There is Chinese resturant in Rancho Santa Margarita that has great food and even better prices!
You can get a big lunch there for less than $5, or even bigger for less than $6.
The service is very good, but I go there for the food. I have taken many clients

Buying a New Hybrid Car to Save Money? Not So Fast! - 06/18/08 10:55 PM
So, you don't need a new car, but your car gets 17 miles per gallon, and a new Hybrid will get you, what, 35 MPG.
Let's do the math.
Let's say you drive 15,000 miles a year. And let's say you spend $5 on per gallon of gas.
15,000/17 = 883 Gallons

Save Money on your Electric Bill - here's how! - 06/18/08 10:42 PM
You probably all know that the Air Conditioners in our home suck more electricity than any other single appliance. Most likely followed (distantly) Fridge(s), by your TV(s), and, oh yes, your computer. Faster computers consume MORE power. Those LCD monitors, low power consumption? Don't believe it.
Don't listen to the electric company

Concentrate On the Market That is Selling- Or What IS Selling in your Neighborhood - 06/18/08 10:33 PM
Do the research, then concentrate on selling homes in the price range that is most active. I am going to guess that the low end is selling in your market. I know that's what is happening here, and it's just a guess that the same is happening all over the country.

Are YOU Quitting, or Getting Close to Quitting - 06/18/08 10:30 PM
I've been in this business since 1979. I have left to go to work in other industries more than once, but always kept my license current, and typically sold 1 or 2 homes a year while working part time.
I am a full time, full service agent now, and I know

High Dynamic Range Photos - 06/17/08 05:51 PM
Just curious to know if anyone else is creating High Dynamic Range photos for their listings?
For those who don't know, an "HDR" photo is actually a combination of 3 or more photos, all are exactly the same subject, but each exposed differently. One is exposed dark, one correct and one light.

Several wrote back that the internet was most effective for them.
If YOU are getting good lead results from the internet, please share with the community what type of internet marketing you

Buying a Replacement Home before Defaulting on a Current Home - Your Thoughts?
When this current Real Estate situation first started, I was talking to a friend of mine, and we both joked that people should buy a replacement home before going into foreclosure on their current home. Neither of us

If you could only concentrate on ONE type of Prospecting, what would it be? - 06/16/08 12:26 PM
If you could only concentrate on ONE type of Prospecting, what would it be?
It's not a fair question, because none of us would do very well if we only did one type of prospecting. I'm curious to know whether most people would focus on what they LIKE to do, or

Fixing a Hole in Dry Wall - 06/14/08 11:55 PM
I am a big time do it yourselfer. My daughter asked the other day if I knew how to patch a hole in drywall.
Here is my method - it works great.
You'll need either Plaster of Paris or Fixall, a piece of card board bigger than the hole in all

Hi Tech - Favorites, what piece of technology do you use the most, software/hardware - 06/14/08 11:43 PM
I have a couple of favorite applications that use all the time.
One is Roboform - it keeps links to all of my favorite websites and it also remembers my passwords.
It requires a single password, then gives you access to all links and passwords.
I also like Snagit - Great

Realtors - Which Phone are you using? - 06/14/08 11:33 PM
I have the Treo 700WX from Sprint. It's ok, but so darn bulky, and it has to be reset occasionally. Also, connecting it to my computers can be problematic. Sometimes it works fine, sometimes not at all.
I was using the phone as my lock box key but it was rediculously

Termites! ARGH!! - 06/14/08 01:14 PM
I posted earlier about painting my house and extolling the virtues of XST Caulking.
While painting the outside of my home, I looked at pretty much every square inch and found to my dismay, some damaged wood.
Some of the damage was wood rot, just a small section under a window where

Caulking - Plug for XST - 06/13/08 03:48 PM
When I was first starting out in Real Estate almost 30 years ago, I supplement my income by painting houses, inside and out.
I live in a pretty large house now (3200 Sq.Ft.) and it was time to paint.
Since I know how, and I really don't like the results I've

This doesn't have anything to do with Real Estate, it has to do with Ipods.
I consider myself very up to date on most things "Techie".
After all, I am a Microsoft Certified System Engineer, so I know computers VERY well.
I have a Treo phone that uses the Window Mobile

The OC - 06/13/08 12:14 PM
So, just what is "The OC"?
Can't answer that in a single sentence, or even a book.
"The OC" is Orange County California.
Orange County is one of the smallest counties in California, yet it is also one of the most populated.

Short Sales are Not Always the Best Deals - 06/13/08 11:58 AM
There are a lot of homes for sale today. Many are Short Sales, Many are REOs, but most are still home owners in equity positions just needing to sell their homes.
I do a lot of number crunching, looking at sales stats in my area, price per sq.ft. etc.
I find
