Right here in Granbury, Texas, we were in the path of totality with the solar eclipse. Our little town experienced a boom of extra people as many came to witness this event. It truly was a once-in-a-lifetime event.
We were prepared with our eclipse glasses, our Spotify playlist of "eclipse" music and we enjoyed the event in our own backyard. With so many people on the roads, we opted to stay home.  We even kept our 6th-grade son home so we could experience this as a family.

Yesterday, here in North Texas, we experienced an event that we have waited for since mid-June. RAIN! We could hear the rumbling, watched the clouds roll in, and then finally, that lovely liquid poured out of the sky.
Truly, we were in celebratory mode! The all-too-familiar, yet evasive smell of rain flooded our senses as we watched our parched land soak in the much-needed rain. Facebook posts flooded (pun intended), the feed as everyone was celebrating.

If you live in Texas, you are well aware of the gorgeous views that abound at every turn. No matter if you are on a major Interstate or on a small, rural roadway, the Springscapes are stunning. You will see families, couples, and numerous photographers stopping to capture the beauty.
I was on a trip through Central Texas this week and captured some beautiful shots I thought I would share. And, as most of you know, the pictures don't fully provide the actual breathtaking views. Being there in person is by far the best way to enjoy these views.

Located in central Texas, the tiny town of Round Top becomes an antiques mecca! Dealers from all over the county descend upon this quaint, adorable place. Dotted with historic farmhouses the gentle hillsides become an antique tent city.
Twice a year, this show transforms the quiet town into a bustling collection of vendors and visitors. Typically the Spring show occurs at the end of March through the first week of April. The Fall show happens in late October through the first of November.

As we ended 2022, everyone can see that we are experiencing a market shift. I was in real estate back in 2008 when we all saw what happened to the real estate market then. It was as if overnight, someone flipped a switch.
This shift is a little different but in many ways, similar. What we saw here in Hood County over these past few years was a feeding frenzy! Homes were in multiple offer situations, cash buyers were king, and there was virtually no way for a first-time home buyer to get into a home.

Granbury, Texas is a quaint, historic town southwest of Fort Worth. Winding through the town is the Brazos River that creates our playground, Lake Granbury. At the heart of town is the beautiful and iconic town Square.

As a homeowner in North Texas, we experienced the historic deep-freeze that gripped our entire state. I have lived in Texas all of my 61 years and have never, ever seen this type of event. For our northern friends, we know you experience this kind of weather on a normal basis each winter. For our neck of the woods, however, our homes, businesses, water systems, etc. have not been built for a week of sub-freezing temperatures.

The entire world is focused on the devastation taking place in my beloved state of Texas.  I was born in Houston and lived in the area for 40 years. Now as a resident of North Texas, I can only watch from afar the devastation that is taking place. There is a helpless feeling as we hear from friends and family battling the ravages of the storm and historic flooding.

This week I took a fellow agent and photographer with me on a fun, field trip to Hico, Texas. This quaint little town is just south of Stephenville and Glen Rose, Texas. Roughly about 80 miles southwest of Fort Worth. 
 
Strolling this little town was so much fun. The rich history, authentic Texas architecture, and interesting shops made our trip well worth it. We also enjoyed eating in the newest restaurant at the historic Midland Hotel. The Chop House is worth the trip alone! Yum!

The Texas heat in the summer can be brutal and it can be dangerous!  Waiting until you are thirsty is not advised.  Staying hydrated throughout the day is your best bet during this intense heat.

Upon awakening each day, begin drinking water.  Add some fresh lemon or mint to add some variety and extra nutrients.
