This morning I took my dog Abby on a walk at about 7:00 eastern time.  Abby and I had a conversation about the economy.  Abby had some very wise words this morning.  Walking and talking with Abby is often the most productive time of my day.

"Abby how does a cocker spaniel know when to invest in more dog cookies?"
  She gave me one of those trust filled endearing looks with her brown saucer like eyes and replied. " WOOF!  WOOF!  WOOF!"

There is a reason these homes are going to auction. - 09/26/08 07:02 PM
Today I viewed four homes that are going to absolute auction in the next two weeks. One of the four had been cleaned and some new doors had been hung. The other three were dirty, completely out of date, the yards were not well kept and they had some rooms that needed to be completly stripped to the studs.   This is my first experience with auction properties.  Is this typical of aution properties?  If so, no wonder the properties never sold while on the market.
One can probably assume these distressed properties are owned by distressed owners.  But if so … (4 comments)

A Well Done Home Inspection - 09/22/08 08:48 PM
We had the home we are buying in Lexington inspected this morning. I followed the inspector and was intentional about watching and talking very little as he worked.   I encourage my clients to watch the home inspection and to be aware the inspector can be distracted and miss something.  I beleive when buying a home following the inspector can be a very good way to really learn about the different systems of the home.  If you watch and listen and are careful to not distract my experience has been the inspector will point out important details to you.  This can make it … (13 comments)

Since arriving in Lexington less than two weeks ago I have had two interesting encounters with sellers.  I drove by a very desirable property that backs up to the aboretum that was a FSBO.  I whipped out my cell and dialed.  The owner answered and invited me into her home.  She gave me a self made flyer and I immediately suspected she was way over the market price.  I went back to the  and was able to quickly connect with a realtor that has sold several homes in that area the past 10 years.  In fact he had sold one just … (12 comments)
