Are You "Certified" to Sell HUD Foreclosure Properties? And, If Not, Why Not? - 04/19/07 11:34 AM
Most, if not all, REALTORS are aware of the fact that both home buyers and investors can often find great house bargains in the HUD (U.S. Department of Housing and Urban Development) foreclosure market. Often times these homes will sell for anywhere from 60% to 85% of "AS-IS" market value, allowing both first time home-buyers and investors the opportunity to purchase the size, type and quality of a home that they could not afford in the traditional buyer's market. We all know that? Right? However, were you also aware that in order to sell HUD foreclosure properties, you and your brokerage firm MUST be certified with HUD

New Active Rain Group: For Foreclosure Help, Prevention and Contacts. - 04/16/07 06:31 PM
With all the recent media attention regarding the increase in the size and scope of the foreclosure problem in America, I decided that it was time for me to create an ACTIVE RAIN group dedicated solely to providing troubled homeowners who currently are, may soon be, or have concerns that their financial troubles may lead them into mortgage foreclosure. The group can be located at the following URL: http://activerain.com/groups/foreclosure I am describing this group as follows: A place for homeowners who currently are in, or may soon be facing, foreclosure on the mortgage for their principal residence (personal home). Listing Withdrawn and then Immediately Re-Listed: Ethical or Not??? - 04/11/07 05:24 PM
With certain segments of the real estate market showing signs of excess inventory and extended DOM (Days on Market), I have been noticing an increase in the number of "OLD LISTINGS" (I.E. on the market for over 60 Days) showing up one day as "Withdrawn" on our MLS, and then showing up as a "NEW LISTING" the very next day..... listed by the same REALTOR, at the same price, with no difference in terms or conditions of sale.... To me, it appears that the listing agent simply wanted to make the "OLD" listing "NEW" again, by a quick with-drawl and then an immediate

Five Reasons Why Spring 2007 is a Great Time to Purchase Your First Home. - 04/08/07 11:44 PM
"Call Paul" @ (563) 508-1649, 24 Hours a Day, 365 Days a Year!!! With all of the recent negative press about the failures of several sub-prime home mortgage lenders, and the general perception that there is a "Housing Bubble" (despite evidence to the contrary) that is about to burst, it is easy to understand why many potential first-time home-buyers are reluctant to make the commitment to home ownership for themselves. However, when looking at all of the FACTS (not perceptions) available to us through market data, it is equally easy to see why Spring 2007 is still a great time for home-seekers to join

Housing Bust??? What Housing Bust??? Real World Statistics (2006 to 2007) - 04/07/07 03:03 PM
"Call Paul" @ (563) 508-1649, 24 Hours a Day, 365 Days a Year!! Now that the first week of April is behind us, I decided to run a few "real world" statistical searches of the local Realtor Board's (QCARA) MLS and see whether or not we truly are in a real estate "down-turn' and on the verge of having the real estate "Bubble" burst. The findings of my research indicate the following numbers: In single-family homes priced from $50,000 to $100,000 the statistics show that in the First Quarter of 2006 (1/1/2006-03/31/2006) there were 132 closed transactions in the Iowa Quad-City Market. In the First Quarter of 2007 there were 115 closed

The importance of "UPDATED" MLS Photos (Spring versus Winter) - 04/05/07 04:25 PM
"Call Paul" @ (563) 508-1649, 24 Hours a Day, 365 Days a Year!! One of the things that I was taught early on in my Real Estate career was the importance of keeping current, up-to-date, exterior property photos on the MLS (and thus cooperating brokers with upload capacity) websites, on listings that take over 60 days to sell, and especially during the two seasonal changes in which the most dramatic changes in photo appearance occur: Summer into Fall, and Winter into Spring. Nothing screams out "desperate seller" more than an MLS Photo of a home with snow in the yard when the potential purchaser does an Internet search in
