Our Colorado Mountain river communities: A Snapshot

Salida: As quoted in the 2004 edition of Outside Magazine, Salida is “Sweetly unpretentious” as they ranked it as one of their “Dream Towns and Adventure Hideouts.” You might agree. Our community of 6,500 (9700 counting the surrounding homes) is surrounded by Forest Service and BLM lands, a haven for bicyclists, campers, folks who love to fish, hikers, skiers, nature photographers and hunters. It is a lovely natural setting with several converging mountain ranges (We have15 peaks surrounding us that reach over 14,000 feet in elevation).

We are know for being the Banana Belt of Colorado and this area is known as one of the Colorado River Towns. The Arkansas River winds its way through the Arkansas Valley, through downtown Salida and more; creating an invitation to rafters, kayakers, fishers, and “beach lovers” alike.

Salida’s charming downtown area had the largest historical downtown district in Colorado. We have blocks and blocks of Victorian and other historic buildings. Because so many folks also come here to play, we have many of the advantages of a smaller resort town: great restaurants, 22 art galleries, fabulous boutiques, outdoor sportswear stores, and an array of shops for music, kitchen, sports, natural foods, children, books, knitters and quilters.

Poncha Springs: Poncha Springs is a small Salida “bedroom community” (population of 474 but a few thousand when you consider the outlying neighborhoods and ranches). Because it was surrounded by hot springs (99 nearby) and had a strong early influence of Spanish culture, the community became known as Poncho (meaning cape and warmth) Springs. In 1924, the town officially became Poncha Springs.

Howard: Howard, part of what is known as Pleasant Valley, is nestled along the Arkansas River as it snakes its way from Salida to Canon City. Some of the early settlers in the area were prospectors (some still pan for gold in the tributaries of the Arkansas). Besides gold and silver, rhyolite, travertine and limestone were sought after. Just a bit north of Howard is a tiny community of Wellesville where the locals used to soak on their time off in the natural hot pools. The area became more populated when the Rio Grande Railroad came through. Today, Howard is a charming, quiet ranch community and “bedroom Community” for folks who work in Salida. Many avid fly fishing folks have 2^nd homes here. I love this valley.

Coaldale: Coaldale, a tiny community just SE of Howard opens up into a lovely, meadow-like area with many horse properties, ranches and folks who like the open meadows and surrounding mountains. It got it’s name from being called Charcoal Valley. In the early days, the Pinon Pines were burnt in beehive kilns to turn them into coals used for the silver smelters in Leadville Co and Pueblo CO. Some of the early kilns can still be seen. Every valley in coaldale has a creek in it and with just a few minutes drive to the west, you can be on national forest trails. Absolutely lovely community.

Cotopaxi: Cotopaxi, named after an Ecuadorian Volcano, grew from being a “whistle stop” for the Rio Grande railroad. Now it is known for world class white water rafting and fly fishing. Folks who live around here can commute for work to either Canon City, further east or back to Salida..it is almost midway between the two. Cotopaxi is a great location for vacation/second home or your primary residence if you don’t mind the commute or can work from home.

Nathrop: Nathrop, a quiet community north of Salida has always been known as the access point to Mount Princeton Hot Springs. To this day folks come to soak in the restorative waters. It is my personal favorite in hot springs because the 104 degree water not only comes into the soaking and lap pools but comes out in Chalk Creek, running alongside the pools. I can spend all day there with a book, adjusting the rocks so that the water is neither hot nor cold. Lovely. Many folks choose to live in the area because of access to the hot springs and national forest.

Buena Vista: Buena Vista was named after it’s stunning 360 degree views. Folks originally settled here because of the gold mining. Later, families began farming and ranching as they discovered the good soil in the area. The stagecoach and subsequent railroad brought more families to the area. With a population of about 2500 people, the town remains quiet and gracious. It is known as the best kept secret place to stay for folks skiing at the premier resorts near denver and aspen…because the town is so friendly and hotel rates are inexpensive. It is a few miles from Cottonwood Creek Hot Springs and Mt. Princeton.

