Buyer Broker Contract - Do You Use them? - 08/26/08 01:14 AM
I used to feel that if I was doing my job, that my clients would like me and use my services to represent them in the purchase of a home.
I've found over the last few years that this is often not the case.
I got my ABR certification a couple

What do you use for your client data base? - 08/22/08 12:49 AM
I use Outlook, mainly because I know it so well.
I know many people use Top Producer.
Top Producer offers several things that Outlook does not, but is it worth it.
I would like to hear from Top Producer users who get a LOT out of Top Producer.
I would especially

It's cool, geeky, but cool.
If you have never experienced having more than one monitor, you should.
I can drag things from one monitor to another. My mouse seamlessly

You Predict - When will we (have we) his the bottom in the RE market. Set your prediction in Stone! - 08/22/08 12:39 AM
Let's admit it, no one knows when we are going to hit the bottom in the Real Estate market. In fact, the bottom means different things to different people.
So, let's start by calling the bottom three consecutive months where resale home prices, on average for the entire country, stop falling.

If I were running for President! - 08/22/08 12:29 AM
Isn't it simple really?
What do we need? Cheap fuel.
Do we want out of the war? We all set different conditions, but we ALL want out right?
So, stop the war and spend the trillions saved on alternate energy. Hire away the best minds in the industry, solve the problem,

I thought that might get your attention. I can't imagine a better place to live. Low crime, incredible weather, new neighborhoods, close to the Ocean AND the mountains.
Did I mention the weather?
Ok, there are those that claim that San Diego has even better weather!
I can't see how their

I am representing the buyers....
This is a bank owned property....
The buyers are friends of mine.
The Condo is missing the AC pump and condenser.
If I can still purchase a compressor compatible with the coil, do I have to meet a Seer requirement.
I've been told that I can

Short Sales, Bank Owned - 08/22/08 12:14 AM
What's the difference?
A year ago most people coming into my open houses couldn't tell you. Today, I would say the majority of visitors can.
I know that YOU know the difference, but for those OTHERS that don't.....
Short Sale, Owner still owns the property, but can only sell it

Forgot to pick up a few open house signs - 08/22/08 12:10 AM
Oops - a few weeks ago I was beat. I held open house all day. It was a difficult home to hold open, I put out 16 signs.
This was in a gated community. Once I got outside the gates, I was so relieved that I forgot to pick up the

Costco Roadshow - 08/22/08 12:06 AM
I consider myself one of the lucky few who gets to participate in the Costco Real Estate program. I get to speak at Costco to anyone interested in talking about Real Estate.
With an agreement between Costco, Lending Tree, and Century 21 Superstars, a select number of Realtors are invited to

Dove Canyon Home Sales - Stats - 08/22/08 12:02 AM
Dove Canyon, I have been keeping an eye on you, or more specifically, a chart.
I have been tracking Dove Canyon homes sales since Jan. and have noticed something.
The average price per sq.ft. average since the first of the year has remained fairly constant. It does vary some, but has

Printing and Filling Your Own Cartridges and Toner - 08/13/08 11:12 PM
I have been filling my own ink cartridges for several years, and recently started filling my own color toner cartridges.
The success rate on the toner cartridges isn't good at all. I've found that often, they can only be refilled once and sometimes not at all.
The real bummer is when

How Many Hours a Day are You Working Real Estate? - 08/13/08 02:44 AM
I put in a LOT of hours, heck it's almost 1:00AM as I'm writing this last blog for the day.
My Real Estate day typically starts from the time I wake up until I go to sleep.
It's labor of love, I couldn't keep it up otherwise.
I do take the

Side Job - What's Yours? - 08/13/08 02:40 AM
A lot of agents consider Real Estate their full time profession, but also have side jobs.
Do you have a side job?
What is it?
I actually do some computer consulting on the side. I enjoy working on computers and found that I was spending way too much time helping associates

Granite Counter Tops - Slab or Tile? - 08/13/08 02:27 AM
Ok, at least in my office, most (all) feel that kitchen counter tops should be slab granite and NOT the less expensive tile granite.
Tiles can be done by the do it yourselfer, but slabs really can't, unless you are a hard core do it yourselfer!
I like to do things

Travertine vs Wood vs Tile vs Carpet - which is the best? - 08/13/08 02:22 AM
Dang it, why didn't we go with the Travertine. 7 or 8 years ago we decided we were done with carpet downstairs. We have 2 Golden Retrievers (mom was a show dog and we have her daughter). Plus 2 cats.
The expected worthwhile life span for carpet was about 2 years.

Are YOU Quitting, or Getting Close to Quitting?? - 08/13/08 02:15 AM
Real Estate sales in the current market is tough!
But then, Real Estate sales in any market is tough!
When sales are brisk, new agents come out of the woodwork!
When sale are slow, agents go back to their regular jobs.
I've been seeing this since 1979 when I first started

Any Veterans Out There? - 08/13/08 01:44 AM
We haven't seen too many VA loans in the last 20 years, but back in the early 80's they were very popular. I wouldn't be surprised to see a resurgance because the Eligable Veteran can buy with nothing down.
I am currently working with a vet who has put in an
