SUNDAY BLESSINGS ~ BE JOYFUL IN ALL CIRCUMSTANCES - 07/31/11 07:35 PM
SUNDAY BLESSINGS ~ BE JOYFUL IN ALL CIRCUMSTANCES

Learning to be joyful in all of the situations and circumstances in our lives is a tough concept.  It is a biblical concept first and one that is easier said than done.  As I have lived my life thus far on this earth, we live our lives in the ebb and flow of joy, sorrow, fear, elation, love, loss, success, failure, laughter and sadness.
It is easy to be joyful in the good times no doubt.  The challenge comes in looking for joy during the tough times.  I believe it is something … (4 comments)

HOW I PREPARE AS A REAL ESTATE AGENT FOR A HURRICANE - 07/28/11 08:22 AM
HOW I PREPARE AS A REAL ESTATE AGENT FOR A HURRICANE

As Tropical Storm Don churns into the Gulf yesterday, there are a lot of preparations.  After going through Ike a few years ago, there are some things as an agent that I learned and would like to share with you.  As a listing agent, there are some important things you can do to be as prepared as you can.
Make sure that you have an updated contact list of all of your clients with good phone numbers and emails. As the storm approaches and looks as if it could … (11 comments)

TROPICAL STORM DON ENTERS THE GULF - 07/27/11 10:49 PM
TROPICAL STORM DON ENTERS THE GULF

As we see our first named tropical storm in the Gulf of Mexico, it is always a good reminder of what to do to prepare in the event a tropical storm, depression or hurricane comes your way.  Waiting until the last minute is not a wise thing to do.  Get cracking now in order to prepare for a storm this season.
After what the Houston area went through with Hurricane Ike a few years ago, most of us around here take the warnings very seriously.  No electricity, gasoline, phone service etc. for many weeks … (12 comments)

GOING ABOVE AND BEYOND AS A REALTOR ON A DAILY BASIS

Wow, I would have never guessed that my post yesterday about Non-Realty items would have sparked such an interesting conversation.  The number of comments however, suggests that this is a huge topic indeed.  One comment in particular sparked this post.  You can read the comments in order to ascertain the comment for yourself.
The gentleman referred as he put it, "to not go out of our way to do anything that would be considered above and beyond real estate."  I ruminated upon that comment for just a few minutes before … (10 comments)

WHY I DON'T SELL N0N-REALTY ITEMS - 07/25/11 08:18 AM
WHY I DON'T SELL NON-REALTY ITEMS

I read two great posts yesterday about the topic of non-realty items that inspired me to write this piece.  Thanks to Nick Pappas yesterday when he wrote an excellent post about this exact topic.  I have been seeing more and more blogs about this topic and thought I would share why I choose to not deal with non-realty items.
First of all, let me say that of course I will assist a buyer or seller with an occasional appliance such as a refrigerator or washer and dryer.  I would advise the buyer however, to have these items … (132 comments)

SUNDAY BLESSINGS ~ LIVE LIFE FULLY - 07/24/11 09:04 AM
SUNDAY BLESSINGS ~ LIVE LIFE FULLY

As we all live our lives each and every day, do we really LIVE those days or merely just go through the motions?  What does it mean to LIVE LIFE FULLY?  This is a personal question and has different meaning for different people.
For me, LIVING FULLY MEANS:
Appreciating even the smallest of things such as watching a baby sleep. Taking the time to THANK others for simple things. TELLING others how they have impacted my life. Not being afraid to take a day off when I need to. Being thankful for the day … (10 comments)

NEW GROUP ~ BROKER'S BACK PORCH - 07/23/11 10:30 AM
NEW GROUP ~ BROKER'S BACK PORCH!

I have always loved the idea of a porch!  Back in the day almost all houses had a porch where neighbors and friends could just hang out and visit.  The new group, Broker's Back Porch is just that kind of place.
If you are a Broker or an agent working on getting your broker's license, I invite you to come hang out with me on my porch!  This will be a place to share our thoughts, challenges, success, tears and of course our personal lives.  Basically, this is a place for friends.

SEEING THE HOME IN THE DARK MADE A HUGE DIFFERENCE!

Recently I had buyers who pulled out of a contract near the end of their option period after taking the time to go by the property at night.  They called me early the next morning to let me know that on a whim they decided to drive out and take a look after dark.  What they discovered made a world of difference.
The home was lovely, completely renovated inside and on three lovely acres.  Originally there had been some concern that the property backed up to a pretty busy road.  … (8 comments)

130 N. Almondell, The Woodlands, TX is a wonderful home located in the new area of The Woodlands, May Valley.  This FIVE bedroom, FIVE and 1/2 bath home is loaded to the hilt as it was the former Highland Homes Model.  Extensive landscaping creates a beautiful entrance and front yard.
Here in The Woodlands, a nice lease home is difficult to come by as they fly off of the market very quickly.  With our very transient area, there is always a need for high-end corporate lease options.  This … (3 comments)

HOUSTON ASSOCIATION OF REALTORS JUNE MARKET REPORT
The news is good for the Houston area. The latest data shows an increase in many market indicators. Most exciting is that the average single family home price is up and things are looking much better overall for the entire Houston area.  With home sales rising for the second time this year, we are all very optimistic. The average price reached an all-time high in June which is simply outstanding considering that as a country overall, things have been down.  This is a 3.7 percent rise from last June.  Additionally, total pending sales increased by … (5 comments)

Have you learned the art of listening and really hearing what your clients are saying?  The art of being "tuned in" is essential if you want to be the best agent that you can.  In this day and age of IM, email, chat rooms, voice mail and other types of media communication, one can easily lose the art of connecting personally with your clients.
I know that I have been guilty of this and it pains me to admit it.  I would never knowingly tune someone out but it is just so overwhelming sometimes when things … (5 comments)

An offer on a property is always a good thing.  It means we have a buyer who wants to buy and there is some interest in the property.  When receiving an offer, it is always advisable to take the time to really look over the ENTIRE offer not just the price.
Often a Seller will receive an offer and the first thing they look at is the offering price.  Many times if they don't like the offer, they become stuck on it and fail to really look at the rest of the offer.  This … (18 comments)

Here are some of the ways that I might guide this conversation a bit further:
How do you like to be communicated with?  Phone, email? How often do you expect communication?  I have often been surprised at this one.  Sometimes … (13 comments)