Crestone: Unique, magical and beautiful are words that tumble out of my mouth when I think of Crestone. The tiny town proper is 150 and the surrounding area is no more than 1500 when everyone is home. The magic of Crestone, however is its history. Early on, a rancher was instructed to bequeath parcels of his ranch to spiritual groups around the world which he did. It is now known for having the most diverse spiritual community in the world. Spiritual seekers in North America eventually hear about Crestone. And, it generally takes knowing a local or more than one visit for the fullness of the area to emerge…the 5 creeks heading up into the Sangre de Cristos, the temples hidden in the trees, the lovely residents and the “happening”. The local newspaper, the Crestone Eagle, has calendars of event for local happenings that rival a town 10 times it’s size. If you want a sanctuary, Crestone offers just that.

Cotopaxi Colorado has is slowly inching its way towards recovery. If you look at the graph over time, you will see that the trend in home sale prices is up and listing prices are still low. Around here, what that means is that home list prices will begin creep up. Right now there is quite a bit of inventory so we probably won't see that increase for a few months.

The median list price in May for single family homes in Cotopaxi was $209,000. The list prices increased by 2.22% from the previous month.

The price per square foot for listings in this area is $150.

The median sale price in May for single family homes was $166,000. The sale prices dropped by -56.91% from the previous month.

The price per square foot for sales in this area is $105.

We will compareHoward to its neighbor to the southeast, Cotopaxi and then to the neighbor to the northwest, Salida.

Median list price in May, single family homes

Howard: The median list price in Howard is $279,000. The list prices increased by 5.28% from the previous month. The price per square foot for listings in this area is $157.
Salida: In Salida, that price is $387,000.
Cotopaxi: In Cotopaxi it is $209,000

Median sale price in May for single family homes

Howard: is $297,750. The sale prices increased by 77.23% from the previous month.
The price per square foot for sales in this area is $115.
Salida: In salida, the median sale price is $500,000
Cotopaxi: The median sale price in Cotopaxi for single family homes is $130,000

As you can see, prices are beginning to increase in Howard as well. The more expensive homes are starting to move, not just those under $280,000. And, the number of sales is beginning to pick up. I would say Howard is just starting to smell like and taste like a recovering market!

How should I prepare my home for sale around Salida Colorado?

Preparing your home for sale in and around Salida Colorado

What are some of the tried and true ways to get your home ready to sell? It depends. Are you in town with a small lot? Out of town with large acreage? We will help with both.

Declutter.

Make sure the top of your refridgerator has nothing on it, take off magnets etc from all metal surfaces. Try to have almost nothing on countertops. Do some rooms have too much furniture? If so, it makes the rooms look small so store some pieces. Remove items so overstuffed pantries and closets are organized and NOT full (again... it looks smaller). Have your realtor look at it through the eye of a critical buyer to get the items you may have missed.

Out of town: Be sure your grounds and outbuildings are organized and are free of loose parts, wire, piles of debris.

Add light.

Light makes any home look brighter and cleaner. Replace your energy efficient bulbs with bulbs that have more wattage to brighten up the home. Replace any burnt out bulbs. Wash windows so they are spotless. Remove or replace any frayed or torn screens.

Front Door

This is what folks see first so spend some time on it. Give it a fresh coat of paint or re-seal it. If the bottom of the door is scuffed, think about adding a brass kick plate.

Have Animals?

Be sure the litter box is cleaned the DAY of the showing. Pick up or empty and clean pet bowls, toys and put the litter box in an inconsipous place. Ty to take your dogs with you ehrn you leave during the showing.

Out of town: Horses, llamas, etc. Be sure the paddocks, stalls are mucked out and fresh.

Repairs.

Do those repairs you have been putting off like leaking faucets, a cracked tile, door that does not fit right, cracks or holes in sheetrrock, marks on the paint, pet scratches on doors, etc. An excellent thing to do is get a seller's inspection through a reputable home inspection company to see what needs to be fixed and then fix it. The home inspection negotiations will then be minimal and the house will look more cared for.

Out of Town: Do the same for your outbuildings, fencing (replace missing or sagging wire or boards).

Property borders:

Flag the corners of your property with brightly colored survey tape on stakes so it can be seen from a distance. If you have more than an acre or so, add more staked flags so folks can see the perimiter. If you have too much land to walk the corners, get GPS coordinates for the corners. In Chaffee County, the surveyor can get you those (the surveyor who surveyed the land can look them up based on the survey for a minimal cost). In Fremont County, go to Fremontcountygis.com. You can get GPS points on each corner. Ask your realtor if you need help.

