I hear that 2"-3" is the norm and that no foundation is ever zeroed out? One engineer tells us that it slopes and to have it repaired. The other says there are slight variations but does not suggest any repairs? The slope claiming engineer used a water level. The variation claiming engineer states that a more expensive tool called a zip line level should be used for more accurate measurements? No cracks or sticking windows present. What would you advise to your client?

 

I have read and followed the blog of fellow Active Rainer Debe Maxwell in Charlotte.  She is frustrated with the various list she has to keep up with for her various transactions in Real Estate.  If you haven't read her blog go and check it out:

 I have garnered the help of a client of mine who is willing to HELP!!!  He is retrieving his program and will have it ready for me to preview in two weeks.

 I wish to enlist the help of fellow Active Rainer's to make a program that is quick and easy to use.  There have been a ton of great ideas, but I want more.  We need you to tell us what you need!  Read the associated blog and let's do it.  

We are also going to need some volunteers.  Debe are you interested? Anyone interested can park it here!

We are aiming for a subscription price of about $15-$25 a month. I don't want to pay a monthly subscription either but it's like an HOA, you have to pay for maintenance, insurance, and it's cheaper than Top Producer!  

 If the active rain guys are reading this, feel free to contact me to check on our status.  You may benefit from this as well.

Has anybody else been trying to post a blog only to have active rain say sorry there was an error!  What the heck?  Why isn't there a save button????????????????????????????????????????????????????? Is it just me? 
 

We have a great new listing at Windsor Oaks Condominiums! 10% Down and 0% financing!  You can't beat that!  This is perfect for that person trying to close on an exhange before the April filing date!

The old fashion soda fountain is at a pharmacy called Nau's. They make a great burger too!  I don't have a picture of the pharmacy, but I will put one up soon enough!  Nevertheless I had been enchanted by a few of my fellow team members raving about the neighborhood pharmacy and it's circa 1930's soda fountain!  I was drawn to the prospect of having some of my woes magically medicated with a different tasting soda! The fact that I had recently seen the history of soda on the History Channel probably had a bit to do with it as well!  Perry and I sat down and stated chatting about the neighborhood and it's charm.  We were going to walk across the street to the Galaxy Cafe but decided to enjoy a burger from the pharmacy instead.  Man o man was that a keeper!  I felt like I was in the Andy Griffith show.  This pharmacy, its soda fountain, and timeless wide mouth burger threw me back about 20 years!  If ever you have a change to visit Austin, Clarksville captivates what Austin is, was, and aspires to be! I highly recommend the neighborhood!

.....love to do something that you don't necessarily associate to your clients?  Just the other day I was having some paperwork signed and the conversation was steered to video games.  I admitted to playing games when I could.  Even went as far to admit that I play on-line from time to time.  I thought a bit after that conversation about how to associate my Halo 3 and Call of Duty 4 skills with my prospective clients.  I mean can you chat about playing XBOX 360?  Sure, if you play them!  I think I am going to start trying to tie my marketing to that, it should boost my college market share.
 

We receive negative energy here in Austin when we are compared to the rest of the world.  Fortunately for me for the last few weeks I have seen a flurry of activity reviving the faith in Austin and a few other metro cities.  Here is a great link about the 10 Least Most Stressful Metros, and how Austin  is among the LEAST stressful metros at number 5! Does anyone else have a great story to share about Austin? If so, I would like to know.

 

Everywhere you turn you see another market reporting record losses from stocks to residential equity in homes.  Only Austin seems to be chugging right along.  Not to say that things have been unaffected, 30% less people qualify these days since the sub-market slow down.  Things seem to be going back to the way I remember when I was growing up with mostly FHA.  That's not so bad, with Affordable Housing Programs, sub-prime just take more effort and paperwork. 

 I wan't to know what the average consumer is WILLING to pay.  What do you think they would pay for an average 700 sq. ft. 1 bedroom place near Downtown?  You can see what I thought of at Commercial Property News.

 
Whenever I get a potential tenant who is looking to spend around $1400 on a rental I immediately ask them: "Why are you paying so much to rent when you could probably afford to buy?" I usually get an answer to the effect of "well my credit is bad" or "I don't want to tie myself down like that". Well I usually have a great response for both of these, however the other day I received the response "I'm a renter for Life!" Picture me checking my own temperature on my forehead trying to quickly gather a response for that. I simply said "Why?" The girl told me that she didn't want to have to deal with the lawn. After probing a little deeper she told me that she didn't want to have the responsibility to make the repairs on the house if there was one to be made. My question to my fellow colleagues is 2 fold: 1) What would you say to someone that said that? 2) Would you pursue that contact as a potential future homeowner, or simply let the nut go?
