      <title>Sales are up over 50% in the Palm Springs area due to bargain priced properties</title>
      <description>&lt;p&gt;The Desert Sun reported today: &quot;Coachella Valley home sales during the third quarter of 2008 jumped 51.5 percent compared to 2007, driven predominately by buyers nabbing foreclosures and other distressed properties that have been sharply discounted.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bargains for buyers&lt;/strong&gt;:&amp;nbsp; Although sales are up, averge prices are down.&amp;nbsp; This is partly a result of banks wanting to unload the numerous foreclosures currently on the market.&amp;nbsp; Those that don't have to sell, are holding off. However, motivated sellers are having to meet or beat the &lt;strong&gt;foreclosure&lt;/strong&gt; pricing in order to be competitive.&amp;nbsp;Over half of all homes sold&amp;nbsp;recently were foreclosures.&amp;nbsp;The end result, is that the median pricing for homes, has come down&amp;nbsp;more then $150,000&amp;nbsp;in the Palm Springs area.&lt;/p&gt;
&lt;p&gt;The Desert Sun also reports: &quot;[Sales are] up from the 1,277 sold during the same three months of 2007 and up from 2006, when 1,665 homes were sold. The bulk of homes sold are going for less than $500,000, a price point that traditionally has been described as the entry-level market. In 2007, homes priced under $500,000 made up 68 percent of all local sales. In the third quarter of 2008, they accounted for nearly 85 percent.&quot;&lt;/p&gt;
&lt;p&gt;Smart buyers are taking advantage of the current pricing in Palm Springs. The current reduction in pricing, is now making it more affordable for both &lt;strong&gt;first time buyers&lt;/strong&gt; and those looking for a second home.&amp;nbsp;Buyers are picking up homes that sold for&amp;nbsp;$400,000 to $600,000 just two years ago,&amp;nbsp;for $200,000 to $300,000-&amp;nbsp;&amp;nbsp; Once gain it is affordable&amp;nbsp;for some to consider owning a 2nd home here in the desert.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Canadians&lt;/strong&gt; are still buying, even though the value of their dollar has fallen.&amp;nbsp; Many are wanting to take advantage of this window of opportunity, before their dollar falls even further.&amp;nbsp; 50% of my sales lately, have been with Canadian buyers.&lt;/p&gt;
&lt;p&gt;Pricing is attracing&amp;nbsp;many savvy buyers.&amp;nbsp; Although prices are being offered at huge discounts,&amp;nbsp;sales are&amp;nbsp;very competitive.&amp;nbsp;Many homes these days are receiving multiple offers, and homes have been selling for over asking price.&amp;nbsp; On average, homes are selling for about 94% of the asking price, but it is not uncommon to see homes selling for even more then asking.&amp;nbsp; If you are considering buying, the important pre-requisite is to have your financing in order.&amp;nbsp; Its important to have your realtor watch the market constantly.&amp;nbsp; Bargain priced properties often go pending within hours of being listed.&amp;nbsp;&lt;/p&gt;

      <title>Downtown Palm Springs redevelopment plans scaled back</title>
      <description>&lt;p&gt;Here's the latest news regarding the future redevelopment of the Desert Fashion Plaza in downtown Palm Springs.&amp;nbsp; The project has been scaled back significantly, due to the current economic crisis, eliminating the previous plans to include housing as part of the project.&lt;/p&gt;
&lt;p&gt;The project will include the construction of a theatre complex where the currect Pavilion tent structure is located, behind the mall.&amp;nbsp; A street will be opened up from Palm Canyon, but it won't fully extende to the Palm Springs Museum, which was part of the previous plan.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Hopes are this plan is more practical, and could possibly be completed within a few years, to start the revitalization of the downtown core.&lt;/p&gt;
&lt;p&gt;This plan also puts the plans for the&amp;nbsp;demolition of the historic 1948 Town and Country Century located across the street, on hold.&amp;nbsp;&lt;/p&gt;

Clients come to me all the time and say, &quot;I WANT A DEAL.&quot;&amp;nbsp; The media talks about all the great deals in real estate- and there certainly are bargains to be had!&amp;nbsp;You may find good buys on properties priced 50% below what the property previously sold for&amp;nbsp; However,&amp;nbsp; here is the reality:&lt;/p&gt;

&lt;p&gt;But the environmental impact report released last week shows the 1948 Town &amp;amp; Country Center meets criteria to be placed on state and national historic registries.&lt;/p&gt;