Salida Colorado Home Prices for April 2013

We have been waiting for the wave of increasing home prices and increasing sales since the wave of improvement hit Denver Colorado in January, 2012. Just now, we are getting a whiff of that increase. What is the bottom line? Home prices are no longer decreasing but actually increasing.I think it is our turn to start seeing some of the brisk sales and price increases the rest of country has been witnessing for the past year.

The median list price for Salida in May for single family homes in Salida is $387,000. The list prices increased by 4.87%from the previous month.

The price per square foot in Salida for listings in this area is $221.

The national median sale price was last calculated in December for single family homes: $267,000. The National sale prices increased by 10.35%from the previous month. As you can see, the sale prices in Salida are increasing rapidly.

The price per square foot for sales in this area is $142.

Multitasking in Real Estate: A Talent or a bad habit?

As business picks up in our after a multiyear low, I was ready. I prided myself on the ability to multitask to keep several balls in the air at the same time.

In February when I went to Keller William's Family reunion, I bought and read the book, "The One Thing" by Gary Keller with Jay Papasan. I wasn't going to buy it because it did not seem interesting enough, until I heard literally hundreds of people and many of the presenters talking about it or alluding to it. I got interested.

I loved it and read it between sessions. When I got to the section on multitasking, I was stunned. The complex juggling I have done my entire life is actually a bad habit. It takes the brain a signigicant amount of time to transition from one task to another by multitasking and regain focus. I believed them and appreciated the extensive research so decided to try it. I tried to concentrate on calling my database with my normal interuptions... emails, calls, folks dropping by, etc. I got 20 calls in for the day but felt busy. I must be getting tons done, right?

According to "The One Thing", multi-tasking was short circuiting me. Here is how.

1. When we divide up our brain capability over several task, they each get less

2. The longer you spend on the task that diverted your focus, the harder it is to return to what you were working on...hence.. loose ends

3. Bouncing back and forth between tasks takes brain refocusing time.... research reported in The One Thing estimates that we lost 28% of an average workday due to multitaking ineffectiveness.

4. Multitaskers make more mistakes than non-multitaskers.

5. Chronic multitaskers have a distorted perception of how long things take. They generally estimate much longer because they are so used to being distracted by other tasks.

6. Multitaskers experience more stress.

Since reading the book, I have been a recovering multitasker... trying to focus on just one thing at a time... "The one thing, such that, when I do it, everything else becomes easier or even unecessary". My one thing is to expand and keep in touch with my database. I shut my door, turn off my email and cell phone. When I am able to move past the knee-jerk multitasking as an "OH! Forgot to...." enters my mind, I can accomplish my goal. One day, it took me 1 1/2 hours to contact 20 folks. I got an appointment from it! That left me tons of time for the OH! tasks that kept coming up. Now, I am beginning to notice my brain's effort to switch gears when I am interrupted. I can actually feel it.

A warning.... when you begin this, other folks in the office won't believe you mean it when you put a DO NOT DISTURB sign on your door. They will just pop in, saying, this will only take a second. It is a delicate task to have folks realize you are working smarter and not to take it personally, especially if you are the go to person in the office.

Thank you to Senseis Gary Coles, Belinda Spillman and Debbie Reynolds

Having been a member of active rain for about 1 1/2 years, I sensed that there was more that I could do with my listings on active rain. I did the normal thing that most of us do by uploading the listing and then creating a post for it. What I had not done was write a localism post and embed the listing in that post. I joined the contest late so was not getting any comments on my request for help so I went looking for a sensei. Debbie Reynolds spoke of embedding listings in great posts about localism when I reached out to her as a sensei. Belinda Spillman reinforced Debbie's ideas and helped me with catchy titles.

Then, Gary Coles called as I was painting my office. He gave me more ideas about promoting my listings besides active rain...door to door visits around the listing before the sign goes up asking who they knew that they would want as neighbors... so simple and so powerful. Oh, you might want to follow Gary's adventures as he Travels by jeep to Argentina, stopping along the way to enjoy life.

How to promote your listings on Active Rain: The Rest of the Story.

Have a new listing? A listing that may be getting tired? Here is a way to keep that listing fresh while producing blog posts that will not lose their value when the listing sells.

Upload the listing on active rain.

