack, my horse Rio, downhill skiing and good food.
