Don't machine gun your subscribers! - 08/31/09 06:17 AM
This sounds like cruel and unusual treatment but I notice it all the time. The Monday and Sunday attack of the posts.
I see someone write 10 average posts and post them within a half hour of each other. If this writer would have expanded the thought on each of these posts, you would notice several featured posts coming from these authors. It’s all about the points, not the content.
I believe this last minute posting eventually burns out the author trying to make sure they have their 10 posts a week written before the deadline or trying to get … (65 comments)

Haven’t we learned our lesson? - 08/28/09 05:35 AM
I was listening to the radio in the car and heard a mortgage company advertising home equity loans. The spiel went on to say you can use the equity in your home to purchase a car, consolidate your bills or go on vacation.
How quickly we forget. When it comes to selling a house how often do you hear, that we don't have enough equity, we need to get this amount. I'm sorry, but you got your equity and used it.
That Hawaiian or European Vacation That four year old car that has lost its luster All your bills you paid … (18 comments)

"How fat are we?" - 08/27/09 05:43 AM
I see people, early in the morning, walking their dogs almost every day. My dog loves to go for a walk and has actually learned the word and will go stand by the door.
Jay Leno often says "How fat are we?"
This was the line that came to mind as I saw a van driving down my street one morning last week. The woman driving with a leash hanging out the driver's window was tied to brown boxer. How did I know it was a brown boxer, because it pulled free when the woman came around the corner and ran … (12 comments)

Give me a break! - 08/24/09 05:22 AM
I spoke with a listing agent today and he complained that the townhouse next to his, last year, sold for $20k more than his listing price. He is representing himself as he sells his own townhouse and I had submitted my client's offer to him.  The agent is from Seattle where home prices have always have been higher than ours. When he bought this property, it was because the price in our area was lower than in his market. My client's offer was fair and well above what he paid in 2004. Compared with the other homes in the area, he … (48 comments)

Good deeds vs. baseball bats - 08/21/09 06:22 AM
On occasion, a client will ask for me to put their garbage or recycling out, when they are out of town. No big deal, for me, it just gives me more face time with a client and it’s a neighborly thing to do.
Most of the time I get there the night before, but if I am out with client or busy I will go in the morning when I go to work out. For those of you who don’t know, I go to the gym at 5 AM each morning, so most of the time, I’m up and out the … (12 comments)

CASH FOR CLUNKERS, DO I QUALIFY? - 08/20/09 09:18 AM
CASH FOR CLUNKERS, DO I QUALIFY?? IF MY BODY WERE A CAR...      If my body were a car, this is the time I would be thinking about trading it in for a newer model.
I've got bumps and dents and scratches in my finish, and my paint job is getting a little dull. But that's not the worst of it. My headlights are out of focus, and it's especially hard to see things up close.  My traction is not as graceful as it once was. I slip and slide and skid and bump into things even in the best … (7 comments)

Marketing Magic!

I received an honor the other day! I was voted one of the top Realtors ® in Washington State in regards to customer satisfaction. I will be featured in the December issue of Seattle Magazine.

Wow! What an honor, Right? A little research of the phone number on the voice mail indicated, the phone number was a company out San Diego, which had done this promotion several times with different industries. (Mortgage brokers, Contractors, Stagers)
A call to Seattle Magazine revealed that this company had bought (a down payment) a paid advertising section of undisclosed size, in … (7 comments)

Showings, must be productive! - 08/19/09 05:34 AM
This is what I call looking at houses with some clients. Torture! Why are we looking at a split level houses when the client has already told you they have to have a one level home? This is what I ask the client when they hand me a list of homes they wish to see. My favorite answer is "I wanted to fill out the day for you!"
When I search for homes to tour, I try to stick to the criteria the buyer has given me. It is pretty cut and dried.

