 I feel it is my job to show my listings to interested Buyers, after all, I work for the Seller and their home. When you sell recreation and retirement property, such as Hartstene Pointe, you find that Buyer's agents, even local agents, always have something else more important to do than drive a long ways to show property.  However if your property  peeks the client's interest and they decide to write an offer, they want a full commission; even if they never set foot in the house or view the property.

 One of the biggest mistakes I see selling real estate at Harstene Pointe is that people wait until after the summer is over to place their house or property on the market. After all, this is all about recreation for 75% of the owners at the Pointe.

This can be out of the frustration of not using said property for the whole summer and because of this fact, they decide just to sell it.  The problem I often see with this philosophy is that buyers want to be able to use their newly purchased property during the good weather, namely the summer. … (20 comments)

Proof positive or is it? 
Last night I found myself reading about the Maya calendar or series of calendars.  There wasn't just one calendar but at least four.  The calendar that the Maya used was supposed to have lasted 5126 years or at least the first cycle does.  The Mayan's set the beginning of time to be the year 3114 BC if translated to our modern Gregorian calendar. Many proclaim that because the cycle of this calender ends this year, so does the world!
Can you imagine a calendar maker today producing a calendar that lasted 5126 years?  That really boggles … (8 comments)

Is your client color blind or are they blinded by the color?

Does the color of your house really matter when trying to buy a house?  It matters to some buyers!
I've had buyers in my car and we pull up in front of a house that meets or exceeds all of their criteria (including price) yet the color of the house is the big turnoff.  One client would not even get out of the car because of the color of the house.

The State of Washington (as of April 1st) just enacted a law that requires all residential properties to have a working Carbon Monoxide alarm installed before OR at the time of closing. Carbon Monoxide, is a colorless, odorless, and tasteless gas that is slightly lighter than air. It has been shown to be toxic to humans and animals when encountered in higher concentrations.
No one has a problem with this measure  however people are not understanding that unlike smoke detectors, Carbon Monoxide is a slightly lighter than air gas by product that builds from the floor up. A detector needs to be mounted within two … (8 comments)

Make sure that your client knows the true meaning of what you are saying.  We are so use to using real estate slang that sometimes the general public doesn't understand.  Words like stale have different meanings to people outside of real estate.

I once had a client who I told that her house was beginning to get stale on the market. She misunderstood or I miss represented the meaning of stale.This lead to an abundance of air fresheners spread throughout her house. The conflicting smells were obnoxious to say the least. But her house was not stale any longer...

The difference between sleeping on a deal and snoring should be pointed out.
When you sit on a deal, usually by the next morning, you have an answer.
If you're snoring on a deal, someone is going to take advantage of your sitting on the fence too long.  
Watch out for slivers while you sit on that fence!

 It all started with a strange smell coming from the furnace room of our cabin at Hartstene Pointe.  Now all of us know in our heart of hearts that a smell in the furnace room permeates the whole house.  I am not a bloodhound however after smelling the same raunchy odor from more than one forced air register, I knew where to start my search.