&lt;p&gt;It also meets the definition of a historic resource under the California Environmental Quality Act.&lt;/p&gt;
&lt;p&gt;According to the report prepared by Terra Nova Planning &amp;amp; Research Inc., demolishing the building would be a significant impact. The report also shows that views would be diminished, about 2,000 more people would live in downtown and air quality impacts would be significant.&lt;/p&gt;
&lt;p&gt;Palm Springs Mayor Pro Tem Ginny Foat said the Town &amp;amp; Country will be the &quot;major controversy&quot; that comes with the Wessman's proposed plan.&lt;/p&gt;
&lt;p&gt;&quot;I do like the (Palm Springs) Modern Committee's plan. That was really nice,&quot; she said.&lt;/p&gt;
&lt;p&gt;The committee's plan involves preserving and rehabilitating the building, while knocking down a portion along Palm Canyon Drive to open up the center courtyard.&lt;/p&gt;
&lt;p&gt;Palm Springs Modern Committee President Peter Moruzzi said he was pleased with the report's findings.&lt;/p&gt;
&lt;p&gt;&quot;The Palm Springs Modern Committee is thrilled that the EIR strongly validates our long-held position, namely, that incorporating the majority of the Town &amp;amp; Country Center into Museum Market Plaza will benefit the city's tourism industry, provide needed retail tax dollars and improve our overall quality of life,&quot; Moruzzi said in a statement.&lt;/p&gt;
&lt;p&gt;However, it will be up to the City Council to decide whether the Town &amp;amp; Country will stay, the city's Director of Planning Services Craig Ewing said. The council can override environmental concerns, he said.&lt;/p&gt;
&lt;p&gt;For example, there are several project objectives the council will look at in January when it considers the environmental impact report and Wessman's plan.&lt;/p&gt;
&lt;p&gt;They include creating a vibrant lifestyle center and a new connection from the Palm Springs Art Museum to Indian Canyon Drive.&lt;/p&gt;
&lt;p&gt;&quot;They have to make a judgment as to which objectives (they want), and which tradeoffs (they) will make,&quot; Ewing said.&lt;/p&gt;
&lt;p&gt;Wessman Development Co. Vice President Michael Braun said his company has not studied the alternative plans in detail.&lt;/p&gt;
&lt;p&gt;&quot;We are waiting for the (Planning Commission and City Council) hearings,&quot; Braun said.&lt;/p&gt;
&lt;p&gt;Some other report findings:&lt;/p&gt;
&lt;p&gt;&quot;The planned construction of tall structures will result in partial obstruction of mountain views in several locations surrounding the project site.&quot;&lt;/p&gt;
&lt;p&gt;The reconstruction of sidewalks could affect parts of the Palm Springs Walk of Stars. Stars would need to be removed, cleaned, stored and then reinstated.&lt;/p&gt;
&lt;p&gt;&quot;Air quality impacts will be significant and unavoidable.&quot; The project will contribute to greenhouse gas emissions.&lt;/p&gt;
&lt;p&gt;The project could generate about 2,280 jobs at build-out.&lt;/p&gt;
&lt;p&gt;The project could affect fire and police department response times.&lt;/p&gt;
&lt;p&gt;About 2,000 more people would live in the city.&lt;/p&gt;
&lt;p&gt;Traffic is &quot;projected to operate at acceptable levels of service during weekday and Saturday peak hours.&quot;&lt;/p&gt;</description>

&lt;p&gt;The Palm Springs-Desert Resorts area of California is seeing a slew of new properties and renovations costing a total of nearly $2 billion. From 2007 through 2011, hotels and businesses in each of the desert's cities -- Cathedral City, Desert Hot Springs, Indian Wells, Indio, La Quinta, Palm Desert, Palm Springs and Rancho Mirage -- will have introduced a new hotel, a newly remodeled hotel product, golf courses, restaurants or other amenities.&lt;/p&gt;
&lt;p&gt;In Cathedral City, the 300-room Sheraton Hotel and Conference Center is scheduled to break ground next spring. The property will include a golf course. In Desert Hot Springs, a major expansion is planned for the Two Bunch Palms Resort, including 700 homes, 315 timeshare units and 285 hotel units. Plans also include 121,500-square-foot retail, wellness and spa complex. The 215-room Miramonte Resort &amp;amp; Spa in Indian Wells recently completed a $1.4 million remodel of its pool area with a direct connection to its acclaimed Well Spa, following the renovation of meeting space -- including the addition of a new ballroom -- and a number of guestrooms in 2007. Next summer, the resort will break ground for the Grove Artisan Kitchen, a contemporary restaurant. In Indio, the Fantasy Springs Resort Casino has opened Pom restaurant, which fuses traditional California cuisine with tastes from Latin America and Italy. In La Quinta, the 146-unit Embassy Suites La Quinta Hotel &amp;amp; Spa with 120 condominium units and the 130-unit Homewood Suites by Hilton La Quinta have opened.&lt;/p&gt;
