Don't assume the most expensive LED bulb is the best. Consumer Reports says these less expensive, LED options shined brightly compared to the competition:

RealtyTrac released its U.S. Foreclosure Market Report for April 2014 today, and it found that Florida continues to lead the nation in foreclosures.
While the state's foreclosure activity – a count of all homes in some phase of the foreclosure process – declined 9 percent year-to-year in April, the state still led the nation with a foreclosure rate nearly three times higher than the national average.

As of March 2013, nearly 3% of all first-lien loans secured by one-to-four-unit residential properties were 90-plus days delinquent, essentially unchanged from the June 2012.
In contrast, the percentage of loans in foreclosure, which leveled off around 4% from 2011 through 2012, declined to 3.5% by early 2013, the report noted.
A foreclosure in Florida begins when a lender files court action and records a notice of a pending lawsuit (Lis Pendens) against the borrower. The lender notifies the borrower and any other affected parties in person or in some cases by mail or publication.

foreclosures: The S.A.F.E. Act, Short Sales and the Agents role - 11/04/10 12:10 AM
    I have made a few posts on some social sites about this new federal law, the S.A.F.E. Act of 2008 that went into place Oct 1st 2010. And I've had some responses from other agents like "I have not heard this, it must be a Florida thing", "That's not for California", "That's only when you charge a fee". Etc. These agents are pulling at straws. Instead of researching the SAFE Act they quote other laws and think they are talking about the right one.    So now, as of Oct 1st, Real Estate agents, everywhere, can not negotiate Short Sales. If you do short sales you must have received an email this week, that went something like this.
   Based on the new S.A.F.E. Act (Safe Secure and Fair Enforcement for Mortgage Licensing Act of 2008) "anyone that directly or indirectly negotiates the terms of the mortgage must be licensed under the S.A.F.E. Act." No longer will the real estate professional be able to facilitate negotiations of a short sale or workout plan directly on behalf of the homeowner.

  The proverbial "stuff" has hit the fan. On Friday it was all over the news channels and got bigger and bigger all weekend. By Monday Realtors and agents all over were upset that deals were falling apart by the numbers. Banks have stalled foreclosures pending review of the foreclosure proceedings. This in turn means that properties they had offers on were no longer on the market. Seams a little case of bad business was going on.      I can't tell you how many times I've run into Realtors and agents that don't get it. We ultimately are helping homeowners in trouble. Getting troubled homeowners out of a bad situation should be the real focus. And they just don't get it. These usually are the agents that sat in a class for two days and now they think they can do Short Sales.
    I've been with agents that get upset because the bank offers a Deed In Lieu to the homeowner with No deficiency and because there is nothing in it for the agent they get upset. … (3 comments)

The volume coming into our office is still overwhelming. However I have heard from three of my short sale clients that have recieved Mediation notices now. I know the government started this plan but just finally heard that people have gotten the notice to actually go through the process. In a nutshell they are trying to keep people in thier homes by having them go to mediation first to see if they can get them to afford the homes, before they actually foreclose.    Bank of America's Pre-Approved Short Sales are here. They call them Cooperative Short Sales. I have a couple now with them. By the looks of it they are taking my oldest files and converting them. Even though when asked what files qualify they say it's a random choice. They took some low level negotiators and gave them new titles, CSS Advocates (Negotiators).
