Fourth Quarter 2010
 
The fourth quarter of 2010 showed 22% fewer transactions than in 2009, but the average closing time was slightly less than two months.
 
The average sales price decreased by 20%.  On the average, sellers accepted 7% less than their original asking price.
 
If you are a buyer, now is the time. If you are a seller, be patient.
 
As of this date (January 31), there are 93 single family residences on the market, ranging in list price from $120,000 to $3.9 million. The average list price is $416,86.

The fourth quarter of 2010 showed nearly a quarter fewer transactions than in 2009, but the average closing time was less than a month.
 
The average sales price increased by 13%. Sellers were quick to negotiate, accepting 12% less than the original listing price.
If you are a buyer, now is the time. If you are a seller, be patient.
 
As of this post, there are 16 single family residences on the market, ranging in list price from $100,000 to $1.99 million. The average list price is just over $336,000.

Annual Transaction Report for 2010

Here are last year's statistics for North, Central, and South Tacoma. 
2010 saw an increase of twelve percent in closed transactions compared to the previous year. 

The average sale price was down about four percent. Sellers accepted about 10% less than the original listing price.

Tacoma continues to be a buyers' market. Inventory is up, so buyers have a number of good choices.  (Note: Seattle is now a seller's market.)

The fourth quarter of 2010 did not compare well with 2009. Fewer transactions, slower time to close, a ten percent drop in average sales price. 
 
We do not expect this decline in sales to continue long. As interest rates start to climb (this climb is inevitable), buyers will decide to get off the fence and begin making offers. 
 
If you are a buyer, now is the time. If you are a seller, be patient.

Tacoma market: Fourth Quarter Report - 01/25/11 04:40 PM

While there were nearly a quarter fewer transactions during the fourth quarter this year (compared to the same period in 2009), the indications are that we are continuing to improve. Transactions closed faster, the average sales price increased by 10%, and sellers conceded only eight percent less than their original asking price.
 
Tacoma is moving away from a strong buyer's market toward a neutral market. Inventory is strong, interest rates are still very low, and sellers are willing to negotiate.

Why is a bullet more powerful than a vote? - 01/12/11 12:28 PM
It takes a lot of votes to elect a public official. It can take one bullet to defeat her. Two thoughts: there were no semiautomatic weapons in existence when the Second Amendment was drafted. Firearms required iffort load, and those firearms fired one round before a reload was required. As citizens we are allowed one vote per person. But it's possible (and easy) for any citizen to purchase a weapon that can fire many, many founds.
So what's wrong with this picture: 1 vote per citizen. Many firearms per citizen. Many rounds per firearm.

I subscribe to an email newsletter that helps give Americans the opportunity for short term summer teaching jobs (ESL) in China. The idea is that you are able to immerse yourself into the culture for a short 2 to 4 week period as a paid guest of the Chinese Educational system. The lady, Shane, that started the program is very helpful and has done ALL of the research and arrangements that help make this possible. She just sent out a new email newsletter requesting referrals for openings to the program. I wholeheartedly endorse the program and wish I could do it. … (2 comments)

There were 42% fewer closings this December compared to December of last year.
 
Transactions closed much faster.  The average selling price dropped 30%. (Buyers note!)
 
Sellers accepted 16% less than they originally asked. 
 
Inventory in Kingston  is still good.  It's still a buyer's market.