&lt;p&gt;The Palm Desert City Council recently approved plans for an 88-unit Candlewood Suites property, which is slated for groundbreaking this month. The Fairmont Avanterra is scheduled to break ground in Palm Desert in 2009 with 300 guestrooms and 125 residences. The hotel is part of the $2.5 billion environmentally progressive, master-planned Avanterra community and will be located adjacent to the Classic Club golf course. The 180-room, 4.5 acre property will feature a mid-century desert aesthetic blended with folk-modern interiors and will include accommodations for budget and luxury travelers, a diner, a bar, a public and a private pool, 4,000 square feet of event space, a spa and fitness room, outdoor fireplaces and green technology. Plans for the 494-room Hard Rock Hotel Palm Springs are underway. The property will be located in downtown Palm Springs, adjacent to the Palm Springs Convention Center, and will feature three restaurants; a three-acre pool area with 38 cabanas, fire pits and a beach; a 6,500-square-foot nightclub; a recording studio; a two-story spa; and 35,000 square feet of meeting space. The hotel is slated to open in 2010.&lt;/p&gt;
&lt;p&gt;The Hilton Palm Springs Resort has completed a multimillion dollar renovation of its Elements Spa. New services include a eucalyptus-infused steam room and a Swiss shower, nine treatment rooms, and ecological materials and organic professional products. The Holiday Inn Palm Springs City Center opened in January 2008 with 229 guestrooms and 20 suites, a full-service restaurant, an Olympic-size swimming pool with a poolside cabana bar, dive-in movies, a fitness facility and more than 8,000 square feet of meeting and banquet space. The Mondrian Hotel &amp;amp; Condos is slated to open in 2011 adjacent to the Palm Springs Convention Center with 200 guestrooms, 50 condo-hotel units and up to 150 condominiums. The property will also feature a Skybar, meeting facilities, a spa and fitness facility, a pool, a restaurant and a gourmet market. The Palm Springs Riviera Resort &amp;amp; Spa reopened Oct. 1 after a $70 million rejuvenation. The historic resort includes 24 acres of landscaped gardens and courtyards with fire pits, pools and dining. The Riviera also features 30,000 square feet of flexible meeting space, as well as SpaTerre with 22 treatments rooms, a full-service hair and nail salon, relaxation rooms and a fitness center.&lt;/p&gt;
&lt;p&gt;In Rancho Mirage, the Rancho Las Palmas Resort and Spa has completed a $35 million remodel that includes a new porte cochere, a refurbished lobby area, an Internet marketplace, a new lounge, dining, enhanced guestrooms, outdoor meeting space and a new family pool called Splashtopia with water features, including two 100-foot water slides. At the Agua Caliente Casino, Resort and Spa, a 340-room luxury hotel opened in April. New resort amenities also include the Sunstone Spa; six eateries including The Steakhouse and the wave-inspired Waters Caf&amp;eacute;; a 13,000-square-foot conference center, plus meeting rooms, pre-function and outdoor meeting space; and a 50,000-square-foot pool area with two pools, 10 cabanas, and a full-service outdoor bar and grill.       <title>Its not all bad news!  Housing stats for the Palm Springs area</title>
      <description>&lt;p&gt;Despite the economic troubles that continue throughout the country, there still are some good things that are happening in the Palm Springs/Coachella Valley&amp;nbsp;area's housing market.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;During the Second Quarter, the Coachella Valley was dominated by increased sales activity.&lt;/p&gt;
&lt;p&gt;2,161 homes were sold, up .09 percent from a year ago&lt;/p&gt;
&lt;p&gt;Entry level homes sold, were up 16.8 percent from a year ago&lt;/p&gt;
&lt;p&gt;Inventory is down 4.6 percent from what was on the market a year ago.&amp;nbsp; Although still high, lower inventory typically means more demand.&lt;/p&gt;
&lt;p&gt;According to the First-time Buyer Housing Affordability index, 48% of Coachella Valley households could afford to buy an entry-level home during the 2nd quarter.&amp;nbsp; A year ago, less then 33% could afford to own a home.&lt;/p&gt;