Most of you know how to do this so I will be quick. On your home page, under the link for other, you will see "listings". Click it. You will then see a "new listing" box at the bottom of that page. Click it. Then, upload your photos, enter text and you are done. Don't forget to re-activiate your listings. They last about a month or so.

Next, write a blog post for your listing. There are many theories on how to do this. Some insist you put the address in the title. Others write titles that will SEO a bit better. I use Realbird.com for this. You can also just write and post pictures with your text. Both are great.

Here is the most important step. Now, write a localism post about the neighborhood or area that the listing is in. In this post, put a link to that listing. Even when the listing sells, you will still be highlighting the neighborhood with rich, informative information. That post will never die.

Home Sale Prices in Buena Vista Colorado: February 2013

Buena Vista Colorado, 26 miles north of Salida Colorado is starting to speed up. Sales are brisk. The graph below could be misleading, however. It does not indicate that listed homes are selling for a dramatic discount. The average list to sell percentage is 98%, as good as it was during our best years. To date, most of the homes that are selling are below $200,000.

The median list price in March for single family homes in Buena Vista is $334,000. The list prices dropped by -0.14%from the previous month.

The price per square foot for listings in this area is $200.

The median sale price in November for single family homes is $169,000. The sale prices dropped by -19.52% from the previous month.

The price per square foot for sales in this area is $93.

Dr Annie Schultz, Veterinarian: The Importance of a good Vet

As many of you know, Rio, my quarter horse and I adopted a rescue colt from a horse hoarder. Of the 100 head, 15 had to be put down. I rescued a baby..Tucker. He was 1 in a million, according a to my trainer, Sandy Rose at Victory Hill Training Center.

Tucker was coming along, putting on weight and training like a champ.... An amazingly good boy. I came to the barn one day and he looked sick.. Alarmed and on alert from losing 2 other horses from colic, I called the vet immediately.

My vet is Dr Annie Schultz, who I know and trust. Tucker had sand colic... So much sand in his belly it was blocking his intestines. From what she said, some horses can have up to 150 pounds of sand in their belly from eating off the ground and in sandy locations.

Dr. Annie worked for 6 days to save my horse. I had to walk him every 3 hours to try to move the blockage. Tucker had IV's, incubated water and mineral oil and pain meds dor days. I was willing to let him go if he wanted to go.....the night I reconciled myself, the next day I knew he was going to live. Dr Annie saved him and Tucker maintained his will to live.

4 months later I can write about this. Tucker is thriving. He just turned 3 and is amazing.

Salida Colorado Home Prices Report for February, 2013

February started to show some of the increases Denver and other front range homes have been experiencing for 13 months. Our inventory in town is actually down. In town buyers have little to choose from which will drive up prices... this trend has indeed started.

Homes with acreage and land have not been affected significantly but for the first time in years, folks are buying land, looking for land and thinking about building.. a good sign for the economy here.

The median list price in March for single family homes in Salida is $340,000. The list prices increased by 4.61%from the previous month.

The price per square foot for listings in this area is $209.

The median sale price in November for single family homes is $237,500. The average sale prices, however, dropped by 27.03% from the previous month. Part of the reason for this is that fewer high priced homes sold last month and more homes under $250,000 sold.

The price per square foot for sales in this area is $224, still down a bit from $230 when the market was strong.

Home Buying in Southern Colorado: The What and Why behind Prequalify

What does prequalification mean?

Getting prequalified means you have a lender who will write a letter saying you can afford to buy a home up to a certain amount. It generally starts with a phone call to a good lender. They will ask for your social security number, how much debt you have, what your earnings are and with that basic information will be able to prequalify you on the phone. Ask the lender to send your realtor will need a copy of the prequalification letter.

Why prequalify?

The prequalification is necessary for two reasons. One, your agent will have a better feel for what you can afford. Two, s/he can tell the seller's agent when you two write an offer that you can afford the house. A good agent won't let you make an offer without prequalifying, to protect you.

What is preapproval and how is it different than prequalifciation?

Preapproval is much more rigorous and, accordingly, much stronger. A preapproval letter means the lender actually has your documents that support the information you spoke to him/her about on the phone. Only do this, however, if you are sure you want to work with that lender because it is work to get all the documentation together.

How do I start?