Are you a listener or an interpreter? - 08/18/09 05:49 AM
When we first meet a client, we must determine who makes the decisions. This is easier said then done in most cases. Who does all the talking? Is the silent partner, shy, or waiting to convey their concerns out of my presence?
I try, first by listening to my client.  When I get conflicting messages from what I hear, I must interpret.
The danger of trying to interpret, when dealing with relocation, is that my clients come from all over the country and in some cases, the world. Our country is made up of a melting pot of lifestyles and traditions; … (11 comments)

Showings, which give you the willies! - 08/17/09 05:43 AM
Have you ever shown a house and had a strange feeling from the very start?
In my 10 years of real estate, I have seen many a eerie things. On this occasion I had called and left a message with the owner, per MLS instructions, to show the seller's house. As my clients and I arrived, we found some lights on and the TV on. This was unusual but I felt the owner could have gone next door and I had yelled "Realtor" upon our arrival with no reply or noise. I decided, the house was ready for my clients and … (69 comments)

Parting is such sweet sorrow! - 08/16/09 12:12 AM
I have been a subscriber to a referral network for some time. At first, the city I bought in 2005 was on fire, 70 to 90 contacts a week. The contacts were very good and the e-mail addresses were rarely made up. I was astounded how many good phone numbers I was given or entrusted with.
Life was good to say the least. In the first 6 months on the program I had 7 closed transactions and a funnel full of prospects. I put 90% of these on drip campaigns after talking to them on the phone and getting to know … (18 comments)

What's your weapon of choice? - 08/11/09 11:26 PM
Do you use a regular cell phone and a day planner or a Smartphone?
It's no longer being high tech to use a Smartphone. The first Smartphone came out over 10 years ago.
I own a Smartphone and a day planner. Why you ask, because, I collect receipts and mileage information. I haven't found a Blackberry program to replace the day planner yet. I also love the back up that the day planner provides.
So what's your passion when it comes to cell phones?

What is this? It's household hazardous waste! - 08/11/09 09:02 AM
This is not a sophisticated bomb but don't throw this in the garbage!!!

This is a common thermostat circa 1970. Those little glass tubes have mercury in them. Mercury is the most toxic material you have in your house. If one of those tubes breaks it can cause problems.
This could be very harmful to your heath or the garbage man who picks up your garbage.
How did I dispose of this unit?I put it in a freezer bag and transported it to the nearest household hazardous waste disposal site. This is operated by our county health department and it … (8 comments)

What Home Buyers Need to Know this Weekend... - 08/08/09 07:01 PM
You need to get pre-approved for a loan so you look in the price range for a home, most sellers won't accept an offer without a pre-approval letter... The list price isn't set in stone! Chances are slim that a seller will accept an offer $20 thousand below the list price in the first week on the market! The listing Agent works for the seller. He has no fiduciary responsibility for you in most states... Make sure if you want something, get it in writing... The $400 you spend on a home inspection will save you thousands in heartache. When in … (10 comments)

Why can't Samsonite get some respect? - 08/07/09 07:01 PM
I'm sorry but as the last Wedding presents trickle in at our house, it strikes me funny that the only packaged to be crushed is this one.

What makes this wonderful company the target for such abuse even before it's product can be removed from the box.

Could it be;
A red flag in front of any shipping clerk... A consumer activist trying out the durability of cardboard... A unsuccessful competitor... Or is it Samsonite pre checking it's product for toughness... __________?  Please feel free to fill in the blank...

You better get a move on... - 08/06/09 08:25 AM
Time is indeed running short on the federal government's $8,000 tax credit. To have any chance at finding a home and having an offer accepted by the first week in October, buyers will have to get off the fence and jump into the home buying process right away to meet the December 1, 2009 deadline. The immediate actions include making a desired list of home amenities, driving through areas and neighborhoods, meeting with a mortgage professional and getting a pre-approval letter in hand. Then begin your home search either online or with a Realtor ®.
Though the official expiration date of … (6 comments)

Rentalnomics... - 08/05/09 06:16 AM
Watch the small print on your rental agreement. Protect your (the owner) interests or your client's interest!
If you are unable to sell your house and decide to rent, make sure, when you sign those property management papers with the rental agent, you read the whole contract.
You might miss some important clauses that can cost you big bucks.
Watch for;
Exclusive listing rights when you decide to sell your house; this has become common place however some property managers haven't a clue how to market a house. These fair market listing agreements are based on what the property managers deems … (4 comments)

Monday Morning Inspiration, Miguel De Cervantes ... - 08/03/09 12:07 AM
Both Saturday and Sunday were extremely busy with my daughter's wedding this weekend and all. I am emotionally spent to say the least. I needed a great quote to start my Monday...
-Fear is a sign- usually a sign that I'm doing something right...
-Miguel De Cervantes
Each week, I read several Monday morning motivators. I also seek out others to brighten each day. I find this puts me in the right state of mind to tackle the challenges of the week to come...
I hope this brightens your Monday and makes this a great week, starting now...
