The Majestic has long held a special place in the archives of Texas theatrical and architectural history. Located at 224 E. It was intended to be the most modern and ornate building in South Texas - complete with new sound and projection equipment - and was the first theatre in the state to be totally air-conditioned.The Majestic remains one of the finest atmospheric theatres ever built. san antonio buyers agent: Texas Pecans: One More Thing That Makes San Antonio Life Sweet - 05/26/11 02:06 PM
It's true that everything IS bigger in Texas, and that includes a crop much-loved by San Antonio home owners: Texas pecans. Over the years, more than 1,000 pecan seedlings have been named and grafted as varieties; there are currently 18 identified varieties which thrive in different parts of the state.
Pecans have their origins in prehistory. Fossil remains found in Texas indicate that the pecan was here and producing long before Native Americans came on the scene. The discovery of fossil remains along with literally millions of native pecan trees found along most major streams and irrigation canals show that … (0 comments)

san antonio buyers agent: Buyers Market - A great time to trade UP! - 01/25/10 03:34 PM
Falling home prices are a great opportunity for a savvy homeowner looking to move up. Even though your home price may be lower, the smaller loss at sale will be compensated by greater savings at purchase, resulting in a significant net gain.
If home prices dropped by 5%, here's what it could look like if you decided to trade up.

Your Current Home Price = $200,000
Sell at 190K = $10,000 loss
Buy a home for $400,000
Buy at $380,000 = $20,000 Savings
Net Gain = $10,000
A BUYERS MARKET IS A TRADING UP MARKET!

san antonio buyers agent: 10 Steps To Buying A Home - 01/13/10 04:32 PM

10 STEPS TO BUYING A HOME
Paula Christo, Keller Williams Realty
•1.      Buying a new home is a big deal. Use discretion in choosing who you work with on it. This includes realtors, lenders, inspectors, builders, etc.
•2.      Sell your current home first unless you are willing to take a hit on the on you are making an offer on (since it would be contingent on selling yours they will want more money). Then you will be in a panic to sell yours and probably take less than you might have had to in a more timely fashion. This is … (2 comments)

san antonio buyers agent: San Antonio Homeowners and Buyers - BEWARE! - 08/19/09 10:18 PM
As most of you know, the expansive clay soils in the San Antonio area behave much like a sponge.  When the soil dries - it shrinks. When it is wet - it expands.  I am hearing stories from all over town about serious foundation problems occurring in a matter of a few months.  The culprit is our long term drought.  To minimize movement of your home's foundation, you should keep the soil moist and expanded.  You should water from the edge of the foundation to about 5' outwards to maintain moist soil.  This could save you a lot of money. Since we … (1 comments)

san antonio buyers agent: Understanding Realtor Commissions - 08/04/09 08:15 PM
Understanding Realtor's Commission

I work with buyers and sellers every day and realize how confusing it is to understand how realtors are compensated.  It is also confusing to understand where the money comes from - and where all that money goes.

To understand commissions you must first understand the law of agency in the state of Texas. That is - who works for who. When you work with a realtor in our state the realtor can represent either the BUYER or the SELLER.  They do not represent either party if there is an INTERMEDIARY AGREEMENT.  Remember that when you … (0 comments)

san antonio buyers agent: How To Choose A Realtor - 03/03/09 10:53 AM
Many people are overwhelmed when it comes to choosing a realtor. They 'settle' for their brother in law, the lady at work's friend, or someone they just happen to catch on phone duty.  Here are some ideas and recommendations for choosing a realtor - to buy or sell.
I would suggest you 'interview' two or three agents.  This is what I would suggest you ask them:1. How much experience do they have? How many houses did they sell last year and in what price range? Do they work alone or with a team?
2. FOR SELLERS: What will they do to … (3 comments)