Your first step is finding a good lender, someone who will communicate with you on a regular basis and who will communicate with your lender on a regular basis. You want a lender who will listen to you and answer all your questions. Many a transaction has failed because the lender was not in constant communication with the realtor so that dates or terms can be changed as needed on the real estate contract.

When do I take care of prequalification?

Get your prequalification done after you find a good realtor to be your advocate. Your realtor will have a handful of lenders that have consistently done a good job for her clients. If you have someone you would like to try, let your realtor know so s/he can call that lender to make sure that communcation is at the top of the list, both with you and your realtor.

I can buy with cash. What do I need for that?

You will need a note from your banker indicating you have the cash to buy the home. All you have to do is call your bank and tell them you need a proof of funds letter for the amount you have determined you want to spend. Again, your lender will use this information to let the seller's agent know you have the funds to buy the house without disclosing how much you have.

Your lender, realtor and you are an important team. Make your home buying less stressful by choosing well.

Salida Colorado Yelp Review of the Week: Amicas Pizza and Microbrew

Amica's Pizza is popular with both locals and folks from out of town or out of state. It is one of our favorite places to eat. Their microbrew is sold there and around town and is excellent, as is their selection of wine. If you want a taste of something unusual, ask for a bottle of their green chili beer. Only in southern Colorado, right?

Check out Amica's website and menu online. Get there early or be prepared to wait...they are full every night.

I have included a few yelp reviews for you to explore below.

Kailua, HI

Great thin-crust pizzas and stellar micros. Really good, ample-sized salads. Other stuff too, and all nicely priced. Very friendly and sometimes noisy ambiance. This is Salida's one-stop for VIPs, shredders and youth soccer groups and moms alike.

Southeast, Denver, CO

Amica's is a true treasure resting in downtown Salida. The exceptional wood-fired pizza rivals any in larger cities. Creative ingredients, well-balanced toppings, and an excellent crust make this pizza more cravable than anything I've had locally in Denver.
From my one visit mid afternoon on a Tuesday, this place is no hidden secret. People packed the place, with locals hanging out on a sunny winter afternoon apparently with no deadlines to meet and wayfarers resting on their way to Monarch and Gunnison. The interior is like stopping in a hip Santa Fe restaurant, with artistic renderings and color on the walls reminiscent of the Southwest.

Colorado Springs

The pizza is always cooked to perfection - delicious thin crust with flavorful toppings (as many you would like, it seems). We had sun dried tomatos, artichoke hearts and peperoni. The green chile beer is the best I have ever had and my girlfriend had the root beer, also very crisp and tasty. A clean pizza joint / brewery with friendly staff. Perfection!

Salida

We are both gluten intolerant and find eating out difficult.... Amicas is our favorite place in town... it has tasty pizzas and sandwiches gluten free and also offers vegetarian and meat lover options! We highly recommend their in-house fresh made root beer --- or even better a root beer float

Salida Colorado Dreaming: Condos, Townhomes and Lofts

There are some folks who want to live their Colorado dream right in the heart of our small resort town. The beauty of this is that you can grab your kayak and walk to the Arkansas River or bicycle 5-10 minutes and you are on trails that run for miles. We have one trail that cuts right through downtown for those of you who want to walk your dog or just stroll.

There are 4 food stores that are in walking distance: A Safeway, Ploughboy (selling local produce), and 2 health food stores. It is rare that you will have to leave the heart of town if you enjoy staying put and walking bicycling instead of driving.

Your choices of living begin right downtown along the river and move outward. I have included some photos for you to get a taste of our variation of urban living in a small resort town.

So many folks moving here are after the dream... and we have two. This post will be about the dream of owning a home with acreage. The next post will be about the dream of living downtown - condos and townhomes.

In Chaffee County, 85% of the land is public.. National Forest or BLM (Bureau of Land Management). That leaves 15% to be divided up in some fashion for folks to buy. More than 1/2 of the listings in our area are homes with acreage and we have some fabulous ones!

In Fremont County, part of the Arkansas River Valley to the SE of Salida, 53% of the land is public. Because of that fact, land is more prevalent and less expensive. Similar to Salida and Chaffee County, over 60% of the listings are for homes with acreage.

You have your choice of being on the river, in the fertile river valley, the foothills or the more remote areas.

GARY DIGIORGIO wrote a great post about 13 traits that indicate a healthy 2013. Since Salida Colorado is still in a soft market, this is music to my local ears. We generally follow the Denver/front range area by a year/year and a half but the indicators he mentioned look promising.

