Another great post by Nick Bastian. SEVRAR sent out a survey questioning their members addressing whom they should back for the Tempe Mayor race. Right now would be a great time to complete and send in that survey. Please don't put it in your "To get To" pile. The election is not too far off.
On Friday, January 27th, SEVRAR’s government affairs director ( South East Valley Regional Association of REALTORS ) sent a survey to members concerning the upcoming Tempe Mayor and City Council races. It is my hope that agents will take the time to complete this survey, as I understand that it can effect the upcoming SEVRAR endorsement of the candidates.
Yes, I know it’s not always good to talk politics amongst friends, but let’s face it, the job of mayor and city council certainly has a lot to do with real estate in Tempe. From property taxes to job creation to serving our community, the future of our city needs to continue to have strong leadership and good people serving in public office.
If you are one of the many busy real estate agents out there that hasn’t taken the few minutes it takes to complete the survey from SEVRAR, please do so. Grab it out of your inbox, retrieve it from the deleted folder or wherever you place the “things to do” items and fill it out.
If you are interested in my .02 about the campaign, I’ll say that I strongly urge you to join me in supporting Michael Monti to be the next Mayor of Tempe.
We are fortunate to have three really great people running for mayor. I have had the opportunity to meet all of the candidates, learn about their positions, and get a very good feel for, who I believe is, the best person to lead Tempe into the next phase of our future.
Michael Monti is a small business owner, has employed hundreds of people, knows about private property rights, and understands working with and for people to make things happen within our city. He is NOT a career politician and does not feel he is owed the job of mayor. Just about everyone in Tempe is familiar with the famous Monti’s La Casa Vieja restaurant. What many people are not familiar with is the fact that Mr. Monti is a graduate of ASU, has also obtained a law degree ( not a practicing attorney ), and has co-founded Local First Arizona. Additionally, both Michael and his wife have taken the courses necessary to obtain a real estate license in Arizona.
Michael is a great father to six children and understands the importance of keeping Tempe a great place to raise a family. He understands that we need to strive for much more that just keeping Tempe different. We have real issues to deal with, and real momentum to carry us to an even better future. I have also spent a lot of time looking into the qualifications of all of the candidates running for city council. Since this post doesn’t need to be 10,000 words, please feel free to contact me with further questions about the Monti campaign or any of the city council candidates. I’ll be glad to share any information I have.
This is a non-partisan election. I urge you to make your position know to SEVRAR and, more importantly, to make sure to vote in your city, state and national elections!

Over the past 20 years, I have helped hundreds and hundreds of people buy and sell homes in cities outside of Tempe. If you live in another city, I would urge you to pay attention to the local process there, as well.

The week before last; my friend Brian and I were talking he suggested I join him in training with chances for Children for the San Diego Marathon.
I got excited about this for a day or so, I have already run the San Diego Marathon many years ago, had my best time, swore I would never run another marathon again. I have said that after every marathon I have run. So back to the story
I came home and chatted with my wife a 5yr Boot camp veteran. She said I would feel much better if I did
My 8yr old daughter is a competitive gymnast that works out for 9+ hours every week. She is a ROCK! The kid is RIPPED! I would put my money on her for a sit up/ push up contest with any boy 3-4 years older than her.
She does the real push ups! Not the “girly ones” The kid is 8yrs old! I haven’t spent 9+ hours in a gym in any month in my life she is doing in a week!
Yes that is her receiving her second FIRST PLACE medal in last weekends meet.
I have another daughter a 10year old that is a torpedo in the water She is at swim practice 4-5 nights a week.
Me? Well I ran my last half Marathon in 2010 without a day of training. (don’t try this…) My last marathon was run January 2005. Basically I have been sitting on my Gluteus Maximus the past 7 years! I have been noticing that my dry cleaners have been shrinking my pants and shirts. (Damn Them!).
So I live in a house with three very fit, and very active females. What is a guy to do?

Yesterday I talked a friend into creating a personalized work out for me to include running, interval training, weights and swimming. I have my wife educating me on what to eat and not eat, and how often. (Something about if it comes in a bag, or a box don’t put it in your mouth. I am learning) She is preparing my breakfasts , snacks and dinners, as well as coaching me on my lunches. My youngest daughter is pushing me to do push-ups and sit- ups. Want to know how humiliating it is to have an 8yr old girl kick your ass in sit-ups and push ups? My oldest daughter gets up at 4:45am with me and rides her bike along side of me while I do my 4 miles!
Where am I going with all of this? I have a team behind me, They have all the tools I need, to help me make 2012 and my life healthier and happier. GET INSPIRED!

I noticed that each house has a distinct "aroma" even before I entered this career. I often wonder why, or what ours smelled like.
Then I started hosting realtor home tours and "BAM" the olfactory was under attack! you have brought up some very good points here so I am going to share the post.
Houses smell. Yep, every single one. Oh, they don't all smell bad...but they all carry their own fragrance. A fragance called the Death of a Sale if it stinks.
Unfortunately, in the grand scheme of preparing a home for sale, house smells are the last things sellers seem to think about. Probably because I have yet to meet a seller who smells their own stinky home. Not once has a seller said to me "I know my house smells bad."
No matter how diplomatic an agent tries to be when listing a stinky house, telling a seller their home smells bad seems to offend them more than telling them their home is worth less than they thought. Maybe it's because when you live in your home you become immune to the smells that "outsiders" definitely notice.
Please Mr. & Ms Seller, don't shoot the messenger! Your Realtor is just trying to help you get your house sold and House a'la Stinky is going to be a problem.
Some of the most deadly (yes, they could kill the sale of your home) smells are the obvious ~
The grandaddy of stink...Cigarette or cigar smoke
Pets smells and litter boxes
Mothballs
Then there are the subtle smells that can also be a turnoff
Dirty sheets/laundry
Moldy smelling bathrooms
Dirty Diapers
Weird cooked food smells (by the way~never cook fish or cabbage while trying to sell your home)
Garbage cans (empty them every day)
Over-compensating with too many air fresheners or candles can offend a sensitive nose and make a buyer wonder what you're covering up.
So..if you're selling your home, go outside to clear your nasal passages, then step inside and take an impartial whiff or ask someone you trust to do it for you. Hey~ you could even ask your Realtor!

You see my wife works on weekends so my two daughters and I are always looking for something fun to do. I am sure this situation is not unique to us, so I thought I might share some of the things we do.
The Annual Ostrich festival will begin at 2pm today. Friday March 11, 2011. It is a unique festival, with rides, races, etc. They even have a booth that sells Ostrich and Emu eggs for consumption. I wouldn't know how to prepare the ostrich egg! It is HUGE!

Late last week I had a brass ring dangled in front of me…
It may have been a bit of a risk, but I grabbed for it and have yet to look back.
I know I did the right thing, for my family and myself.
It was a whirlwind of a short week! I have accepted the Area Sales Manager position with Magnus Title Agency.
This last week I met the Who's who in Escrow in the East Valley. It was very intimidat-ing... These are names I just dreamed of working with.
