Have you ever noticed when you go to your home page and you check your messages and there is nothing there.
I try to clear my message board everyday so I can track my comments and those I have commented on. Nothing is as scary as to see nothing, 6 hours after you post a blog.
I guess we have some little quirks that keep us on our toes. It seems everything is running delayed!!!

Staying on the path... - 03/31/09 01:42 PM
I just saw 20 good agents leave the business. When I say good, I mean, I have done cross sales with them in the past and you can tell a lot about an agent when you do a cross sale. I had also viewed many of their listings over my tenure as a Realtor and I believe they shall be missed. I know they all have their reasons and believe they see a greener pasture.

After 10 years in the business I am still refining the art of the Open House. Don't get me wrong I have had very successful Open Houses over the years however I still get skunked from time to time. I don't scrap my whole concept I refine the way I conduct, advertise, and even greet at each Open House.
I have found that each house is a blank canvas when it comes to being open to the public. I sit down after each event and critique the effort to see how I can improve the experience the next time.

I think this is one of the best way to take care of our economic crisis and I believe it would be a lot cheaper than the the trllions we're spending right now.
One of my baby boomer accountants sent this to me to consider...

It Ain't Easy Being Green... - 03/26/09 12:07 AM
I work with several elderly people on fixed incomes. I drop by from time to time, not so much as a Realtor but as a friend. If a light bulb is out or they need something else done, I do it. My feeling is we all have one thing in common and that is we will all get older or die trying.
One of these friends has given me several referrals.

I had lined up my showings the day before as usual when my client calls and wants to add one more house to the mix. I look it up and find that the house is vacant and tell my client it shouldn't be a problem however the agent requests I call before showing. I called the agents direct line, no answer so I leave a message and request a go ahead and show call.

Having elderly clients, I try to help whenever I can.
This client was in her early eighties and her family felt she would sign a purchase and sale agreement for a dollar if she liked their smile. My job was to be at every showing and protect her.
The first showing went well even though; my client felt she should offer the people food and refreshments.

I was thumbing through my local website http://activerain.com/states/WA/cities/Dupont and found some interesting information. There are three posts recorded from an agent who no longer is an agent in the State of Washington.
I found an agent who;
Violated NWMLS posting rules Violated RESPA rules Made 3 posts total in October 2007 These examples were all on the front page.
I was amazed that of the seven real estate professionals listed on the right side of the page;

I often hear the horrors of displacing the kids. It is made more difficult when it happens during the school year.
I myself was pulled out of school only 2 weeks after school began. I was 14 and going into the 9th grade at my old junior high school, 2 weeks later I'm in high school, 100 miles away and all alone.

It's not to often I get scared when showing houses however today my hair on the back of my neck was doing the spike.
My client saw this house on my website and wanted to see it. I looked it up on the MLS and followed the showing protocol. The MLS required I call the owner directly. Present all offers to the owner and to notify the listing office with accepted offers when sold. You guessed it, we have a limited service listing. (No key box either!)

Make it a habit... - 03/17/09 03:45 PM
I did some reflecting today as I finished our home tour (some call it Caravan) and several Brokers Opens. When I entered the real estate field, we would tour for hours, sometimes up to twenty homes. The Brokers Opens were feasts and several had wine tastings put on by of course either lenders or title and escrow companies. We finally had to get a designated driver to escort a car load of happy agents from listing to listing.

What a great resource... - 03/11/09 05:15 PM
Monday of this week, my Palm 700p phone was on life support. I know, Palm, is not the most modern PDA available today but it had worked for me for years and I knew all its capabilities and faults and accepted it for what it was.
Before I belonged to ActiveRain I would have gone to Consumer Reports and researched smart phones and after a week of research I would have bought a new phone. You'd be surprised to know how much we as consumers spend on do it yourself repairs. Now think about the simple repairs around the house that anyone can do.
The first thing to remember is to trust your intelligence. Many of my clients have advanced degrees but act as if a screw driver needs operating instructions. I recommend a step by step repair book from any hardware store. I own several and loan them to my clients but Home Depot and Lowes have really good reference books that make great gifts.

Have you ever noticed that when it's time to set those clocks forward or back. There is always that one clock that is somehow is forgotten. It may be

How I lost a listing yesterday... - 03/04/09 08:12 AM
All I had to do was go over and sign the papers and the listing was mine. What a deal, a waterfront home with a great view, 3% percent commission, how could I go wrong.
I went over, paperwork in hand, and walked away without the listing.
It wasn't;
•A.      My breath
•B.      My attitude
•C.      My commission
•D.      None of the above