So, you want to know where the real Estate Market heading in 2013 ? Reading these 13 predictions will give you an idea on why 2013 is going to be a fantastic Real Esate year !! "Its time to move honey !! "

1. The Stable energy and commodity prices—Energy and non-food commodity prices appear to be holding fairly steady.

2. Low inflation—The Stable energy and commodity prices will help inflation to stay down. This is great news for Bonds, since inflation is the foe for of Bonds. We all know that home loan rates are tied to Mortgage Bonds.

3.Our Lower Interest rates will hold—The Fed is buying huge allotments each month, which will keep interest rates low. When the Fed starts reducing its holdings, it will be done slowly so there isn’t a fear of a huge spike in the near future.

7. Personal Net worth is rising—The increases in the Stock market and rising home prices have improve household net worth. Many consumers are feeling better about their financial situations, which leadsto feeling more comfortable making purchases again.

8. Europe is in Recovery —Europe has stopped the bleeding .

9. Auto sales are Rising—Auto sales are up. Many consumers which were holding on to older cars are beginning to make

new purchases.

10. Housing prices on the rise—This speaks for itself !

Salida Colorado Yelp Review of the Week

The Country Bounty Restaurant is located at 413 W HWY 50, Salida CO 81021. It is more than a mom and pop local restaurant. They serve locally roasted coffee, micro beers brewed locally, and great food prepared with local ingredients. My favorite is to eat breakfast there... varied and awesome. They have a Country Bounty card that can be used for their weekly specials...on those days you can eat for a substantial savings.

With 14 Yelp reviews (remember, we are a small town!), their rating was quite high. Great job, Country Bounty!

Don't let the Denny's prices fool you; this place is great! We found the service fast and friendly, with the drinks order being taken almost as soon as we sat down. The quality of our food was much higher than the prices would have us expect. The potatoes were tasty, crisp, and soft in the middle. My build-your-own omelette was great, far better than typical chain restaurants serve. My wife enjoyed her breakfast as well, with a biscuit, sausage patty, and potatoes. The coffee was also better than many places serve, and at a lower price. When we return to Salida, we'll skip the free hotel breakfasts and just eat here every morning.

Great portions, diverse menu! We stopped in here twice while elk hunting outside Salida. The first time was for lunch. The portions were bountiful and delicious! Breakfast had just as healthy portions as lunch, and delicious to boot. There were a couple of finicky eaters in our party, and even they had clean plates after all was said and eaten!
There's also a gift shop with books, jewelry and other knickknacks for the wives to enjoy. The stained glass work within the restaurant provided plenty of eye food as well!
A must eat-place while in the area.

Really nice place with excellent food at a good price. I had the large garden salad and my Father in law had a hamburger. Very fresh ingredients in the salad. The hamburger was served on a whole wheat bun and tasted great, the French fries were some of the best I've tasted.

Grammy Awards Trivia That Hits Close to Home...Ridgway, Colorado

If you are on the Western Slope and want a slice of history in a beautiful area, check out Ridgway, Colorado. You will be immersed in stunning views as you experience the "gateway to the San Juans" and will find out that the movie "True Grit" played there. And, the crafter of the Grammy tropies lives there!

Grammy Awards Trivia That Hits Close to Home...Ridgway, Colorado. Not too many people think about who actually makes the Grammy Awards and where they come from. Here on the Western Slope of Colorado, we probably think about it more than most people. That's because the Grammy Trophies are handmade in Ridgway, Colorado.

Ridgway, Colorado has less than 1000 people and it's more famously known as The Gateway to The San Juan Mountains. It's also widely known as the setting for John Wayne's movie, "True Grit". Only the locals know about a little known company called Billings Artworks. In the small mountain town of Ridgway, Colorado, John Billings hand crafts each Grammy Trophy.

Billings Artworks, and owner John Billings, have an interesting history. Check out the Billings Arworks website for the story. When he was a younger man in California, John started working with the original grammy trophy artist. He purchased the business 7 years later. Now the little known mountain town of Ridgway has a big claim to fame as home to the Grammy Trophy. Wikipedia also has an interesting article on the history of the Grammy Awards.

This picture was taken outside of Ridgway, Colorado last fall. The surrounding mountains are beautiful.
