I love oysters and am grateful for my source at a private beach in Lakebay. But the only times I've suffered food poisoning was from oysters, once at a restaurant in Toronto, the other on a beach at the lower end of Hood Canal. I always worry when I open my first.

Transactions closed much quicker on average, selling prices were lower this week. This is good news for buyers.

Closed Transactions June 15-21
Closings this week were ahead of last year's at this time.  In all four areas the average selling price was lower, especially in Bainbridge Island. 
 
The lower prices and the higher percent of selling to list price resulted in a much quicker closing time. Sellers are pricing their homes more appropriately to the market (still a strong buyer's market in all four areas), the the market is clearly responding.

What goes up must come down. And what hits the floor must rebound.
Last week's spike shows a marked drop.
Though transactions closed much quicker on average, selling prices were lower this week. This is good news for buyers.
I suspect that when mortgage rates begin to rise (and they must), activity will increase dramatically as fence-sitters jump.

Once again Bainbridge Island showed an unusually large increase in closed transactions compared to the same period last year.
 
Except for Kingston, the average selling price in North Kitsap continued to show a decline.

The average sale price in North Tacoma apparently showed a very large average increase this week compared to the same period last year, but this apparently increase was skewed because of an unusual $1M sale. That sale also accounts for the apparently increase in time to sell--expensive homes always spend more time on the market because the number of buyers in that market is always much smaller.

Clearly the Bainbridge Island market spiked this week compared to last year at this time. The average selling price dropped nearly 30%, homes closed much more quickly, and sellers got 94% of their listing price.
Activity in the other markets lagged behind last year at this time, especially in Kingston.

Here's a spike we should be interested in.
a 214% increase over activity during the same period last year. Although closings took nearly a month longer for completion, the average selling price increased 63%.
 
The fact that sellers on the average took 9% less than their listing price indicates that negotiations were effective. Sellers tired of waiting for their ideal price and accepted reasonable offers.

Bainbridge Island showed an unusually large increase in closed transactions compared to the same period last year. Though the average sale price was much lower, the period from list to contract was shorter by nearly 7 months, and buyers came much closer to the listing price as well. 
 
(Shameless fact: I am proud to report that my personal home was among those closing. Contract signed two days after the keybox was installed with a selling price over my listing price.  I must have done something right.)
